The City of Los Angeles checks all the boxes for an excellent apartment owner environment. This includes a booming economy, expensive housing, meaningful job growth, and an abundance of Millennials and professionals. Gaylord Rockies Resort & Convention Center in Aurora, Colorado

AURORA, COLO. — Ryman Hospitality Properties Inc. (NYSE: RHP) has received a financing package totaling $880 million to refinance the construction and mezzanine loans for Gaylord Rockies Resort & Convention Center in Aurora, just east of Denver. Wells Fargo both provided and arranged the loan. Sitting on 85 acres, Gaylord Rockies features over 1,500 guest rooms including 114 suites and over 485,000 square feet of meeting and convention space. Amenities include eight restaurants, a spa/salon, multiple retail shops and a $25 million indoor/outdoor water park. Marriott International operates the resort, which opened in December 2018. Ryman Hospitality is a publicly traded lodging REIT specializing in destination hotel assets in urban and resort markets. The original loans were scheduled to mature in December 2019. Although the owner of the property is a joint venture, with Ryman owning 61.2 percent of the property, the other owners were not disclosed. The new loan consists of an $800 million term loan and an additional $80 million of borrowing capacity should the joint venture decide to pursue a future expansion. HENDERSON, NEV. — Google has broken ground on a $600 million data center in the metro Las Vegas city of Henderson. The 750,000-square-foot facility sits on a 64-acre site and is expected to open in 2020. It is part of a $13 billion data center and office expansion effort by Google, which also includes facilities in Michigan, Oklahoma and Texas.

SEATTLE — Vanbarton Group, a privately owned real estate investment and advisory firm, has purchased 901 Fifth Ave. from Schnitzer West and Investcorp for $305 million. The 541,190-square-foot, 41-story tower is located at the corner of Fifth Avenue and Madison Street in Seattle’s central business district. Schnitzer West will continue to perform property management services for the tower, which is 100 percent occupied by tenants including Pitchbook and Cray Inc. HFF and Newmark Knight Frank brokered the transition with market leasing support from JLL.

BURLINGAME, CALIF. — Harvest Properties and joint-venture partner New York Life Real Estate Investors, on behalf of McMorgan Northern California Value Add Development Fund I, have sold One Bay Plaza in Burlingame to local developer/operator Woodstock Development for an undisclosed amount. The 196,000-square-foot, nine-story office tower was originally purchased in 2016. Paul Nelson, Stephen Van Dusen, Cartter Berg and Cameron Palmer of Eastdil Secured represented Harvest and New York Life Real Estate Investors on the transaction. Sources close to the sale confirmed a price of $75.3 million.

OXNARD, CALIF. — Oakmont Senior Living has announced plans for Oakmont of Riverpark, slated to open this winter in Oxnard, a coastal city approximately 70 miles west of Los Angeles. Senior living veteran Gina Salman will be executive director of the 90,000-square-foot, resort-style senior living community located on three acres. The property will feature 59 assisted living and 25 memory care apartment homes. A marketing information center is already open at the site.

Set on 1.57 acres, the four-story structure spans 70,000 square feet with 810 rentable units. Features include climate-controlled units, extended access hours, electronic gate access, online bill payment and month-to-month rentals.

LOS ANGELES — Stan Johnson Co. has completed the $24.5 million sale-leaseback of six Mobil-branded convenience and gasoline retail sites in Los Angeles. Matt Lipson, Chris Lomuto and Milo Spector of Stan Johnson’s Portland, Oregon and Walnut Creek, California offices represented the seller/operator in the transaction. Known as 1234 M Division Street, the seller/operator is a boutique carwash and convenience store operator based in southern California. A New York-based institutional investor purchased the portfolio at a 7.25 percent capitalization rate.

NAMPA, IDAHO — CareTrust REIT has acquired Cascadia of Nampa, a newly constructed, 99-bed transitional rehabilitation facility in Nampa. The facility was added to CareTrust’s existing master lease with Idaho-based Cascadia Healthcare LLC, bringing the total facility count under the Cascadia master lease to 12 facilities with 1,013 licensed beds. CareTrust participated in the facility’s development, making a preferred equity investment with Cascadia’s development affiliate in 2016 to construct the asset. In conjunction with the investment, CareTrust obtained an option to purchase the facility at a formula-based price upon stabilization of the operations. Cascadia completed construction and opened the facility in November of 2017. CareTrust’s investment for Cascadia of Nampa was approximately $12.8 million, inclusive of transaction costs and after receiving credit for CareTrust’s original equity investment and preferred returns thereon. Initial annual cash rent will be approximately $1.5 million. The master lease carries annual CPI-based escalators and has approximately twelve years remaining on the initial term, plus three five-year renewal options. The acquisition was funded using cash on hand.
