NORTH LAS VEGAS, NEV. — The NRP Group has broken ground on North & Valley, an affordable housing development in North Las Vegas. Completion is slated for April 2027. The community will offer 105 units reserved for tenants earning between 50 and 60 percent of the area median income. According to the City of North Las Vegas, residents’ average yearly income is $75,459. The development site spans 5 acres and will comprise two four-story buildings with a mix of one-, two- and three-bedroom residences. Amenities will include a resort-style pool, a rooftop terrace lounge on the fourth floor with seating and views, and an outdoor playground. Financing for North & Valley includes tax credit equity from US Bank, a construction-to-permanent loan from Deutsche Bank, funds from the Nevada Housing Division, Clark County HOME and CHF funds, and City of North Las Vegas HOME funds. By the end of this year, The NRP Group will have broken ground on approximately 1,200 units across four developments in the Las Vegas market.

LAKE SAMMAMISH, WASH., AND CHANDLER, ARIZ. — TruAmerica Multifamily has acquired two apartment properties in Lake Sammamish and Chandler, adding 423 units to its Pacific Northwest and Southwest portfolios. Located in Lake Sammamish, Archstone Redmond Lakeview offers 166 garden-style apartments and 45 income-generating boat slips. TruAmerica plans to rebrand and renovate the community, which was built in 1987, as The Docks at Redmond Lakeview. Eli Hanacek, Kyle Yamamoto and Mark Washington of CBRE facilitated the transaction. Situated in Chandler, Park Tower Apartments & Townhomes features 180 garden-style apartments built in 1986 and 77 condominium-quality townhomes built in 2017. TruAmerica will combine the two properties and rebrand the community as Parkland Commons. Chris Canter, Brad Goff and Brett Polachek of Newmark, along with Dan Cheyne of Berkadia, arranged the off-market transaction. Align REI Receives $29.5M in Financing for Oliveira Plaza Retail Center in Port Hueneme, California

PORT HUENEME, CALIF. — Align REI has received $29.5 million in financing for Oliveira Plaza, neighborhood retail center in Port Hueneme in Ventura County, Calif. Greg Brown, Spencer Seibring and Nick Englhard of JLL Capital Markets secured the three-year bridge loan with a debt fund. Loan proceeds are being used to reposition a big box space at property for a new Sprouts Farmers Market. Situated on 9.3 acres at 693-749 Channel Islands Blvd., Oliveira Plaza features 116,035 square feet of retail space. Originally built in 1975 and updated over the years, Oliveira Plaza was 80 percent leased to a variety of of tenants, including West Marine Products, Dollar Tree, Bank of America, Panda Express and Carl’s Jr.
LACEY, WASH. — Curbline Properties and Agree Realty have separately acquired portions of Lacey Marketplace, a 125,204-square-foot power shopping center in Lacey. Dino Christophilis and Daniel Tibeau of CBRE represented the undisclosed seller in the deals. Curbline Properties purchased the 31,885-square-foot retail component located at 1350 Marvin Road NE. Current tenants of the fully occupied property include Panera Bread, Mattress Firm, BECU, Verizon, Cutter’s Point Coffee and Panda Express. Agree Realty acquired the 93,319-square-foot big box component located at 1200 Marvin Road NE for $21 million. Boot Barn, La-Z-Boy, Petco, Ross Dress for Less and Ulta Beauty are tenants at the fully occupied component.
PALO ALTO, CALIF. — Gantry has secured a $25 million loan to refinance maturing debt from the acquisition and renovation of a creative office building located at 250 Cambridge Ave. in Palo Alto. The three-story building offers 38,000 square feet of modern creative office space. The property features open air corridors, a central courtyard and maturing landscape aligned with new building systems throughout and enhanced exterior finishes. Robert Slatt, Murphy Osborne and Joe Foley of Gantry represented the borrower, a private real estate investor. The three-year, fixed-rate loan with 30-year amortization was provided by one of Gantry’s correspondent life company lenders. Gantry will service the loan.
LA MIRADA, CALIF. — CBRE has arranged the sale of Imperial Medical Plaza, a medical outpatient building located at 15651 Imperial Highway in La Mirada. Ethan Christopher LLC sold the asset to a Los Angeles-based private investor. The two-story, 26,596-square-foot property was 91 percent leased by a variety of medical service providers at the time of sale. Chris Bodnar, Brannan Knott, Mindy Berman, Zack Holderman, Cole Reethof, Jesse Greshin and Chris Manassero of CBRE represented the seller in the deal.
PNC Agrees to Acquire FirstBank for $4.1B, Adding 95 Retail Branches in Colorado and Arizona

