SANTA CRUZ, CALIF. — Bogard Construction, in partnership with Santa Cruz City Schools, has broken ground on the district’s first Educator Housing Community at 313 Swift St. The property will offer 100 below market-rate apartments designated for district teachers and staff. Funded through voter-approved Measures K and L, the project is being delivered through an Alternative Design-Build approach with Bogard, Santa Cruz Schools, EHDD and Studio VARA working together throughout the process to align budget, constructibility, site planning and program goals. The 120,000-square-foot community will feature studio, one-, two- and thee-bedroom apartments, along with site improvements and renovations to two existing buildings on the property. Architecturally, the project is organized into smaller neighborhoods across three distinct masses connected by elevated bridges and exterior walkways. Completion is slated for 2028.

PHOENIX — Neighborhood Ventures has purchased Venture on 16th, an 86-unit apartment property in the Biltmore District of Uptown Phoenix, from an undisclosed seller for $19.5 million. Venture on 16th features two-, three- and four-bedroom apartments, a resort-style pool with glass fencing, a clubhouse and fully equipped fitness center. Neighborhood Ventures plans to stabilize the property with long-term financing and align rents with market levels.
OHIO — Greystone has provided a $46 million bridge-to-HUD loan for the refinancing of a two-property seniors housing portfolio in Ohio. Christopher Clare, David Young, Ben Rubin, Ryan Harkins, Parker Nielsen and Liam Gallagher of Greystone originated the financing. The portfolio includes 118 skilled nursing units, 16 memory care units, 232 assisted living units and 10 independent living units. The bridge loan enables the borrower to refinance the properties and position the assets for long-term, HUD-insured permanent financing.
Quest Management Obtains $75M in Acquisition Financing for Multifamily Community in Metro Baltimore

PIKESVILLE, MD. — Stevenson, Md.-based Quest Management Group has obtained a $75 million agency loan to finance the acquisition of The Worthington Apartments, a 612-unit multifamily community located in Pikesville, roughly 15 miles northwest of Baltimore. Jonathan Zilber and Joel Chetner of Walker & Dunlop arranged the 10-year, fixed-rate, nonrecourse loan. Situated at 7900 Brookford Circle, The Worthington comprises 21 three-story residential buildings across nearly 37.5 acres. The garden-style complex features one-, two- and three-bedroom floorplans ranging in size from 750 to 1,188 square feet, according to Apartments.com. Amenities include a swimming pool, playground, clubhouse, business center and a courtyard, as well as four garages.
HOUSTON — Locally based firm Moody National Development has broken ground on Silo Springs, a 346-unit multifamily project in West Houston that represents Phase I of a larger development. The 17-acre site is located at the northeast quadrant of I-10 and the Beltway, and the five-story building will offer one-, two- and three-bedroom units. Amenities will include a clubroom, fitness center, game lounge, business center, pool, courtyard, outdoor grilling and dining stations and a pet park. Architecture firm PVEDI (formerly EDI International) designed the project, and Arch-Con Corp. is serving as the general contractor. Completion is slated for mid-2028.
MATAWAN, N.J. — Pentaurus Properties, a New Jersey-based family office, has purchased a 124-unit apartment complex in Matawan, located in Central New Jersey. Marc Hampton Apartments is a garden-style complex that was built in the 1960s and offers one- and two-bedroom units across 11 buildings. Nat Gambuzza and Trevor Fiebel of Berkadia represented Pentaurus, which plans to implement a value-add program, in the transaction. Joseph Garibaldi, Thomas Walsh and Nick Vanderslice of Colliers represented the undisclosed seller.
NEW LONDON, CONN. — Locally based brokerage firm Chozick Realty has negotiated the $4.6 million sale of a 38-unit apartment complex in the coastal Connecticut city of New London. Garfield Avenue Apartments consists of two three-story buildings that exclusively house one-bedroom units. Jordan Pinto led the Chozick team that brokered the deal. The buyer and seller were not disclosed.
Sobrato Organization Opens 120-Unit Affordable Housing Development in Redwood City, California

REDWOOD CITY, CALIF. — The Sobrato Organization has opened The Millton, an affordable housing community located at 900 Chestnut St. in Redwood City, with units designated for residents earning between 30 percent to 80 percent of the area median income. The Millton features 120 studio, one-, two- and three-bedroom apartments across five stories. Apartments offer wood plank flooring, 10-foot ceilings, pantry/entryway closets, soaking tubs, stainless steel energy-efficient appliances, stone countertops in kitchens and bathrooms, recessed lighting and private balconies in select units. Community amenities include a 24-hour fitness center, onsite laundry, a business center with computers and printing capabilities, outdoor living spaces with barbecues and a resident lounge with seating, media and kitchenette. AREP Opens CityHouse Old Town Office-to-Residential Conversion Project in Alexandria, Virginia

ALEXANDRIA, VA. — American Real Estate Partners (AREP) has opened CityHouse Old Town, an office-to-residential adaptive reuse development at 1101 King St. in Alexandria, a suburb of Washington, D.C. The community has been welcoming residents since late 2025 and is 40 percent occupied. Originally constructed in 1983 as a 236,000-square-foot office building, CityHouse Old Town has been reimagined into a seven-building, luxury residential community. The complex offers 199 apartments ranging in size from 500 to 1,559 square feet. Monthly rental rates begin at $3,300. Amenities the property include coworking spaces, a hospitality-inspired club lounge, 24-hour fitness center, pet washing station, electric vehicle charging stations and landscaped gathering areas. AREP is pursuing Fitwel certification for the project. Bozzuto serves as leasing and property manager for CityHouse Old Town.
ST. PAUL, MINN. — JLL Capital Markets has brokered the sale of The Hill Apartments, a 162-unit luxury apartment building in St. Paul’s historic Cathedral Hill neighborhood. Josh Talberg, Joseph Peris and Eli Smith of JLL represented the seller, Wolverton Capital. The Hill is the only modern apartment community at scale delivered to the neighborhood, according to JLL.
