FREMONT, CALIF. — Miniso, a global lifestyle brand known for its trendy, high-quality and affordable products, will open its largest Bay Area store at Pacific Commons Shopping Center in Fremont. Slated to open by year’s end, the 12,000-square-foot flagship location will be situated at Boscell Road and Curie Street, next to T.J. Maxx and across the street from Costco. Phoenix-based Vestar manages Pacific Commons Shopping Center at 880 Freeway at Auto Mall Parkway. The retail center is home to more than 55 restaurants and retailers, including T.J. Maxx, Costco, Target, Nordstrom Rack and Sephora. Lynne Thier of Colliers represented Miniso in the transaction.

Pacific Coast Commercial Arranges $3.6M Sale of Office, Industrial Building in San Diego

SAN DIEGO — Pacific Coast Commercial has arranged the sale of an 11,700-square-foot office and industrial building located at 3341 Hancock St. in San Diego. The transaction also included two adjacent vacant parcels. Simon & Associates LLC sold the asset to SOMO Properties LLC for $3.6 million. Tommas Golia, Jason Vieira and Colton Speas of Pacific Coast Commercial represented the seller, while Trent Smith of Cushman & Wakefield represented the buyer in the transaction.
Christiansen Ventures Acquires Broadstone Uptown PHX Multifamily Property in Phoenix for $87M

PHOENIX — Phoenix-based Christiansen Ventures LLC has purchased Broadstone Uptown PHX, an apartment community in Phoenix, from Scottsdale, Ariz.-based Alliance Residential Co. for $87 million. Austin Groen, Matt Pesch, Asher Gunter and Sean Cunningham of CBRE represented the seller in the deal. Troy Tegeler and CJ Connolly of CBRE’s Debt & Structured Finance team arranged financing for the buyer. Completed by Alliance Residential in 2024, Broadstone Uptown PHX offers 280 apartments with nine-foot ceilings, quartz countertops in the kitchen and baths, wood-style flooring, full-size washers/dryers, stainless steel kitchen appliances, five-burner gas cooktops and keyless entry. Community amenities include a swimming pool and spa area with private cabanas and a pool house featuring a community kitchen and billiards table; a resident clubhouse with a cafe with lounge seating, a complimentary coffee bar and a leasing office; and a 24-hour fitness center with weight training and cardio machines. Additional amenities include an outdoor ramada with 360-degree mister, ping-pong, fire pits, yard games, barbecue grills, a dog park, electric charging stations and parcel package lockers.
TUSTIN, CALIF. — Five new tenants have signed leases to join The District at Tustin Legacy, a 1 million-square-foot retail center located in the Orange County city of Tustin. Jini Mini, Café 86 and The District Eatery have already opened at the property. Activate Games is scheduled to open in July, while French bakery Le Macaron is expected to open later this year. Additional tenants at the center include Whole Foods Market, Costco, Target, Lowe’s, Nothing Bundt Cakes, Ben & Jerry’s, The Winery Restaurant & Wine Bar and Pinot’s Palette.The District at Tustin Legacy is owned by a partnership between Kimco Realty Corp. and Vestar Development Co.
OTAY MESA, CALIF. — CBRE has negotiated the sale of an industrial portfolio in San Diego. Otay Condo LLC acquired the asset from an undisclosed seller for $13.1 million. Matt Harris and Matt Pourcho of CBRE represented the buyer in the deal. Totaling 54,636 square feet, the portfolio includes a 19,292-square-foot property at 8662 and 8580 Avenida de la Fuente and a 13,458-square-foot facility at 1641 Pacific Rim Court, as well as 10 industrial commercial condominiums ranging in size from 533 square feet to 3,714 square feet. All condos are under 5,000 square feet and most include grade-level doors and/or shared access to a dock well. Situated in South San Diego County, Calif., the portfolio offers easy access to Interstate 805 and State Route 905.
SAN DIEGO — Northmarq has arranged the sale of The Charmer, a mixed-use community in San Diego’s Mission Hills neighborhood. Charmer LLC sold the property to Monroe Capital Real Estate Fund for $12.7 million. Built in 2011, The Charmer features 19 apartments, two live-work lofts and three commercial units. The property offers top-of-the-line interiors, abundant outdoor space with private patios and gardens, as well as amenity spaces. Tyler Sinks, Ed Rosen and John Chu of Northmarq’s San Diego Multifamily Investment Sales team represented the seller in the deal.
LAS VEGAS — Intermountain Lock & Security Supply Co. has purchased an industrial facility, located at 3670 W. Oquendo Road in Las Vegas, for $7.9 million as part of a 1031 exchange. The company will use the 28,420-square-foot property to expand its operations in the region. Jeremy Green and Mike Catt of Kidder Mathews represented the buyer in the deal. The name of the seller was not released.
Leon Capital Group Sells Soltra Kierland Apartment Property in Scottsdale, Arizona for $107.5M

SCOTTSDALE, ARIZ. — Leon Capital Group subsidiary Leon Multifamily has completed the disposition of Soltra Kierland, an apartment property in North Scottsdale, to a private investor for $107.5 million. Matt Pesch, Asher Gunter, Sean Cunningham and Austin Groen of CBRE represented the seller in the transaction, which represents the highest price per unit for a multifamily sale in metro Phoenix since 2022. Completed in 2024, Soltra Kierland offers 202 apartments with wood-style flooring, custom built-ins, full-size washers and dryers, walk-in closets, custom cabinetry, walk-in rain showers, stainless steel appliances, eat-in kitchen islands and quartz countertops. Select units offer quartz waterfall island countertops, black stainless steel appliances, gas stoves, an under-counter wine fridge, soaking tubs and floor-to-ceiling bifold patio doors. Community amenities include a pool, spa, sunning decks, fire features, barbecue grills, a corn hole grotto and an entertainment deck, as well as a resident clubhouse with two-story floor-to-ceiling windows and a retro-style speakeasy with beer taps. The property also features a two-story fitness center with cardio and weight training equipment and a yoga terrace; a Soltra cafe Wi-Fi lounge; an off-leash dog park; a climate-controlled dog lounge and pet spa; and electric vehicle charging stations.
SEATTLE — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has directed the sale of Skye, an 18-story apartment property in Seattle’s Denny Triangle neighborhood. Terms of the transaction were not released. Philip Assouad, Giovanni Napoli, Ryan Harmon, Nick Ruggiero and Anthony Palladino of IPA represented the seller and procured the buyer. Built in 1949, Skye has undergone significant building upgrades over the past 10 years and all units were upgraded between 2014 and 2016. The property has a controlled-access parking garage, a rooftop terrace, fenced dog park, walking trails and green lawns. The community offers 371 studio, one- and two-bedroom apartments with new cabinets, quartz countertops, stainless steel or black appliances, and new plumbing and lighting fixtures. Skye also offers 13,300 square feet of ground-level retail space.
PARKER, COLO. — Trevey Commercial Real Estate has directed the sale of Stagecoach Building, a retail property on 1.7 acres in Parker. Pony Express LLC sold the asset to 18632 Pony LLC for $2.7 million. Located at 18632 Pony Express Drive, Stagecoach Building features 26,000 square feet of retail space. David Marulli of Trevey Commercial Real Estate represented the seller, while James West of Black Diamond Commercial Real Estate represented the buyer in transaction.
