LACEY, WASH. — Buchanan Mortgage Holdings, an affiliate of Buchanan Street Partners, has provided a $39 million non-recourse construction loan for the completion of a garden-style multifamily community in Lacey. The borrower is Harbor Custom Development. Upon completion, the 177-unit property will offer a mix of studio, one- and two-bedroom residences with Class A finishes and above-average unit sizes compared to the existing competitive set. Harbor plans to lease the community’s first phase beginning in February 2023 and complete construction in June 2023.

Panattoni Development, GLP Capital Sell 141,884 SF Lacey Logistics Facility in Washington

LACEY, WASH. — Panattoni Development Co. and GLP Capital Partners have completed the disposition of Lacey Logistics, a Class A industrial building in Lacey. An undisclosed buyer acquired the asset for $23.8 million. Completed in 2021, the cross-dock, 141,884-square-foot building features 130-foot truck courts, 30-foot clear heights, dock-high and drive-in loading, trailer parking, ESFR sprinklers and heavy power. The facility is fully leased to three tenants: Morgan Transfer, Direct Export and Blue Line Foodservice. The property is located at 3130 Hogum Bay Road, less than 1.5 miles from Interstate 5, approximately 35 miles southwest of the Port of Tacoma and 60 miles southwest of downtown Seattle. PeakMade, Blue Vista Complete Theory U District Student Housing Property Near University of Washington

SEATTLE — PeakMade Real Estate and Blue Vista Capital Management have completed construction of Theory U District, a 441-bed student housing development located near the University of Washington in Seattle. The seven-story community offers fully furnished studio to five-bedroom units. Shared amenities include a fitness center, study spaces, ground-level courtyard and rooftop amenity deck with views of the Seattle skyline. The community opened in September prior to the start of the 2022-2023 academic year. “We are very excited to be a part of the U District community and to serve the growing housing needs of University of Washington students with a well-conceived project,” says Jeff Githens, president of development at PeakMade Real Estate.
EDMONDS, WASH. — Anthology Senior Living has unveiled plans for Anthology of Edmonds, a 127-unit seniors housing community in Edmonds, a northern suburb of Seattle. The community totals 162,872 square feet across six floors and is Anthology’s first community to exclusively offer independent living. This project marks the sixth senior housing development that Anthology has started in the past 12 months. Harrison Street is an investment partner on the project. The project is scheduled to open in late 2023. According to a recent report by the U.S. Census Bureau, almost 15 percent of the Snohomish County population has already reached age 65 and older, a number that will continue to climb as baby boomers age.
PEF Advisors Acquires 75-Unit Rainier Vista Affordable Seniors Housing Property in Pacific, Washington

PACIFIC, WASH. — Preservation Equity Fund Advisors (PEF Advisors) has purchased Rainier Vista, an affordable seniors housing property in Pacific. Terms of the transaction were not released. Originally developed in 2003 with low-income housing tax credits, Rainier Vista offers one three-story building with 75 one- and two-bedroom units for affordable housing for seniors age 55 and older. Units offer refrigerators, self-cleaning ovens, microwaves, dishwashers, garbage disposals and storage lockers. The community includes 20 units designated for residents earning 30 percent of area median income (AMI), 25 units for residents at 50 percent AMI and five units for residents at 60 percent AMI. The remaining 25 units are market rate. At the time of sale, the property was 96 percent occupied. Community amenities include a leasing office, clubhouse, library, fitness center, salon, elevator service, three on-site laundry facilities, a knitting room, courtyard community garden and barbecue area.
Ziegler Arranges $74.6M Financing for Heron’s Key Seniors Housing Community in Gig Harbor, Washington

GIG HARBOR, WASH. — Ziegler has arranged $74.6 million in financing for Heron’s Key, a continuing care retirement community located just across Puget Sound from Tacoma in Gig Harbor. Currently, the community consists of 194 independent living units, 30 skilled nursing beds and 51 assisted living units. Heron’s Key is a subsidiary of Emerald Communities, which is based in Redmond. Emerald Communities will use proceeds of the Cinderella bank placement will be used with other available funds to advance refinance its 2015 bonds, which financed the original construction of the community. The loan was placed directly with Truist Bank with a 10-year bank commitment. “This average annual debt service savings of $1.1 million will benefit Heron’s Key and aid in building cash that will result in developing a Phase II sooner than later,” says Lisa Hardy, CEO of Emerald Communities.
Intercontinental Real Estate Divests of Two Multifamily Communities in Seattle’s Ballard Neighborhood for $41.5M

SEATTLE — Intercontinental Real Estate has completed the disposition of two apartment properties totaling 155 units in the Ballard neighborhood of Seattle. An undisclosed buyer acquired the assets for $41.5 million. Located at 6559 15th Ave. NW, Belay features 104 studio, one- and two-bedroom units with an average size of 521 square feet. Noba, located at 8022 15th Ave. NW, offers 51 one-bedroom apartments with an average unit size of 557 square feet. Noba was built in 2012 and Belay was constructed in 2013. Eli Hanacek, Jon Hallgrimson, Mark Washington and Kyle Yamamoto of CBRE’s Pacific Northwest multifamily team represented the seller in the transaction.
Emerald Communities Starts Expansion Project at Emerald Heights CCRC in Redmond, Washington

REDMOND, WASH. — Emerald Communities has started construction of an expansion project at Emerald Heights, a continuing care retirement community (CCRC) in the Seattle suburb of Redmond. The new building, named Courtyard, will rise three stories and feature 42 independent living units ranging in size from 826 square feet to 1,726 square feet. Dean Kelly of the architecture firm Rice Fergus Miller, who worked on Emerald Heights’ previous expansion in 2014, led the design of the new building. The Courtyard will total 70,638 square feet plus a 35,703-square-foot underground parking structure. GLY Construction is building the expansion, which is scheduled for completion in late 2023.
Crystal Investment Property Negotiates Sale of 30-Room Packwood Lodge in Washington State

PACKWOOD, WASH. — Crystal Investment Property (CIP) has arranged the sale of Packwood Lodge, a select-service hotel located at 13807 US-12 in Packwood. Terms of the transaction were not released. The 30-guest room Packwood Lodge includes extensive capital improvements, 21 updated guest rooms or suites and nine detached cabins. The property features a lobby with a breakfast area, office, laundry room, owner’s quarters and a hotel-adjacent leased restaurant. Rooms and suites include flatscreen TVs, mini fridges, microwaves, coffee makers and high-speed wireless internet. The cabins, completed in 2019, feature kitchenettes, dining areas, jacuzzi tubs and outdoor decks. Joseph Kennedy of CIP, along with the CIP team, represented the buyer and seller in the transaction.
Pearlmark Receives $7M Mezzanine Loan for Northview Center Office Building in Lynnwood, Washington

LYNNWOOD, WASH. — Chicago-based Pearlmark has received a $7 million mezzanine debt investment as part of its purchase of Northview Center, an office property in Lynnwood. The 182,009-square-foot building is close to a new light rail station that will provide easy access to downtown Seattle. The investment was made on behalf of Pearlmark Mezzanine Realty Partners V LP. Prime Finance provided the senior loan. Nitze-Stagen is the manager for the borrower. Bill Swackahmer of Pearlmark arranged the transaction.
