MONROVIA, CALIF. — Hanley Investment Group Real Estate Advisors has brokered the sale of Huntington Oaks Center, a 250,787-square-foot shopping center located in Monrovia, approximately 20 miles outside Los Angeles. A Newport Beach, Calif.-based private investor sold the asset to a Los Angeles-based buyer for an undisclosed price. Built in 1984, the property was 75 percent occupied at the time of sale. Tenants at the center include Trader Joe’s, Burlington, Marshalls, Crunch Fitness, Chili’s Grill & Bar, Mimi’s Café, Chipotle Mexican Grill and Panda Express. A Kohl’s is also located at the property but was not included in the sale. Hanley Investment Group represented the seller, while the buyer was self-represented in the deal.

CULVER CITY, CALIF. — JLL Capital Markets has arranged $12.5 million in senior financing for Culver Theater, a movie theater in Culver City. Alex Olson, Joshua Blank and Sarah Kim of JLL Capital Market’s Debt Advisory represented the borrower, Oliver McMillan LLC, and secured the five-year, fixed-rate loan through Zions Capital Markets. Located at 9500 Culver Blvd., the 41,341-square-foot Culver Theater was built in 2004. The property features a six-screen movie theater experience with a full bar, theater snacks and kitchen fare, and plush seating along with six private sound stages. The theater, which was previously occupied by Arclight, was leased to a global e-commerce giant in June 2021 and opened to the public in 2022. The property is located across from Culver Studios, where a global e-commerce giant and movie production company operates more than 530,000 square feet of film and TV production space.

PEORIA, ARIZ. — The City of Peoria, an Arizona municipal corporation, has purchased an industrial building at 10857 N. 95th Ave. in Peoria from Glez C Properties LLC for $11 million. The city will utilize the 81,060-square-foot property as a training facility for its police officers and a storage facility for its tactical vehicles. Built in 2005, the asset offers freeway access. Jeffrey Garza Walker of NAI Horizon represented the seller in the transaction.

A global investment advisor sold the asset to EQT Exeter for an undisclosed price. The assets include: Ryan Sitov, Melinda Marino, Glen Dowling, Matt Bracco and Chris Neeb of JLL Investment Sales and Advisory represented the seller in the deal.

SEATTLE — CBRE has secured $27 million in refinancing for the Hampton Inn & Suites by Hilton Seattle Downtown. James Bach, Connor Lemley, Regina Wang and Griffin Walker of CBRE’s Pacific Northwest Debt & Structured Finance team facilitated the five-year, fixed-rate refinancing on behalf of the undisclosed owner. Located at 700 Fifth Ave. North, the six-story hotel features 199 guest rooms with in-room kitchens. Hotel amenities include free breakfast, free Wi-Fi, a fitness center, laundry facilities, parking, a 24-hour business center and conference spaces. This financing represents the first refinancing of the property in 20 years and follows a significant interior and exterior renovation completed by the owner in 2020.

PHOENIX — INDUS Realty Trust has purchased Phoenix Airport Logistics, a Class A warehouse and distribution building in Phoenix’s airport submarket. Located at 3333 S. 7th St., the 393,484-square-foot cross-dock facility offers a clear height of 36 feet, 96 dock-high doors and 62 trailer parking spaces. At the time of sale, the property was fully leased to five tenants. The asset was built in 2016. Will Strong, Michael Matchett and Molly Hunt of Cushman & Wakefield’s National Industrial Advisory Group facilitated the transaction as the exclusive real estate brokers.

YUCAIPA, CALIF. — Marcus & Millichap has brokered the sale of Center Point Plaza, a shopping center in Yucaipa. A partnership sold the asset to a private investor for $10.8 million. Located at 33490-33492 Oak Glen Road, Center Point Plaza offers 28,924 square feet of space occupied by a variety of tenants, including retailers, restaurants and medical office users. The property was constructed in 2007. Ivan Prochko, Orbell Ovaness and Ara Rostamian of the Ovaness-Rostamian Group of Marcus & Mililchap’s Los Angeles office represented the seller, while Bashir Tariq of Keller Williams Realty represented the buyer in the transaction.

MESA, ARIZ. — High Street Residential (HSR), the residential subsidiary of Trammell Crow Co., has broken ground on a three-story, 419-unit Class A multifamily community situated within Hawes Crossing, a 1,100-acre master-planned community in Mesa. Spanning 18 acres, the community will consist of 14 buildings and offer a variety of amenities, including a fitness center with gym, sauna, cold plunge and Zen garden; work-from-home areas; and a 2,000-square-foot entertainment lounge that opens to a courtyard. The courtyard will feature a resort-style pool and spa, festoon lighting and a covered grill lounge. Additional amenities will include pickleball courts, private dining, a leasing lobby, package room, pet spa and park, children’s play area and connectivity to the Hawes Crossing trail system. The project is scheduled to open in summer 2026.

CASTLE PINES, CALIF. — Thompson Thrift has completed the disposition of Citadel at Castle Pines, a 214-unit apartment community in the Denver suburb of Castle Pines. Terms of the transaction were not released. Matt Barnett, Jake Young and Taylor Payne of Walker & Dunlop brokered the sale. Located at 353 Edge View Circle, Citadel at Castle Pines features 154 one- and two-story paired villa-style homes and 60 three-story townhomes. Completed in December 2023, the one-, two-, three- and four-bedroom apartments include designer interiors, quartz countertops, stainless steel and energy-efficient appliances, attached garages and full-size washers/dryers. Community amenities include a resident social lounge, pickleball courts, a 24/7 fully equipped fitness center, resort-style pool and spa, poolside cabanas and grills, a dog park and dog spa.
