ST. PETERSBURG, FLA. — Foundry Commercial has negotiated the sale of Castille at Carillon, a two-building office complex located at 400 and 450 Carillon Parkway in St. Petersburg, a suburb of Tampa. Joe Chick, Christine Mansour and Chris DeMartino of Foundry Commercial represented the seller, a joint venture between Feldman Equities and Tower Realty Partners, in the transaction. ESN Group LLC acquired the property for an undisclosed price.
Situated within the Carillon Park mixed-use business park, Castille at Carillon spans 104,897 square feet and was 93 percent leased at the time of sale to 21 tenants. The property features an average tenant suite size of roughly 4,100 square feet and a two-level parking garage with more than 400 spaces. Previous ownership invested more than $1.8 million in capital improvements since 2020, including renovations to the lobbies, restrooms and common areas, HVAC upgrades and parking garage improvements.
