SAN DIEGO – A 38,419-square-foot office building in San Diego has sold to Dehghani Properties, LLC for $5.5 million. The property is located at 5151 Murphy Canyon Road. It was fully leased at the time of sale. Dehghani represented itself in the sale, while Paul Lafrenz, Paul Komadina and Melissa Foster of the CBRE San Diego Private Capital Group and Scott Kincaid, also of CBRE, represented the seller, Barrington Corp.
ANAHEIM, CALIF. – A 26,033-square-foot industrial building in Anaheim has sold to DG Performance for $3.3 million. It is located at 4100 E. La Palma Ave. DG Performance plans to occupy the entire building. Seth Davenport and Mitch Zehner of Voit’s Anaheim office represented the buyer. The seller, Simon Ozkan, was represented by Derek Paul of Ashwill Associates.
DENVER – A 40-unit apartment complex next to the University of Denver campus has sold to DU Intrados, LLC for $3.25 million. The community is located at 1961-1967 S. Josephine Street. Kevin Calame and Matt Lewallen of Pinnacle Real Estate Advisors, LLC represented both the buyer and the seller, Larry Kane, in this transaction.
LITCHFIELD PARK, ARIZ. — Camelback Place at Dysart, a 66,367-square-foot retail center in Litchfield Park has sold to a private investor from Canada for $8.67 million. The center, which is anchored by Ace Hardware, was 84 percent occupied at the time of sale. Mindy Korth and Barry Gabel of CBRE’s Phoenix office represented the seller, WE Valoroso Holding Corp. of Phoenix, Ariz., which acquired the property through foreclosure in March 2012.
LAS VEGAS – A Las Vegas retail center that is anchored by Walgreen’s and Smart & Final has received a loan for $8,448,000. The property was financed by a regional bank in Los Angeles. It was provided by Blake Melstrom of Pacific Southwest Realty Services’ Orange County, Calif., office.
PHOENIX – The 300-unit Lynnwood apartments in Phoenix has sold to Lili Rubin Investment Properties for $6.5 million. The apartment community is located at 5535 West McDowell Road. The seller, Lynwood Limited Partnership, was represented by Cliff David and Steve Gebing of Marcus & Millichap’s Phoenix office.
ARCADIA, CALIF. — A 28-unit apartment building in Arcadia has sold to a limited liability company for $5.4 million. The property was built in 1959 and is located at 948-950 Arcadia Ave. Priscilla Nee of Marcus & Millichap’s West Los Angeles office represented both the buyer and the seller, also a limited liability company, in this transaction.
ALAMEDA, CALIF. — ULTA Beauty and Total Woman Gym & Day Spa have signed leases at Alameda South Shore Center. The two will occupy the former Border’s space, which is located at 2245 South Shore Center. ULTA will occupy a 10,584-square-foot ground-floor space during the first half of 2013.
