LOS ANGELES — Evan’s First LLC has disposed of an 18,858-square-foot office building, which is located at 2100 Sawtelle Blvd. in Los Angeles. 2100 Sawtelle Blvd LLC, a group of 1031 Exchange buyers, acquired the property for $5.8 million. The three-story garden-style property was 65 percent occupied at the time of acquisition. T.C. Macker and Craig Newlands of Coldwell Banker Commercial WESTMAC represented the seller; Justin Altemus of The Altemus Company represented the buyer in the deal.

ATASCADERO, CALIF. — Brandon Michaels of Marcus & Millichap represented a private investor in the purchase of a Denny’s restaurant location in Atascadero for $1.22 million. Michaels also represented the undisclosed seller in the transaction.
SAN DIEGO — Grubb & Ellis|BRE Commercial’s Capital Market Group has arranged a $12.6 million loan for 3525 John Hopkins Court LLC. The loan is for a 48,233-square-foot wet lab facility located in San Diego’s Torrey Pines submarket. Gary Goss of Grubb & Ellis|BRE Commercial arranged the transaction.
ROSEVILLE, CALIF. — Adventist Health System West has leased more than 37,000 square feet of space at 1101 Creekside Ridge Drive in Roseville. The two-story building offers 88,000 square feet of office space. Tom Bacci of Grubb & Ellis represented the tenant; Jon Walker, also of Grubb & Ellis, represented the landlord, RREEF America REIT II Corp., in the transaction. Additional terms of the lease were not released.
SAN FRANCISCO — Access Properties has purchased a 12,484-square-foot office building, which is located at 91 Westborough Blvd. in San Francisco, for $3.2 million. The buyer plans to occupy the first floor of the property; the second floor is leased by Varsity Logistics. James Marzoni and Graham Woodall of Cornish & Carey Commercial represented the buyer; Simon Clark of Grubb & Ellis represented the undisclosed seller in the deal.
SANTA ANA, CALIF. — An undisclosed buyer has acquired The Atlas Building, which is located at 1833 E. 17th St. in Santa Ana. The 20,539-square-foot office building sold for $1.8 million. The property consists of 42 suites. Pasha Darvishian of Marcus & Millichap’s Newport Beach, Calif., office represented the seller, a private investor, in the transaction.
LOS ANGELES — Step It Up on Second Inc. has acquired 1057 Vine Street, a 20,700-square-foot property in Los Angeles, for $3 million. The Santa Monica-based non-profit agency plans to remodel the property, which features 32 units and ground-floor retail space, for its own use. Leonard Bailes of Bailes & Associates represented the buyer; Martin McDermott of Grubb & Ellis represented the undisclosed seller.
SAN DIEGO — LifeCare Solutions Inc. has leased 35,840 square feet of industrial space at 10115-10119 Carroll Canyon Rd. within Scripps Ranch Business Center in San Diego. The 60-month lease is valued at $2.44 million. The tenant is expanding its space to occupy an entire building from 24,406 square feet. Jeff Saywitz of The Saywitz Company represented the tenant; Bill Dolan and Chris Pascale of CB Richard Ellis represented the landlord, HG Fenton Co., in the deal.
BEVERLY HILLS, CALIF. — Hong Kong-based Allied Golden has purchased an 11,333-square-foot retail property, which is located at 414 N. Rodeo Dr. in Beverly Hills, for $28 million. The property is currently leased to Hugo Boss. Orbell Ovaness of National Equity Advisors Inc. represented the seller, Spain-based Llardo, in the transaction.
VICTORVILLE, CALIF. — The Housing Authority of San Bernardino County has acquired a $13.3 million bank note for The Andalusia, a new 168-unit multifamily property located at 13520 Third Ave. in Victorville. At the time of acquisition, 128 units were completed with 90 percent occupancy. The buyer plans to complete construction on the remaining 40 units. The property consists of 42 two-story buildings offering two- and three-bedroom units. Other amenities include a clubhouse and a swimming pool. Anton Qiu of TRI Commercial/CORFAC International brokered the deal.
