Umatilla St. and 1975-1995 W. Girard Ave. It features large outdoor storage and parking, with access to major transportation networks. Keesen Landscape, a commercial landscaping company, leases the whole property on a long-term, triple-net lease. Brett MacDougall and Michael DeSantis and Hudson Cramer with Unique Properties/TCN Worldwide represented the unnamed seller. The buyer was also not disclosed.

Sherman & Roylance Arranges Bankruptcy Sale of Parkview Healthcare Center in Hayward, California

HAYWARD, CALIF. — Sherman & Roylance has arranged the bankruptcy sale of Parkview Healthcare Center, a 121-bed skilled nursing facility in the Bay Area city of Hayward. The 56,367-square-foot community was in bankruptcy, and Shep Roylance and John Sherman led a 30-day closing process. The new operator will be Spyglass Healthcare.
LOS ANGELES — Brown & Riding Insurance Services has announced plans to move its Los Angeles office to the U.S. Bank Tower in downtown Los Angeles. The firm signed a 10-year lease for a 13,043-square-foot space on the 20th floor. This marks the first lease signing since Silverstein Properties completed its $60 million capital improvement program for the tower. The renovation project, completed in May 2023, includes enhancements to more than 35,000 square feet of common areas, a redesigned entrance and lobby, contactless elevators and other amenities. Brown & Riding’s move is scheduled to take place in early 2024. David Kluth and Aliya Coher of Newmark represented the tenant in the lease transaction. Harlan Strader of Silverstein Properties and Jaclyn Ward, James Malone and Sarah Hancock of JLL represented the landlord.
Martens, Willmeng Break Ground on 723,508 SF Mission Park Industrial Project in Buckeye, Arizona

BUCKEYE, ARIZ. — Martens Development and Willmeng Construction have broken ground on Mission Park, a Class A industrial development in Buckeye. Located at near I-10 and Perryville Road in the emerging Buckeye industrial submarket, the 723,508-square-foot project will comprise two buildings. The north building will feature 196,353 square feet with 32-foot clear heights. The south building will encompass 527,155 square feet with 40-foot clear heights. Both are scheduled for completion in the second quarter of 2024.
Blue Vista, Kentwood Ventures Start Construction of KV Casa Grande Industrial Building in Arizona

CASA GRANDE, ARIZ. — Blue Vista Capital Management and Kentwood Ventures have started construction of KV Casa Grande, a Class A industrial building in Casa Grande, southeast of Phoenix. The 314,453-square-foot project will feature 32-foot clear heights, a 175-foot concrete truck court, 32 dock-high doors and 14 grade-level doors. The building will utilize tilt-up construction and a panelized thermoplastic polyolefin roofing, which improves energy efficiency by reflecting heat and is resistant to ultraviolet, ozone and chemical exposures. The project is currently 15 percent pre-leased. It is scheduled for completion in summer 2024.

BURBANK, CALIF. — Lee & Associates, LA North/Ventura has closed seven lease transactions totaling more than 23,000 square feet at an office building located at 601 S. Glenoaks Blvd. in downtown Burbank. These new leases have moved the building’s occupancy rate from 64 percent to 85 percent. The leases cater to a range of businesses, including an adult care facility, a regional wellness center, an entertainment company, a financial services firm, a speech therapy group and local service providers. With the property now stabilized, the owner has listed it for sale. Scott Romick, Darren Casamassima and David Kaufman of Lee & Associates led the brokerage team.
Federative Republic of Brazil Signs 16,477 SF Office Lease in Los Angeles’ Miracle Mile

LOS ANGELES — The Federative Republic of Brazil has secured a long-term lease for 16,477 square feet of office space in Los Angeles’ Miracle Mile neighborhood. The Consulate General of Chile is one block away on Wilshire Boulevard. The 10.5-year lease is valued at $10.4 million. The new office is located at 6222 Wilshire Blvd. The new deal creates a centralized location for Brazil’s consulate general. Brian Dunne and Don Hudson of Kidder Mathews represented the tenant in the transaction. The landlord was Decron Properties.

Underutilized Hotel Properties Present Conversion Opportunities for Multifamily, Affordable Housing
Walker & Dunlop is finding financial success while helping to provide high-demand, affordable housing in key markets by converting hotel assets into multifamily buildings. Brian Cornell, managing director at Walker & Dunlop Investment Partners (WDIP), says his firm is identifying hotels that are already built out and can accommodate market-rate multifamily use. Extended-stay hotels have the best layout for this type of conversion because their footprint already includes the floor plans and many of the amenities that multifamily residents expect. “The units are typically one-bedroom, but with some two-bedroom suites and studios,” he outlines. “This creates a variety of unit types within the existing physical build-out of the property, and these assets can operate as true multifamily without having to combine walls and do extensive capital renovations.” When it comes to location, Cornell explains, “We prefer infill locations that have strong employment drivers and a dearth of affordable housing.” Underutilized Properties, Multifamily Strategies The three investments Walker & Dunlop has done in the past two years are in the heart of commercial corridors, in areas where there are limited multifamily projects within a two-to-three-mile radius offering rents that can support an 80 percent area median income (AMI) threshold.
