CARLSBAD, CALIF. — Versum Materials US has acquired a building at Palomar Oaks Tech Center in Carlsbad from Bemer USA for $5.7 million. Located at 1989 Palomar Oaks Way, the asset offers 19,601 square feet of flex space. Jeff Abramson of Lee & Associates North San Diego County represented the seller, while Casey Sterk of JLL and Greg Bisconti represented the buyer in the deal.
ENGLEWOOD, COLO. — NorthPeak Commercial Advisors has arranged the sale of an industrial building located at 2931 S. Tejon St. in Englewood. The 11,000-square-foot asset traded for $1.7 million, or $155 per square foot. Drew Williams, Kevin Calame and Matt Lewallen of NorthPeak Commercial Advisors represented the undisclosed buyer and undisclosed seller in the deal.
SANTA CLARA, CALIF. — USA Properties Fund has broken ground on Mainline North, an affordable multifamily property in Santa Clara. The project is part of a public-private partnership that includes Bank of America, California Housing Finance Agency, the City of Santa Clara, Google, Housing Trust Silicon Valley, Ensemble Real Estate Investments and Related. Mainline North will feature 151 studio, one-, two- and three-bedroom apartments with energy-efficient appliances and light fixtures, ceiling fans and low-flow faucets, showers and toilets. The $81.2 million, eight-story building’s first three floors will contain the parking garage, lobby, leasing area, community room, fitness center, flex room and 5,000 square feet of retail space. Additional amenities will include a computer area with free Wi-Fi and a rooftop courtyard with outdoor seating, barbecue areas and a pet wash station. Completion is slated for early 2025. Rents will start around $850 per month for a studio to $1,080 per month for a two-bedroom apartment for households that earn up to 30 percent of the area median income.
SPOKANE, WASH. — SVN Cornerstone has arranged the sale of Whispering Pines Apartments, an age-restricted apartment community in Spokane. The asset traded for $10.1 million. The unassisted seniors housing community offers two- and three-bedroom units with two-car garages and individual backyards. Community amenities include a clubhouse and dog park. Nate Gant and Guy Byrd of SVN Cornerstone represented the undisclosed seller, while Levi Sterley of Lee & Associates represented the undisclosed buyer in the deal.
ERIE, COLO. — Evergreen Devo has completed the disposition of UCHealth – Erie Nine Mile Medical Center, a Class A medical office building in Erie, approximately 25 miles north of Denver. An Arizona-based private real estate company acquired the asset for $5.6 million. Located at 2970 Arapahoe Road, the newly built, single-tenant property features 8,000 square feet of medical office space. UCHealth, a nonprofit healthcare system headquartered in nearby Aurora, fully occupies the asset. The Erie Nine Mile Medical Center is part of a 47-acre, mixed-use center that Evergreen is developing. Upon full build-out, the full development will feature 287 multifamily units, a King Soopers grocery store and multiple retail pads and shops. LOS ANGELES — Champion Real Estate Co. has received a $16.1 million loan to refinance Victory on Portland, a 139-bed student housing community located at 2353 Portland St. in Los Angeles. The company, which purchased the asset in March 2020 for $14.1, secured the long-term, fixed-rate financing through Wintrust Bank. Champion renovated the property by upgrading the mechanical systems, renovating the interior units, enhancing curb appeal, increasing the amenity package and rebranding the community. The company also added eight units, totaling 37 beds, to the property.
DRAPER, UTAH — Clearlink has signed a deal to occupy 135,000 square feet of office space at 42 Future Way in Draper. The company will consolidate its existing offices at Salt Lake Center International Center and Utah County into the new campus. The Class A office campus, which was originally designed for Pluralsight, offers new furniture, fixtures, conference facilities, a cafeteria and fitness facilities. In 2022, Utah-based Clarke Capital Partners partnered with Sitel Group to drive the growth of Clearlink as a platform that empowers customers to make informed decisions around daily purchases. Brandon Fugal of Colliers represented Clearlink in the lease.
LOS ANGELES — Cityview has unveiled its plans to develop Belle on Bev, a 243-unit workforce housing community in Los Angeles’ Historic Filipinotown (HiFi) neighborhood. Slated for completion in the fourth quarter, the mixed-use project will feature 21 affordable units. Belle on Bev will feature a mix of studio, one- and two-bedroom floorplans with Nest thermostats, luxury vinyl flooring, Latch keyless entry, turnkey Wi-Fi, in-unit washers/dryers and two different color schemes. Community amenities will include a resort-style pool and spa; enclosed dog park and pet wash; two rooftop decks; Korean and traditional barbecues; a gym and yoga studio that will offer cross-training equipment and fitness classes; a courtyard with an oversized fireplace; ample parking; bike storage; and an indoor/outdoor clubhouse featuring a commercial-grade kitchen. SPARKS, NEVADA — Lewis Apartment Communities, part of the Lewis Group of Cos., has broken ground on Homecoming at Kiley Ranch, an apartment community situated in the master-planned Kiley Ranch community in Sparks. The first building in the development is slated for completion in June 2023. Located at 1234 Sabata Way, Homecoming at Kiley Ranch will feature 306 apartments in a mix of one-, two-, three- and four-bedroom plans starting at 752 square feet. The three-story townhomes will range in size from 1,225 square feet to 1,518 square feet in a mix of two bedrooms and 2.5 baths, three bedrooms with three baths and four bedrooms with three baths. All townhomes offer attached direct access to two- or three-car garages. The apartments feature quartz countertops, a private balcony or patio, full-size washers/dryers, abundant storage, pantries, walk-in closets and designer kitchens with stainless steel appliances. SPOKANE, WASH. — SVN Cornerstone has brokered the sale of Perry Storage, a warehouse, office, indoor and outdoor storage facility in Spokane. RDD Holdings LLC acquired the property from Perry LLC for $7 million. Situated on 13.5 acres at 10808 N. Perry St., the multi-building facility features 47,428 square feet of self-storage space. The property was constructed between 2009 and 2016. John Hiller of SVN Cornerstone represented the buyer, while the seller was self-represented in the deal.
