TUALATIN, ORE. — Security Properties and funds managed by Oaktree Capital Management have acquired River Ridge, a Class A apartment property located at 17865 SW Pacific Highway in Tualatin, for $70 million. Built in two phases from 2015 to 2017, River Ridge features 180 apartments spread across 14 residential buildings on nine acres. The apartments are a mix of one-, two- and three-bedroom layouts, averaging 977 square feet each. Units feature high ceilings, quartz countertops, large windows, walk-in closets, in-home washers/dryers and private balconies or patios with storage. Community amenities include a fitness center, resident clubhouse, resort-style outdoor pool, sundeck, basketball court, bocce ball court, playground, walking trail on the Tualatin River, 120 onsite storage units and 301 parking spaces. Security Properties Residential, an affiliate of Security Properties, will manage the community. Joe Nydahl, Josh McDonald and Phil Oester of CBRE represented the seller, Salem-based Mountain West Investment Corp., in the off-market transaction.

Cornerstone-Care-Option-Portland-OR

PORTLAND, ORE. — Senior Living Investment Brokerage (SLIB) has negotiated the sale of Cornerstone Care Option, a 38-unit, 56-bed skilled nursing facility in Portland. The community was originally built in 1955 on 7.3 acres, with renovations in 2006. The 98,700-square-foot asset was 98 percent occupied. The seller was a local owner-operator looking to retire from seniors housing. A regional group based in the West acquired the property for an undisclosed price. Jason Punzel, Brad Goodsell and Vince Viverito of SLIB handled the transaction.

ASTORIA, ORE. — Mahesh Enterprises has acquired a 1.3-acre, 57,064-square-foot land parcel located at 176 W. Marine Drive in Astoria. An undisclosed seller sold the site for $1.2 million. The buyer plans to develop a boutique hotel on the parcel, which is on the Columbia River and the Riverwalk that connects to the Port of Astoria. Charles Conrow of Portland-based Norris & Stevens represented the buyer, while Mark Carnese of Cushman & Wakefield represented the seller in the deal.

Huntley-Apts-Beaverton-OR

BEAVERTON, ORE. — Next Wave Investors has purchased two apartment properties in Beaverton for a total of $30.5 million. The communities are the 62-unit The Huntley and the 48-unit Parker Apartments. The seller was not disclosed. Located at 12310 SW Center St., The Huntley sold for $18 million and has nine remaining unrenovated units. Located at 17135 SW Heritage Court, Parker Apartments sold for $12.5 million and features 12 classic units that Next Wave plans to modernize. The buyer also plans to install HVAC systems in all units at both properties.

ESTACADA, ORE. — Norris & Stevens has arranged the sale of Viewpoint Restaurant, located at 20189 and 20195 S. Springwater Road in Estacada. Shadado Inc., doing business as Bent Shovel Brewing, purchased the property for an undisclosed price. Situated on 4.5 acres, the 10,000-square-foot restaurant features views of Mt. Hood, 32 parking spaces and access to Milo McIver State Park. Bent Shovel Brewing creates hand-crafted ales and lagers on a 10-barrel system along the Clackamas River in Oregon City. The Viewpoint Restaurant will remain a full-service restaurant, bar, beer garden and patio, as well as a small music venue. Tim Pfeiffer of Portland-based Norris & Stevens represented the buyer, while Mike Foley of First Commercial Real Estate represented the seller in the deal. The seller and price were not disclosed.

TROUTMAN, ORE. — Portland-based Norris & Stevens has brokered the sale of an industrial warehouse facility located at 1871-1891 NW Commerce Court in Troutman. An entity doing business as PDX Trans LLC acquired the property from an undisclosed seller for $4.5 million. Situated on 1.6 acres, the 23,896-square-foot warehouse features 4,168 square feet of office space and 5,000 square feet of fenced yard space. The single-story warehouse has 20-foot clear heights, two dock-high loading doors and three grade-level doors. Additionally, the site offers abundant parking and easy access to Marine Drive and Interstate 84. Tim Budelman of Norris & Stevens represented the buyer in the transaction, while Mike Hale and Brody Cohen of Capacity Commercial represented the seller.

CALIFORNIA, OREGON AND WASHINGTON — Gantry has arranged $130 million in permanent financing for a six-property, Trojan Storage-owned self-storage portfolio spread across California, Oregon and Washington. Totaling 600,000 square feet, the portfolio includes three newly completed, pre-stabilized facilities and three recently acquired facilities. Andy Bratt and Amit Tyagi of Gantry secured the financing for Trojan Storage. The loan features a 10-year term at a fixed rate and a significant interest-only period later transitioning to a 30-year amortization schedule. The newly constructed facilities are in Commerce, Glendale and San Jose, Calif., and the recently acquired assets are in Salinas, Calif., Portland, Ore., and Vancouver, Wash.

SALEM, ORE. — Northmarq has arranged $12.9 million in refinancing for May’s Landing Apartments, a multifamily community in Salem. Salem-based Rushing Group, the borrower, recently constructed the garden-style, 96-unit multifamily property. The permanent refinance will allow the borrower to take out its interim bridge debt, which it utilized during the property’s lease-up, and return equity for its next multifamily development. Conor Freeman of Northmarq’s San Diego office arranged the refinancing for borrower. The transaction was structured with a 10-year term and 10 years of interest-only payments.

SPRINGFIELD, ORE. — Ziegler has acted as financial advisor in a debt placement totaling $24 million for a new seniors housing community in Oregon. The borrower, Onelife Senior Living, will use the funds to develop Esther Assisted Living Community, a 103-unit property in Springfield, a suburb of Eugene. The Esther will be the fifth assisted living/memory care community owned by Onelife in the state. The financing provides a construction and bridge term for Onelife to build and stabilize the community prior to placing long-term, permanent, fixed-rate financing via long-term agency debt. The transaction was closed with asset management firm Locust Point Capital.

HILLSBORO, ORE. — JLL Capital Markets has brokered the sale of a single-story call center building, located at 10500 NE Walker Road in Hillsboro, a suburb of Portland. A public REIT sold the asset to Hines Global Income Trust for an undisclosed price. Situated on an 18.9-acre site, 10500 NE Walker Road was renovated in 2009. The property features 16-foot ceiling heights, three dock-high doors, two grade-level doors, 938 parking spaces and LEED Silver certification. The property is fully leased to a long-term financial services tenant. Buzz Ellis, Adam Lasoff, Adam Taylor, Ira Virden, Carrie Kahn, Frank Solorzano and Conan Lee of JLL Capital Markets represented the seller and procured the buyer in the deal.
