CHANDLER, ARIZ. — TruAmerica Multifamily has purchased the 290-unit Trevi apartments in Chandler for $47.5 million. The Class A community is located at 635 S. Ellis Street. Trevi was built in 2005. It is currently 97 percent occupied. TruAmerica leveraged the acquisition with $34.2 million in agency debt financing secured through Berkeley Point Capital. Mitch Clarfield originated the loan. This is TruAmerica’s second acquisition in the Greater Phoenix area. The purchase was made in partnership with an institutional investor. The seller was Alliance Residential Company.

SAN JOSE, CALIF. — PCCP LLC has provided a $48.5 million senior loan to Dollinger Properties for the development of Sprouts @ Brokaw, a 143,000-square-foot shopping center to be anchored by Sprouts Farmers Market in San Jose. Construction has begun on the project, which is set to open in summer 2016.
LOS ANGELES — Institutional Property Advisors (IPA) has arranged the sale of The Shrine Collection, a 324-bed, 103-unit student housing community near the University of Southern California (USC), for $39.1 million. The sales price equates to just under $380,000 per unit and approximately $120,700 per bed. Ron Harris, IPA executive vice president of investments, director Paul Darrow and associate director Michael DiSimone advised the seller and procured the buyer, a joint venture between Stuho and Cambridge Capital Advisors. Situated on seven parcels of land totaling more than two acres, the properties are Chez Ronne, The Bungalows, Roma, Pisa, Corsica and Habitat Soozee. All are located one block from USC’s main campus, one block west of Figueroa Street and less than two miles from downtown Los Angeles. The portfolio’s properties feature controlled entry, security services, USC network accessibility, 24-hour on-site laundry facilities and all residents have the use of a fitness center.
Grandbridge Arranges $42.3M Refinancing for Assisted Living Community Near San Francisco

CORTE MADERA, Calif. — The Atlanta-based Seniors Housing and Healthcare Finance Team of Grandbridge Real Estate Capital has arranged a $42.3 million refinancing for Aegis of Corte Madera, a 118-unit assisted living and memory care near San Francisco. A life insurance company provided funding for the loan. Grandbridge’s Richard Thomas, senior vice president, and Meredith Davis, vice president, originated the transaction. Grandbridge Real Estate Capital arranges permanent commercial and multifamily real estate loans, services loan portfolios and provides asset and portfolio management, as well as real estate brokerage services.
CHANDLER, ARIZ. — Cohen Asset Management has purchased a 104,352-square-foot manufacturing and distribution building in Chandler for $9.4 million. The building is located at 464 E. Chilton Drive. It was built in 2000. The space is fully leased to Phoenix Packaging LLC. JLL’s Steve Larsen and Bill Honsaker represented both the buyer and seller, GP Investments LLC, in this transaction.
SAN DIEGO — Westcore Properties has purchased a 67,681-square-foot industrial building in the San Diego submarket of Scripps Ranch for $7.3 million. The building is located at 10050 Scripps Ranch Court. The seller, window manufacturer Skagfield, is leasing the property through January 2016. The building will undergo a major rebranding early next year. Todd Murphy of Cushman & Wakefield represented Westcore. Bob Mooney of Colliers International represented Skagfield.
SCOTTSDALE, ARIZ. — Progress Residential has leased 34,558 square feet of office space at Riverwalk Arizona in Scottsdale. The space is located at 7580 N. Dobson Road. Riverwalk Arizona will eventually include about 1.5 million square feet of corporate office and retail space. Progress Residential is one of the largest providers of single-family rental homes in the United States. Matthew Coxhead of Savills Studley represented Progress in the lease. Kurt W. Rosene of Novo Development represented the landlord, the Alter Group.
DENVER — An unnamed buyer has purchased an 18-unit apartment building in Denver for $2.1 million. The community is located at 1560-1570 Albion St. It was built in 1958. Joe Hornstein and Scott Fetter of Pinnacle Real Estate Advisors represented both the buyer and the seller in this transaction.
Armstrong Development Completes Construction on Nextcare Building at HighPointe Park in Thornton

THORNTON, COLO. — Armstrong Development has completed construction on a new 4,500-square-foot building at HighPointe Park in Thornton. Nextcare Urgent Care now occupies the freestanding structure. Construction commenced on the pad this past April and was completed in late September. The urgent care officially opened Tuesday, Oct. 13.
AURORA, COLO. — Oak Coast Properties and BMC Investments have acquired the 548-unit Liberty Creek Apartments in Aurora for $65 million. The community is located at 13100 E. Kansas Drive. The partners plan to invest $3 million to extensively renovate and reposition the property. Liberty Creek Apartments was originally built in 1981. It is currently more than 99 percent occupied. The pet-friendly community includes five basketball courts, three swimming pools, a sand volleyball court, three playgrounds, picnic and barbecue areas, a fitness center, a clubhouse and business center, a laundry facility, on-site security patrol and covered parking. Liberty Creek is in close proximity to Aurora Town Center, Market Square, Anshutz Medical Campus, Kaiser Center Pointe and Denver International Airport.
