KENNEWICK, WASH. – A 63-unit Fairfield Inn in Kennewick has received a $4,075,000 cash-out refinance. The hotel is located at 7809 West Quinault Ave. The long-term, fixed-rate loan was arranged by Premier Capital Associates.
SUNNYVALE, CALIF. — A 14,820-square-foot Walgreens drugstore in Sunnyvale has sold to an apartment owner for $10.05 million. The sale was part of a 1031 exchange. The freestanding drugstore was built in 2008 on 1.5 acres at 780 East El Camino Real. Walgreens has a 75-year triple-net lease with 22 years remaining on its initial term and 10 percent rental escalations every 10 years. Thomas Doglio of Marcus & Millichap’s Palo Alto office represented the buyer in this transaction.
OCEANSIDE, CALIF. – The remaining 24 office/industrial/flex condos inside the Venture Commerce Center, a distressed, fractured condo project in Oceanside, have sold for $6.25 million. The center is located at 3600-3682 Ocean Ranch Blvd. The condos, which total 65,000 square feet, were sold to mostly owner-users, according to Todd Holley of Voit’s San Diego office. Holley represented the seller, LAMCO LLC, a subsidiary of Lehman Brothers Holdings, along with Voit’s Randy LaChance and Rusty Williams of Lee & Associates.
PUYALLUP, WASH. — River Road Retail, an 11,291-square-foot retail property in Puyallup, has sold to a limited liability company for $4 million. The property is located at 1002 North Meridian. The center is fully occupied and anchored by a Fred Meyer supermarket. Dino A. Christophilis, Daniel Chhan and Marc Cunningham of Marcus & Millichap’s Seattle office represented both the buyer and the seller, another limited liability company.
CARSON, CALIF. — 3PL Global has leased a 270,764-square-foot industrial building at 2211 E. Carson Street in Carson. The company plans to turn the new space into its corporate headquarters. Chris Jimenez of Feinberg Group represented 3PL Global in this transaction. The landlord, Prologis, was represented by Sam Foster and Barry Hill of Jones Lang LaSalle Los Angeles.
HAYWARD, CALIF. — Kortick Manufacturing has purchased a 142,372-square-foot industrial property in Hayward. The firm had been leasing 82,000 square feet in the multi-tenant facility, which is located at 2230-2242 Davis Court. Kortick will look to expand its occupancy in the future. Tom Damaschino and Sam Higgins with Cassidy Turley represented the now owner-user in this transaction.
YUBA CITY, CALIF. – A13,488-square-foot medical office building located at 350 Del Norte Ave. in Yuba City has sold to a private investor for $2.35 million. The building is fully occupied by an affiliate of Sutter Health. The seller, a physician, was represented by Russ Moroz of Marcus & Millichap’s Sacramento office.
SAN DIEGO – The 32-unit Del Sol apartment community in San Diego has sold to Del Sol Apartments LP for $3.3 million. The community was built in 1989 along 33rd Street in the city’s Golden Hill area near Downtown. Atlas Management Group will act as a general partner for this property. The buyer was represented by Steve Huffman of Hendricks & Partners’ San Diego office. The seller was represented by Chad Bramwell of the same office.
