SAN DIEGO — RM-Use LLC has purchased Alvarado Medical Center, a 29,928-square-foot medical/office building located at 6367 Alvarado Ct. in San Diego, for $4.4 million. Built in 1976, the three-story building is currently leased to a variety of tenants, including Laboratory Corporation of America, E-Study Site, Sonus USA, Quest Diagnostics, Gerdez Professional and several private medical offices. Paul Lafrenz, Shauna Fick, Don Mitchell and Pat Kane of CB Richard Ellis represented the seller, Alvarado Medical Center LLC, in the transaction; the buyer represented itself.

ROSEVILLE, CALIF. — Glimcher Ventures Southwest LLC (GVSW) is developing Highland Village, a 15-acre mixed-use development located in Roseville. Situated on the corner of Roseville Parkway and Gibson Drive, the $100 million, 225,000-square-foot development will offer retail and restaurant space and two Hyatt-affiliated hotels, a Hyatt Summerfield Suites and a 151-room Hyatt Place. Additional tenants include Champs Americana, El Paso Grill & Bar-B-Que and Three Tomatoes & a Mozzarella Pronto. Construction of the project is scheduled to begin in April, with completion slated for May 2009.
SAN DIEGO — Reno Contracting is constructing a new Marriott Residence Inn, which is located at Sixth Avenue and J Street in the heart of San Diego’s Gaslamp Quarter. Designed by Awbrey Cook McGill, the 13-story hotel will feature 240 suites, more than 8,000 square feet of ground-level retail, a street-level bar and lounge, meeting rooms, banquet facilities and a rooftop pool and deck overlooking Fifth Avenue. Completion of the project is slated for November 2009.
BURIEN, WASH. — The Laramar Group has acquired Vintage Park, a 543-unit multifamily property located at 1101 SW 139th St. in Burien, for an undisclosed price. Constructed in the 1940s, the property comprises 44 buildings on a 25-acre site. Laramar plans to rename the property, The Heights at Burien, and complete an extensive exterior renovation and upgrade, as well as a $12 million renovation to the apartment interiors. New amenities will include a clubhouse, a business center and a fitness center. The seller was not disclosed.
CHULA VISTA, CALIF. — San Diego-based Pacific Realty Advisors has purchased Pacific Doctors Park, a 35,000-square-foot medical campus located at 340-342 Fourth Ave. in Chula Vista, for $8.8 million. At the time of acquisition, the property was 100 percent occupied by 20 tenants, including Medical Center Pharmacy, S.C. Health Providers and Luis Marmanillo M.D. The buyer has an extensive upgrade planned for the property. Tracy Clark of Voit Commercial represented the undisclosed seller in the transaction.
THORNTON AND DENVER, COLO. — Alliance Residential Co. has closed on two new multifamily communities in Colorado. The properties include Broadstone Avena and TwentyOne|01 on Market. Located on the south side of East 104th Avenue in Thornton, Broadstone Avena offers 385 units in one-, two- and three-bedroom floorplans. Additionally, the property features a 5,200-square-foot recreation clubhouse/social lounge, a wireless cyber café with coffee bar, a multi-media theater with surround sound, a fully-equipped fitness center, a resort-style pool with tanning shelf and Splash Park, a heated spa, and picnic and barbeque areas. LOS ANGELES — J.H. Snyder Co. has broken ground for the construction of the final phase of NoHo Commons, a mixed-use development located in the North Hollywood area of Los Angeles. Located at the corner of Lankershim and Weddington, the final phase consists of a 30,000-square-foot, seven-screen movie theater being developed by Laemmle Theatre; a 182,000-square-foot office building with 10,000 square feet of retail and restaurant space; and a 700-space parking garage. As part of North Hollywood’s revitalization program, the project also features the restored historic San Fernando Valley diner. The final phase is a joint venture between J.H. Snyder Co. and the Community Redevelopment Agency of the City of Los Angeles to redevelop and construct a transit oriented development near the North Hollywood station. The three-phase, $375 million NoHo Commons project currently consists of 730 residential units and 60,000 square feet of retail/commercial space.
Sylmar, Calif. — Newport Beach, Calif.-based Voit Development Co. is developing North Valley Commerce Center, a 201,326-square-foot industrial business park located at the intersection of Olden Street and San Fernando Road in Sylmar. The seven-building park offers for-sale or for-lease units ranging in size from 2,237 to 57,666 square feet. Poliquin Kellogg Design Group provided architectural and design services for the project; Valley Commercial Contractors is serving as general contractor. Completion for the park is slated for April.
Reno, Nev. — Trammel Crow Co., on behalf of Multi-Employer Property Trust (MEPT), a $7.2 billion open-end commingled real estate equity fund, has purchased 104 acres in Reno for an undisclosed price. The company plans to use the land in the 2 million-square-foot expansion of Tahoe-Reno Industrial Center. Last year, MEPT acquired two newly constructed bulk distribution centers totaling more than 800,000 square feet, and expandable to 1 million square feet of bulk industrial space in the area.
ESCONDIDO, CALIF. — MMIC EMA MOB LLC has purchased a two-story, 50,000-square-foot medical office building, which is located at 225 E. Second Ave. in Escondido, for an undisclosed price. Built in 1994, the property was 95 percent leased at the time of acquisition. The major tenant is Graybill Medical Group. Tucker Hohenstein, Dan Tate and Terry Jackson of Cushman & Wakefield’s Carlsbad, Calif., office represented the seller, Escondido Medical Arts Association, in the transaction.