PITTSBURGH AND LAKEWOOD, COLO. — The PNC Financial Services Group Inc. (NYSE: PNC) has entered into a definitive agreement to acquire Lakewood-based FirstBank Holding Co., including its banking subsidiary FirstBank, in a deal valued at $4.1 billion. Founded in 1963, FirstBank Holding has $26.8 billion in assets under management as of June 30 and provides commercial and retail banking services across Colorado and Arizona. The bank operates 95 FirstBank retail bank branches. PNC plans to retain all of FirstBank’s retail branches, as well as the onsite banking team members. JLL, HJ Sims Secure $80.1M in Tax-Exempt Bond Financing for Sunrise Senior Living Community in Long Beach

LONG BEACH, CALIF. — JLL Capital Markets and HJ Sims have closed $80.1 million in tax-exempt bond financing for the development of Sunrise of Long Beach, a Sunrise Senior Living community in Long Beach. On behalf of Quality Senior Housing Foundation and Sunrise Senior Living, JLL’s Seniors Housing Capital Markets team, in collaboration with the bond underwriting teams of HJ Sims and JLL Securities, secured financing through California Public Finance Authority Senior Living Revenue Bonds, Series 2025A. Located at 3340 N. Los Coyotes Diagonal, the two-story, 78,227-square-foot community will feature 62 assisted living and 24 memory care apartments across 102 licensed beds. Assisted living accommodations will include generously sized studio layouts with private bathrooms, kitchenettes with refrigerators and individually controlled HVAC systems, while memory care offerings will include both private studios and shared suites designed to accommodate couples or roommate preferences. Community amenities will include a wellness center, multiple dining venues, including a formal dining room and casual bistro, a library, theater room, fitness center, beauty salon and four secure landscaped courtyards. The project team includes Sunrise Development as developer, W.E. O’Neil Construction Co. as general contractor and HPI Architecture providing design services. Construction is slated for completion in first-quarter 2027.
KENT, SEATTLE AND SHORELINE, WASH. — The Simon | Anderson Multifamily team at Kidder Mathews has completed the sale of a four-property apartment portfolio in the Seattle area. John Stephanus sold the four-property portfolio and used the proceeds to acquire The Postmark, a 243-unit multifamily community in Shoreline. The purchase was executed through a series of transactions that were previously announced in August. The portfolio includes the 108-unit Swiss Gables Apartments in Kent, the 67-unit Charbern Apartments in Seattle’s Capitol Hill, the 76-unit Stockbridge Apartments in Seattle’s First Hill and the 72-unit Carolina Court Apartments in Seattle’s South Lake Union. Delivered in 2020, The Postmark offers 243 studio, one-, two- and three-bedroom units with high-end finishes and modern layouts. Amenities include a fitness center, yoga studio, resident lounge, rooftop deck, package lockers, bike storage and secure parking. TUCSON, ARIZ. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has brokered the sale of Casa Estrella del Norte, an apartment community in Tucson. Hamid Panahi, Clint Wadlund, Steve Gebing and Cliff David of IPA represented the seller and procured the buyer. Terms of the deal were not released. Built in 1959 on 7.4 acres, Casa Estrella del Norte features 196 studio and one-bedroom apartments spread across eight residential buildings and a standalone clubhouse.
