DENVER — Fidelis Healthcare Partners has finalized an agreement to develop Saint Joseph Medical Office Pavilion, a five-story medical office property on the Uptown Denver campus of Saint Joseph Hospital. Situated at the intersection of Park Avenue, Odgen Street and 18th Avenue, the 100,000-square-foot property will have three floors dedicated to Class A medical office space, ground-floor retail and restaurant space, with wellness, fitness and entertainment space on the rooftop. Additionally, the project includes ground-level, covered parking for physicians and an adjacent parking lot for patients, visitors and tenant employees. The new facility is slated for completion in the second quarter of 2020.

EL SEGUNDO, CALIF. — Meridian Capital Group has arranged $16 million in financing to refinance The Hub – El Segundo, a retail property located at 600-630 N. Sepulveda Blvd. in El Segundo. Decron Properties is the borrower. Seth Grossman and Jackie Tran of Meridian Capital Group negotiated the seven-year loan, provided by a life insurance company, that features an extended period of interest-only payments followed by a 30-year amortization schedule. In-N-Out Burger, El Pollo Loco, Anytime Fitness and FedEx are tenants at the 37,000-square-foot property, which was built in 1990 and renovated in 2016.
Parallel Capital Partners Sells 12-Building Office/Lab Portfolio in San Diego for $112M

SAN DIEGO — San Diego-based Parallel Capital Partners has completed the disposition of a 12-building office and lab portfolio, known as the Inspire Portfolio. Boston-based Longfellow Real Estate Partners acquired the asset for $112 million. Situated in the Sorrento Valley area of San Diego, the 318,969-square-foot portfolio was 95 percent occupied at the time of sale. The tenant roster includes 81 life science, technology, and research and development tenants. LOS ANGELES — Meridian Capital Group has secured a $16.5 million refinancing for Kingsley Drive Apartments, a multifamily property in Los Angeles. Decron Properties is the borrower. Seth Grossman and Jackie Tran of Meridian arranged the seven-year loan featuring full-term interest-only payments. A life insurance company provided the capital. Located at 737 S. Kingsley Drive in Los Angeles’ Koreatown neighborhood, the five-story complex consists of 83 one- and two-bedroom apartments. Originally built in 1988, a portion of the apartments were renovated in 2016 and 2017 and feature quartz countertops, stainless steel appliances, wine coolers, tile flooring and updated fixtures. Community amenities include a pool, spa, fitness center, putting green and driving range.
SAN CLEMENTE, CALIF. — CBRE has negotiated the sale of Seacrest Apartment Homes, a multifamily property located at 240 Avenida Vista Montana in San Clemente. Newport Beach, Calif.-based TA Realty acquired the property from Western National Group, on behalf of Western National Realty Fund II, for an undisclosed price. Built in 1988, Seacrest Apartment Homes feature 368 units in a mix of one- and two-bedroom floor plans, ocean views, resort-style swimming pools and spas, a resident clubhouse with kitchen, barbecue and picnic areas, a business center, laundry facilities, and an open-air fitness center. Stewart Weston, Dean Zander and John Montakab of CBRE represented the seller. The buyer was self-represented in the transaction, which according to CBRE is the largest Orange County multifamily sale this year.
Knighthead Funding Originates $10M Construction Loan for Multifamily Development in Denver

DENVER — Knighthead Funding has originated a $10 million non-recourse loan for the construction of The Condor, a 28-unit townhome development in Denver’s Berkeley neighborhood. First Stone Development is the borrower. Located at 4469 Tennyson St., the three-level townhomes will range in size from 1,100 square feet to 1,800 square feet and will include an attached single-car garage and rooftop deck. This is the second loan Knighthead has funded for the borrower.
LAS VEGAS — Evans Senior Investments (ESI) has arranged the sale of Vintage Park at San Martín, a 30-unit memory care community in Las Vegas. A publicly traded company sold the property to a private equity firm with a Nevada footprint for $2.1 million, or $70,000 per unit. Built in 2010, Vintage Park at San Martín features both one- and two-bedroom units with a total of 60 beds. The community is located five miles southwest of downtown Las Vegas. At the time of listing, the community was 61 percent occupied. “Vintage Park at San Martín’s low occupancy will provide the opportunity for the new buyer to generate value-add type returns and allowed the seller to exit a legacy acquisition,” says Jason Stroiman, president of ESI.
SEATTLE — Amazon has decided to split its second headquarters (HQ2) location between two cities, instead of creating one HQ2 facility, according a source who spoke to The Wall Street Journal. According a person familiar with the company’s plans, the driving factor behind the new decision to create two equal offices is the ability to recruit the best tech talent from various geographical regions. Additionally, the decision will ease the potential community issues regarding housing and transit for potentially thousands of new employees in one specific city. Under the new plan, Amazon will create two equal HQ2 facilities, each with approximately 25,000 employees. While Amazon has not announced its final decision, it is in late-stage discussions with several cities — Crystal City in Northern Virginia, Dallas and New York City as front runners — according to The Wall Street Journal, and a decision may be announced as early as this week. Amazon plans to view all three of its main U.S offices as headquarters with similar executive and back-office functions, notes a person familiar with the decision. However, the split means the company is creating two smaller offices than its 45,000-employee Seattle headquarters.
BOTHELL, WASH. — Decron Properties has purchased Avana 522 Apartments, a multifamily property located at 18101 126th Ave. NE in Bothell, for $173 million. The transaction marks the Los Angeles-based firm’s entry into the Pacific Northwest real estate market. Situated on 56 acres, the 558-unit property was built in 1988 and expanded in 1999. The garden-style community features a mix of one-, two- and three-bedroom units. Community amenities include two outdoor pools, one indoor pool, two clubhouses, two fitness center, four playgrounds, indoor and outdoor basketball courts, tennis courts, picnic and barbecue areas, two pet parks, and an indoor movie theater. Decron plans to implement a capital improvement program, including upgrading all unit interiors with stainless steel appliances, new kitchen cabinet doors and quartz countertops, and upgraded plumbing and electrical fixtures. The program will also upgrade the community areas, including the renovation of the clubhouses and pool areas, adding fire pits, new playground equipment and modernizing the two dog parks. Additionally, Decron plans to expand the capacity of the package locker facility. Frank Bosl, Eli Hanecek and Jon Hallgrimson of CBRE’s Seattle office represented the undisclosed seller in the transaction.
Walker & Dunlop Secures $153.7M Construction Financing for Rise Koreatown Multifamily Project in Los Angeles

LOS ANGELES — Walker & Dunlop has arranged $153.7 million in construction financing for Rise Koreatown, a seven-story multifamily property located off Wilshire Boulevard in Los Angeles’ Koreatown submarket. Boca Raton, Fla.-based Rescore Property Corp. is developing the property along with Los Angeles-based Cal-Coast. Rise Koreatown will feature 364 studio and one-bedroom apartments, averaging 649 square feet, catering to the young professional demographic. The property will also feature 52,000 square feet of ground-floor retail anchored by Zion Market, a Korean grocery chain. Kevin O’Grady and Eric McGlynn of Walker & Dunlop’s Capital Markets group structured both senior and mezzanine financing for the project.
