LITTLETON, COLO. — The Dallas office of Holliday Fenoglio Fowler (HFF) has placed a $38.4 million loan with Freddie Mac for AMLI at Park Meadows in Littleton. Located at 10200 Park Meadows Dr., the 518-unit property features a pool plaza with an outdoor spa, a fitness center with a climbing wall, tennis, volleyball and basketball courts, a putting green and a private movie theatre. Mona Carlton of HFF secured the financing on behalf of the borrower, AMLI Residential Properties.

TWENTYNINE PALMS, CALIF. — San Antonio, Texas-based K Partners Hospitality Group has developed Fairfield Inn Suites, an all suites hotel located in Twentynine Palms. The 80-key hotel features rooms with double queen- or king-sized beds; an in-room entertainment package; luxury bedding and pillows; a refrigerator; a microwave; separate living, working and sleeping areas; high-speed Internet access; and an ergonomic desk and chair. Hotel amenities include an outdoor pool and spa, a fitness facility, a boardroom and complimentary breakfast. The hotel is located near the U.S. Marine Corps Air Ground Combat Center, Joshua Tree National Park and the Mojave Desert.
MOORPARK, CALIF. — George Eales of Daum Commercial Real Estate Services represented a family trust in the acquisition of a 32,233-square-foot industrial building, which is located at 5156 Commerce Ave. in Moorpark. The buyer’s family business, Pindler & Pindler Inc., currently occupies the property. York Moorpark Industrial sold the facility, which features dock-high and ground-level loading with 20-foot clearance, for $4 million. Mike Tingus and Scott Linklater of Lee & Associates represented the seller in the transaction.
POMONA, CALIF. — Andy Hu of Daum Commercial Real Estate Services represented both parties in the disposition and acquisition of a 12,524-square-foot industrial building in Pomona. Perfect Design Inc. sold the property to Kimberly Xu for $1.43 million. The property is located at 1928 W. Holt Ave.
STOCKTON, CALIF., AND LAS VEGAS — Orange County, Calif.-based Bixby Land Co. has completed its $400 million portfolio repositioning with the acquisition of two properties in California and Nevada. In California, the company purchased a 264,000-square-foot industrial building, which is located at 4114 S. Airport Way and 1425 Industrial Dr. in Stockton, for an undisclosed price. Current tenants include Dana Structural Products, Technical Consumer Products and Mike Campbell & Associates. In Nevada, Bixby acquired a 130,000-square-foot industrial property, which is located at 4875 E. Cheyenne Ave. in Las Vegas, from Panattoni Development for an undisclosed amount. The property is currently 100 percent leased through 2017 to Johnston Supply, a wholesale distributor in HVAC/R equipment. Starting in 2006, Bixby began restructuring its portfolio by selling off non-strategic assets and using 1031-exchange funds to assemble an institutional quality, industrial and R&D portfolio.
FOLSOM, CALIF. — The California Independent System Operator Corp. (California ISO) has selected Clark Design/Build of California Inc. to design and construct its new $110 million headquarters. Slated to achieve LEED Gold certification, the 278,000-square-foot property will create a permanent headquarters for California ISO, a non-profit, public-benefit corporation. The project scope includes 30 acres of site clearing, creating utility infrastructure, installing perimeter security and constructing a headquarters building and parking facilities. Sacramento, Calif.-based Dreyfuss & Blackford Architects is leading the design team. Completion is slated for March 2011.
AGOURA HILLS, CALIF. — Adler Realty Investments Inc. has broken ground for the construction of The Shops at Oak Creek, a 35,000-square-foot retail center that will be located on Canwood Street in Agoura Hills. The property is 83 percent pre-leased to tenants, including a national specialty retail grocer, Panda Express, Roebeks, Verizon Go-Wireless, Urban Café, San Ramon Lighting, Jinky’s Café and Fat Fish.
KLAMATH FALLS, ORE. — Shangri La Apartments of Klamath LLC has purchased Shangri La, a 36-unit multifamily property located at 1331 Avalon St. in Klamath Falls, for $1.08 million. Built in 1972, the property was developed as a HUD Project-Based Section 8 housing for low-income families. Robert DiPietrae of Hendricks & Partners’ Seattle office brokered the deal on behalf of the seller, Vancouver, Wash.-based Shangri La Apartments Joint Venture.
GLENDALE, ARIZ. — New York-based Jomike Realty Co. has acquired Arrowhead Professional Park, a 40,000-square-foot medical office complex located at 16222 N. 59th Ave. in Glendale. The four-building property sold for $12 million. Current tenants include Arrowhead Family Health, North Phoenix Heart Center, Sun Radiology, Wade & Nysather PC and Community Drug Store Pharmacy. Eric Wichterman and Ann Sondrol of Grubb & Ellis represented the buyer; Marc Bonilla of Colliers International represented the seller, Phoenix-based Arrowhead Health Office Properties.
LOS ANGELES — RP Properties has purchased 9300 Wilshire Boulevard, a six-story, Class A office property located in West Los Angeles, for $11 million or $188 per square foot. The 58,484-square-foot building is situated on 16,409 square feet of ground-leased land. At the time of escrow, the property was 95.8 percent occupied. The seller was Lexington Properties. Bob Safai of Madison Partners represented the buyer in the transaction.
