SAN DIEGO — GID Industrial Acquisition has purchased Trolley Industrial Center, a multi-tenant, light industrial property in the San Ysidro submarket of San Diego, for $27.2 million. Bryce Aberg, Jeff Chiate, Jeffrey Cole, Matthew Leupold and Ryan Demerest of Cushman & Wakefield represented the seller, Washington Capital Management, in the deal. Originally built in the mid-1980s, Trolley Industrial Center has since been renovated and now offers 105,469 square feet of industrial space that is fully leased to three tenants. The building features a variety of bay sizes, 24-foot clear heights and grade-level and dock-high doors. The property is situated on 5 acres at 1330 30th St.

SACRAMENTO, CALIF. — Marcus & Millichap has arranged the acquisition of a restaurant property located at 9660 Kiefer Blvd. in Sacramento. An individual/personal trust acquired the asset from an undisclosed seller for $2.6 million. Starbucks Coffee occupies the 3,500-square-foot property on a 15-year, corporate net-lease basis. Yuri Sergunin and J.J. Taughinbaugh of Marcus & Millichap’s Palo Alto, Calif., office represented the buyer, while Cushman & Wakefield represented the seller in the deal. The transaction included a 1031 exchange for the buyer.

HENDERSON, NEV. — Prism Multifamily Group has purchased Cascade Apartments, a multifamily property located at 1100 N. Center St. in Henderson. 3D Investments sold the asset for $45.5 million, or $174,330 per unit. Originally constructed in 1982, Cascade Apartments offers 261 one-, two- and three-bedroom apartments, with an average unit size of 949 square feet, spread across the two-story garden-style community. Patrick Sauter, Art Carll-Tangora, Steve Nosrat and Michael Albanese of Avison Young’s Sauter Multifamily Group represented the buyer and seller in the transaction.

TUALATIN, ORE. — Gantry has arranged a $7.2 million permanent loan for the acquisition of a single-tenant warehouse building within Franklin Business Park in Tualatin, approximately 12 miles southwest of Portland. Blake Hering and Keegan Bridges of Gantry represented the borrower, a private real estate investor, in the financing. The 12-year loan was secured from one of Gantry’s correspondent insurance company lenders, with terms including a fixed rate, 25-year amortization and nonrecourse provisions. The 60,405-square-foot property was acquired vacant with a lease for the entire building in place for a long-term single tenant. The building includes 20,521 square feet of office space.

MURRIETA, CALIF. — SRS Real Estate Partners has negotiated the $5 million, or $975 per square foot, sale of a two-tenant retail property within the 26.3-acre The Vineyard Shopping Center in Murrieta. Located at 27970 Clinton Keith Road, the 5,128-square-foot building was constructed in spring 2024. Verizon Wireless and Chipotle Mexican Grill, with drive-thru, fully occupy the property on 10-year, corporate-guaranteed triple-net leases. Winston Guest, Matthew Mousavi and Patrick Luther of SRS Capital Markets represented the seller, a California-based private developer, in the deal. The buyer was a California-based private investor.

PHOENIX — Dallas-based Stonelake Capital Partners has purchased two small-bay industrial buildings in Phoenix’s Deer Valley submarket. At the time of sale, the 80,030-square-foot portfolio was fully leased to two single tenants. Terms of the transaction were not released. The portfolio includes a 34,248-square-foot building at 22200 N. 7th Ave. and a 45,782-square-foot building at 21605 N. Central Ave. Developed in 2000 on 10 acres, the buildings feature gated and secured yards, 24-foot clear heights, grade-level loading and LED lighting. TUCSON, ARIZ. — Cushman & Wakefield | PICOR has arranged the sale of Sunnyslope Apartments, a 41-unit multifamily property at 150 E. Hardy Road in Tucson. Urbana @ Oro Valley LLC acquired the asset from Sunnyslope Apartments LLC for $5.6 million. VANCOUVER, WASH. — Lincoln Property Co. (LPC) has opened Port of Vancouver USA Terminal 1, an office and retail development in southern Washington. The two-building complex is located in the city’s waterfront district and features 366,000 square feet of Class A office space, 12,000 square feet of ground-floor retail space and commercial amenities. The office component of the project will house the new global headquarters for ZoomInfo, an artificial intelligence platform provider based in Vancouver. Four years ago, the Port of Vancouver USA selected LPC to develop the site on port land along the Columbia River in one of two master-planned communities that are transforming the waterfront into a live-work-play neighborhood. The waterfront district is situated in the city’s urban core with convenient access to highways, public transit and Portland, Ore. The Terminal 1 development features 10- and nine-story buildings, a rooftop deck and 10,000 square feet of landscaped green spaces and outdoor seating that will be open to the public. Parking will be available on nights and weekends. The development team is also targeting LEED Gold certification. SAN MATEO, CALIF. — San Mateo-based SC Properties has acquired San Mateo Gateway Center, a Class A office campus in San Mateo. Kennedy Wilson sold the three-building asset for an undisclosed price. Located at 1800, 1810 and 1820 Gateway Drive, the 235,000-square-foot campus features natural light on all floors, an onsite café, speculative suite, upgraded lobby and common areas, an outdoor lounge and seating areas, a common conference room, fitness center and ample parking. At the time of sale, the property was 40 percent vacant. SC Properties’ Kevin Phillips and Chris Giotinis led the transaction. Gary Boitano of Cushman & Wakefield and Clarke Funkhouser of JLL consulted the buyer on the acquisition and were retained to handle leasing of the campus.

MESA, SURPRISE, PEORIA, SEDONA AND YOUNGTOWN, ARIZ. — JLL Capital Markets has arranged $96.5 million in refinancing for a five-property, 971-unit seniors housing portfolio in Arizona. Alanna Ellis, Brad Miner and Ace Sudah of JLL Capital Markets Debt Advisory secured the financing for the borrower, Douglaston Development and The Hampton Group. Recently renovated between 2021 and 2024, the portfolio consists of 510 independent living units, 339 assisted living units and 122 memory care units. The portfolio includes Canyon Winds at 2851 N. Boulder Canyon and 7311 E. Oasis St. in Mesa, Chaparral Winds at 16617 N. West Point Parkway and 16623 N. West Point Parkway in Surprise, Desert Winds at 20554 N. 101st Ave. and 20545 N. Lake Pleasant Road in Peoria, Sedona Winds at 405 Jacks Canyon Road and 475 Jacks Canyon Road in Sedona, and Ventana Winds at 12322 N. 113th Ave. in Youngtown.
