ISSAQUAH, WASH. — Grandbridge Real Estate Capital, an Atlanta-based lender, has closed a $19.4 million first mortgage loan for Aegis of Issaquah. The property is a 99-unit assisted living, memory care and short-term rehabilitation community in the Seattle suburb of Issaquah. Freddie Mac’s Capital Markets Execution (CME) Multifamily loan product provided the capital. Richard Thomas, senior vice president, and Meredith Davis, vice president, led the Grandbridge team on this transaction.

HOQUIAM, Wash. — Blueprint Healthcare Real Estate Advisors has arranged the $2.6 million sale of Karr House, a 40-unit assisted living in Hoquiam, along the coast of Washington State approximately 110 miles southwest of Seattle. A national owner/operator looking to divest non-core assets sold the property to a regional operator. The names of the parties were disclosed. The purchase price equates to approximately $65,000 per unit. Blueprint’s Ben Firestone, Jacob Gehl and Trent Gherardini were the lead advisors on this transaction.
TACOMA, WASH. — Vestar has acquired James Center, a 140,240-square-foot shopping center located in Tacoma, for $31.4 million. The center is located at 6901 S. 19th St. directly across from Tacoma Community College. Tenants at James Center include Fred Meyer, Rite Aid, Starbucks Coffee, Subway, Verizon, Menchie’s, U.S. Bank, IHOP, FedEx, Kinko’s and Ivar’s. Over the past 12 months, Vestar has acquired five retail centers valued at $670 million throughout the Western U.S.
REDMOND, WASH. — Equus Capital Partners has acquired a pair of office buildings within the Quadrant Willows business park in Redmond $25.6 million. The acquisition includes Building C and Building E, totalling 129,972 square feet. The buildings are located at 11121 & 11241 Willows Road NE. They were built in 1998 and 2000, respectively. Both structures underwent renovations in 2007. Joe Lynch, Andy Miller, Bob Conrad and Dan Harden of Kidder Mathews represented the seller, Steelwave, in this transaction.
SEATTLE — Columbia Pacific Advisors is entering into a long-term ground lease with the Archdiocese of Seattle and St. James Cathedral to build a 237-unit, 24-story senior housing community in Seattle’s First Hill neighborhood. The community, on a half block of Archdiocese-owned land at 620 Terry Ave., will offer independent living, assisted living and memory care. Columbia Pacific Advisors expects to start construction on the senior living project in 2017, and the project is scheduled to open in 2019. Columbia Pacific Advisors is a real estate investment firm based in Seattle.
MUKILTEO AND LYNNWOOD, WASH. — Kennedy Wilson Real Estate Fund V (Fund V) has acquired two multifamily properties in the metro Seattle area for a total of $140.8 million. Fund V invested $50 million in equity and secured the remainder of the capital through Freddie Mac. Kennedy Wilson (NYSE: KW), a global real estate investment company, is a 12 percent investor in Fund V. In the first transaction, Fund V acquired Alara Harbour Point for $46.5 million from SVF Harbour Pointe Mukilteo LLC. The 230-unit multifamily property is located at 4500 Harbour Pointe Blvd. in Mukilteo, a northern suburb of Seattle. The property features amenities such as a fitness center, picnic areas, business center, swimming pool and clubhouse. Unit amenities at Alara Harbour Point include stainless steel appliances, walk-in closets, high-speed Internet access and balconies or patios. The complex was built in 1998 and is situated on 12 acres within a master-planned community. All buildings within the complex are three stories. In the second transaction, Fund V purchased Tivalli, a 383-unit property, for $94.3 million from GRE Ash way LLC. TACOMA, WASH. — Franke Tobey Jones, a 20-acre, 90-year-old, nonprofit continuing care retirement community in the Point Defiance neighborhood of Tacoma, has announced a three-phase expansion. The community currently serves 190 residents with independent living, assisted living, memory care and skilled nursing services. The nonprofit also operates the Point Defiance Ruston Senior Center, a Senior University Program and the M.J. Wicks Family Wellness center. Between its projects, Franke Tobey Jones provides continuing education, fitness classes and social events to residents and non-residents alike. Initial plans for the community’s expansion include three phases over the next five to eight years. Phase I will include a new health center, memory care community and independent living apartments featuring views of the Puget Sound. Phase II will include new independent living apartment building with an enhanced wellness center, auditorium, bistro, game room, lounge, business/computer room, library and rooftop deck. The building is meant for aging in place, allowing for assisted living services to be delivered without relocation. AUBURN, WASH. — CenterPoint Properties has acquired a 152,155-square-foot distribution facility in Auburn for an undisclosed sum. The facility is located at 3702 C St. NE. It will be leased to FedEx Ground and will serve as one of the firm’s primary Western Washington distribution and sorting facilities. SEATTLE — Oracle has leased 90,000 square feet of space at Century Square in downtown Seattle. The space is located at 1501 4th Ave. The Class A property is now 98 percent leased. It is situated between South Lake Union and the financial district. Laura Ford and David Abbott of Colliers International represented the landlord.
SEATTLE — Holliday Fenoglio Fowler (HFF) has arranged the sale of, and acquisition financing for, Queen Anne Manor, a 93-unit seniors housing community in Seattle’s Upper Queen Anne neighborhood. Capitol Seniors Housing acquired the asset from an undisclosed seller for $36.3 million, free and clear of existing debt. HFF also assisted the buyer in securing a $25 million, seven-year, floating-rate loan through Freddie Mac. Queen Anne Manor has 54 assisted living units and 39 memory care units averaging 294 square feet each. Renovated most recently in 2015, the west building of the property was originally built in 1908 and the east building was completed in 1927. The property was 96 percent leased at the time of sale and is situated on just over one acre. Milestone Retirement Communities LLC, which is based in Vancouver, Wash., will manage the property. Senior managing directors Ryan Maconachy and Chad Lavender and associate director Sarah Baccich led the HFF team.
