SAN DIEGO — JLL Capital Markets has secured a $188 million loan on behalf of Sunroad Enterprises for Vive Luxe, a multifamily property in San Diego’s Kearny Mesa submarket. Aldon Cole, Tim Wright and Bharat Madan of JLL Capital Market’s Debt Advisory team secured the five-year, fixed-rate loan for the borrower from accounts managed by KKR, a global investment firm. Located at 4890 Sunroad Centrum Lane, Vive Luxe offers 442 one-, two- and three-bedroom apartments, ranging from 726 square feet to 1,122 square feet. Each unit offers stainless steel appliances, gourmet kitchens, quartz countertops and open concept living spaces. Onsite amenities include a swimming pool with clubhouse and spa, fitness center, wine lounge, sky deck and ocean lounge. The property also offers 23 affordable units.
Overton Moore Properties, Invesco Break Ground on Three-Building Industrial Park in Tempe, Arizona

TEMPE, ARIZ. — Overton Moore Properties, in partnership with Invesco Real Estate, has broken ground on Nextwave Tempe, a Class A industrial project situated on 35.5 acres at the former site of the Big Surf Waterpark in northeast Tempe. Located at 1500 N. McClintock Drive, Nextwave Tempe will feature 689,000 square feet in three divisible buildings that can accommodate tenants from 32,000 square feet to 258,727 square feet. Each building will feature heavy power with expansion, abundant parking, full HVAC in the warehouses, speculative offices and private, secured truck yard areas. Layton Construction is serving as general contractor and HPA Architecture is the architect on record. Nextwave Tempe is slated for delivery in fourth-quarter 2025. John Werstler, Cooper Fratt and Tanner Ferrandi of CBRE are the listing brokers for the project.
BREMERTON, WASH. — Northmarq’s Seattle Debt + Equity team led by Robert Spiro has arranged a $67 million loan for the refinancing of Camber Apartments, Phases 1 and 2, a garden-style multifamily community in Bremerton. Northmarq arranged financing on behalf of the borrower through its in-house Fannie Mae delegated underwriting program. The permanent-fixed deal was structured on a seven-year term. Located at 1231 NE McWilliams Road, Camber Apartments features two adjacent multifamily properties, with Phase 1 being built in 2021 and Phase 2 built in 2024. Camber Phase 1 offers 204 units, and Camber Phase 2 features 120 units. The community features one-, two- and three-bedroom units with quartz countertops, stainless steel appliances, primary suites, lush park-like views, luxury vinyl flooring, walk-in closets and either a balcony or patio. The pet-friendly community amenities include a fitness center, clubhouse with a caterer’s kitchen, fire pits, controlled access and gated entry, a heated resort-style pool, a covered outdoor spa, pool, theater-inspired media room, integrated trails, barbecue picnic shelters and play areas.
ENCINO, CALIF. — Soma Encino LLC has completed the disposition of an office building located at 16200 Ventura Blvd. in Encino to PS Country Club LLC for an undisclosed price. Built in 1974, the four-story building offers 55,207 square feet of office space that recently underwent extensive capital improvements, including upgrades to common areas and restrooms, a tenant lounge with a kitchen area, a new roof and an HVAC system. At the time of sale, the building was 86 percent occupied by 70 tenants, each occupying an average of 600 square feet. Mark Shaffer, Michael Longo, Grant Goldman, Anthony DeLorenzo, Gerard Poutier and Dylan Rutigliano of CBRE Investment Properties represented the seller in the transaction.

TUCSON, ARIZ. — Cushman & Wakefield | PICOR has brokered the sale of 44,000 square feet of industrial space at 1825 W. Price St. in Tucson. FRC Holdings of Tucson LLC purchased the property from WAA 1825 W. Price LLC for $3.6 million. Robert Glaser of Cushman & Wakefield | PICOR represented the buyer in the deal.
Canyon Partners Real Estate Sells Broadway 101 Commerce Park in Mesa, Arizona for $168.3M

MESA, ARIZ. — Canyon Partners Real Estate LLC has completed the disposition of Broadway 101 Commerce Park, a Class A multi-tenant industrial park on 53 acres in Mesa. Irvine, Calif.-based CIP Real Estate acquired the asset for $168.3 million. Broadway 101 Commerce Park offers 809,230 square feet spread across 11 buildings, which were built from 2005 to 2007. The project is currently 98 percent leased to a roster of 34 tenants. Located at 2140-2360 W. Broadway Road, the industrial park features 125 grade-level doors and 109 dock-high doors. Will Strong, Michael Matchett and Molly Hunt of Cushman & Wakefield’s National Industrial Advisory Group – Mountain West represented the seller in the deal. The firm’s Mike Haenel, Andy Markham, Phil Haenel and Justin Smith provided local advisory services and were retained by the buyer to continue leading leasing for the project. Additionally, Rob Rubano, Brian Share and Joseph Lieske of Cushman & Wakefield Equity, Debt & Structured Finance arranged a $93.8 million acquisition loan from institutional investors advised by J.P. Morgan Asset Management on behalf of CIP Real Estate.
SAN MATEO, CALIF. — JLL Capital Markets has brokered the $127 million sale of Bridgepointe Shopping Center in San Mateo, roughly 20 miles south of San Francisco. Originally developed in 1988 and renovated in 2023, the 231,700-square-foot property spans 23.7 acres. Tenants at the center, which was fully leased at the time of sale, include Ross Dress for Less, Marshalls, Nordstrom Rack, Total Wine & More, Chick-fil-A, Five Below and The Container Store. Eric Kathrein, Daniel Tyner, Geoff Tranchina, Greg Lvovich, Warren McClean and Danny Finkle of JLL Capital Markets represented the seller, Nuveen Real Estate, in the transaction. Additionally, JLL procured the buyer, a joint venture between Sterling Organization and Cohen & Steers, and secured acquisition financing.
EastGroup Properties Buys 519,112 SF Akimel Gateway Industrial Facility in Chandler, Arizona

CHANDLER, ARIZ. — EastGroup Properties has acquired Akimel Gateway, a Class A industrial property at 17500 S. 40th St. in Chandler, from Trammel Crow Co. and CBRE IM for $83 million. Situated on 38 acres, Akimel Gateway offers 519,112 square feet of industrial space. The property’s four buildings are located alongside the Loop 202 freeway frontage with immediate access to the diamond interchange at 40th Street and Loop 202. Built in 2022, each of the buildings are fully occupied and feature 139 dock-high doors, 24-foot to 32-foot clear heights, 2,500 amps to 3,000 amps power and drive-around capabilities with multiple points of ingress and egress. Waterton Provides $69.2M Senior Construction Loan for Apartment Development in Vancouver, Washington

VANCOUVER, WASH. — Waterton, in partnership with Strathcona Capital, has provided a $69.2 million senior construction loan for the development of 12th & Main, a seven-story mid-rise apartment building in Vancouver. The borrower, Oregon-based Pahlisch Commercial, started construction in December 2024 on the project that is slated for completion in 2027. Totaling 198 units, 12th & Main will offer studio, one- and two-bedroom floor plans and an amenity package including a 24-hour fitness center, rooftop lounge with river views, dog wash station, game room, remote work offices, electric vehicle charging stations and a steam shower and sauna. Additionally, the property will include 21,359 square feet of ground-floor commercial space. Pahlisch Commercial will occupy roughly half of the ground-floor space as its headquarters office.
