SCOTTSDALE, ARIZ. — Salt River Pima-Maricopa Indian Community (SRPMIC) and Scottsdale-based Mullin 360 have received approval to develop a Costco at 4499 N. Pima Road in Scottsdale. The project will be the first-ever Costco store on tribal land in the United States. Spanning 21.5 acres, the project will include a 162,000-square-foot retail building and approximately 994 parking stalls. The store will include an expanded ready-to-eat section with a wide selection of grab-and-go meals, as well as a food court. A formal groundbreaking will be planned for June 2026.

TUCSON, ARIZ. — EMZ Equity Group has completed the sale of Alvernon Apartments, a multifamily community in Tucson, to Alvernon Coyote LLC for $1.8 million. Located at 2053 and 2099 N. Alvernon Way, the 13,200-square-foot complex features 24 apartments. Allan Mendelsberg and Joey Martinez of Cushman & Wakefield | PICOR represented the seller and buyer in the deal.

Halo-Vista-Phoenix-Site-Plan

PHOENIX — A partnership between Mack Real Estate Group and McCourt Partners has broken ground on Halo Vista, a $7 billion mixed-use development in North Phoenix that has been billed as a “city within a city.” Situated adjacent to the Taiwan Semiconductor Manufacturing Co. (TSMC) campus, the 2,300-acre master-planned project is designed to be a global hub for science, innovation and community. The initial phase of construction will focus on crucial horizontal infrastructure and site preparation, with work led by Phoenix-based Willmeng Construction. The master plan for the site includes nearly 30 million square feet of industrial, office, retail, residential and educational uses. Companies that have already committed to Halo Vista include Costco and Marriott, which plans to develop a five-story, dual-branded hotel under the Courtyard and Residence Inn brands. Those announcements came in October. In addition, DeRito Partners is planning an “auto mall” at Halo Vista that will feature approximately 10 dealership facilities. SANTA FE, N.M. — Ashford Hospitality Trust has competed the disposition of La Posada de Santa Fe, a Tribute Portfolio Resort & Spa, to Abo Sada LLC for an undisclosed price. Kami Burnette and Brian Embree of Hunter Advisors represented both parties in the transaction. Situated on more than 5 acres in downtown Santa Fe, La Posada features 157 guest rooms and suites, multiple food-and-beverage venues, a full-service spa and approximately 7,700 square feet of meeting space. The resort’s dining options include several distinct outlets, including the historic Staab House lounge.

TUCSON, ARIZ. — BWE has arranged $28.8 million to refinance Cabana Bridges, a garden-style apartment property in Tucson. The financing was arranged on behalf of Greenlight Communities, a Scottsdale, Ariz.-based developer, and Holualoa Cos., a Tucson-based real estate investor and developer. Matt Terpstra and Charlie Williams of BWE’s Phoenix office originated the seven-year Freddie Mac loan, which features a flexible prepayment option and a favorable interest rate. Located at 1102 E. 36th St., Cabana Bridges features 288 studio, one- and two-bedroom apartments with stainless steel appliances, wood-style plank flooring, in-unit washers/dryers, controlled access entries, pre-installed Wi-Fi and workstation desks in studio and one-bedroom units. Community amenities include outdoor courtyards with citrus trees, barbecue and seating areas, a two-story clubhouse with a coworking lounge and coffee bar, covered parking, a 24/7 fitness center and a swimming pool with lounge seating. Cabana Bridges was built in 2023.

PORTLAND, ORE. — Norris & Stevens has arranged the sale of a retail building located at 4343 S.E. Hawthorne Blvd. in Portland. DS TS Holdings LLC acquired the property from Gigantic Brewing Co. for $1.4 million. Constructed in 1997 and renovated in 2023, the 3,081-square-foot retail building was formerly home to Gigantic Brewing. The property will become a new tavern called Steely’s. Scheduled to open in spring 2026, Steely’s will feature smashburgers, wings and a curated list of beers on tap. Jake Holman with Portland-based Norris & Stevens represented the buyer, while John Lee with Jones Lang LaSalle Brokerage represented the seller in the deal.

AND LOS ANGELES — EQT Real Estate, on behalf of its EQT Real Estate Industrial Core-Plus Fund II, has sold a 36-property logistics portfolio totaling 7.3 million square feet across 12 markets. A real estate investment fund managed by Los Angeles-based Ares Management acquired the portfolio for $650 million, according to various media outlets. Marq Logistics, an affiliate of Ares Management, will manage the properties on behalf of the new ownership. “This transaction highlights EQT Real Estate’s strength in creating and realizing value across the investment lifecycle,” says Matthew Brodnik, global chief investment officer at EQT Real Estate. “The team combined thoughtful portfolio construction with EQT Real Estate’s differentiated hands-on active management to build a portfolio with strong underlying fundamentals, enhance its performance and ultimately deliver an outcome that reflects its quality and future potential.”  The portfolio spans distribution markets such as Chicago, Phoenix, Dallas, Atlanta, North Carolina, South Carolina, Southern California, Memphis, Columbus and Cincinnati. Vacancy leveled off, leasing momentum returned and capital markets activity began to pick back up. All told, these indicators point to a market that’s entering a more balanced phase. One of the most notable shifts has been the normalization of vacancy after an unprecedented wave of new supply. Direct vacancy hovered around 11 percent throughout 2025, suggesting the market has reached a temporary equilibrium between supply and demand. While elevated compared to the sub-3 percent vacancy levels seen during the pandemic-driven surge, continued positive absorption helped keep the market stable as it digested several million square feet of recently delivered product. In terms of region, submarket performance varied considerably. Central-West, Airport and South Reno tightened meaningfully during the year, with combined vacancy falling from 10.4 percent in late 2024 to 6.1 percent by the end of 2025. These areas benefited from limited new construction and steady demand from regional service users and smaller distribution tenants. PHOENIX — Creation, a Phoenix-based developer, has completed construction for Park Algodon, an industrial and mixed-use development at the northwest corner of Loop 101 and Indian School Road in Phoenix. Spanning 86 acres, Park Algodon includes 1.3 million square feet of Class A industrial space and an adjacent 7-acre mixed-use destination with retail and restaurant space. The first phase of the industrial portion of Park Algodon was developed in partnership with Clarion Partners. The two-phase speculative industrial project includes four buildings, totaling 725,000 square feet, designed to accommodate tenants ranging from 30,000 square feet to 317,000 square feet. The industrial buildings offers 32-foot to 40-foot minimum clear heights, ample power and abundant employee parking. The second phase is permit-approved for a single 556,000-square-foot building. Separate from the joint venture, Creation developed The Shops at Park Algodon, a 14,000-square-foot restaurant and retail space. Buildings A and B will be delivered to tenants within the next 30 days. Confirmed tenants include Einstein Bros. Bagels, Chipotle, Luna Grill and Zara Nail Bar.
