PORTLAND, ORE. — A partnership between Security Properties and an affiliate of Rockwood Capital has purchased NV Apartments, a multifamily property in Portland’s North Pearl District. The acquisition price and name of the seller were not released. NV Apartments offers 284 one- and two-bedroom residences in a mix of standard, townhome, loft and penthouse layouts. The units feature woodgrain laminate cabinets with undermount lighting, stainless steel appliances, hard surface countertops with undermount sinks and vinyl plank flooring. Community amenities include an outdoor dog run and wash station, a private dining room area, bike storage and repair station, fitness center, yoga studio, resident lounge and a third-floor courtyard area. Additionally, the property offers 4,100 square feet of ground-level retail space. Security Properties Residential, an affiliate of Security Properties, will manage the asset.

KENNESAW, GA. — JLL Capital Markets has arranged the $63.5 million sale of Cobb Place, a 335,190-square-foot shopping center in Kennesaw. Jim Hamilton, Brad Buchanan, Andrew Kahn and Anton Serafini of JLL represented the seller, Savannah, Ga.-based Wicker Park Capital Management, in the transaction. The buyer was Miami-based Shaked Acquisitions. Located about 27 miles northwest of Atlanta, the shopping center is historically the top destination in the region for furniture and home-centric retailers, according to JLL. The longstanding anchor list includes Ashley Furniture HomeStore, American Signature Furniture, DSW, Cost Plus World Market, Hobbytown, Bassett Furniture, Natuzzi and BrandsMart USA.
NEWPORT NEWS, VA. — Berkadia has brokered the sale of Forest Lake at Oyster Point, a 296-unit multifamily property located at 307 Saint Thomas Drive in Newport News. Richmond-based Levco Management acquired the property for an undisclosed price. Drew White, Carter Wood and Cole Carns of Berkadia represented the Nebraska-based seller, Haley Residential, in the transaction. Built in 1986 and renovated between 2008-2013, Forest Lake at Oyster Point offers a mix of one-, two- and three-bedroom apartments ranging in size from 780 to 1,235 square feet, according to Apartments.com. Amenities at the Class B property include a tennis court, grilling area, two swimming pools and a fitness center.
Walker & Dunlop Provides $13.9M Loan for Sedgefield Apartments in Winston-Salem, North Carolina

WINSTON-SALEM, N.C. — Walker & Dunlop has provided a $13.9 million loan for Sedgefield Apartments, a 144-unit garden-style multifamily community located at 4755 Country Club Road in Winston-Salem. Brendan Coleman and Adam Johnston of Walker & Dunlop originated the Freddie Mac loan on behalf of the borrower, Elliott Properties. Sedgefield was built in 1987 and features one- and two-bedroom apartments, as well as a pool, fitness center, laundry facilities, business center, dog park and tennis and volleyball courts.
CHICAGO — Continuum Advisors has brokered the sale of The Oaks at Bartlett in the northwest Chicago suburb of Bartlett for $42 million. Built in 2007, the 283-unit seniors housing community offers a full continuum of care with 10 cottages, 154 independent living apartments, 49 assisted living units, 16 memory care units and 54 skilled nursing units. The property sold through a court-supervised process with Michael Flanagan of Flanagan & Associates LLC serving as the receiver. After the community defaulted on its bond obligations, Minneapolis-based Certus Living was brought in to operate and turn around the campus to positive NOI. David Kliewer and Jay Jordan of Continuum Advisors brokered the transaction and led an extensive marketing campaign to identify a stalking horse bidder followed by a court-supervised overbid process. A national institutional investor was the buyer.
Bernard Financial Group Secures $3.5M Loan for Refinancing of Apartment Building in Warren, Michigan
WARREN, MICH. — Bernard Financial Group (BFG) has secured a $3.5 million loan for the refinancing of Parkview Tower Apartments in Warren, a northern suburb of Detroit. The apartment building features 157 units. Joshua Bernard of BFG arranged the loan through Ameritas Life Insurance Corp. on behalf of the borrower, Parkview Tower Apartments LP.
CHARLESTON, S.C. — Woodfield Development has delivered Goddard Point Hope, a 227-unit apartment community located at 1000 Point Hope Parkway in Charleston. The multifamily property is situated within the master-planned Point Hope development and represents Woodfield’s 24th completed project in South Carolina. Goddard Point Hope offers a mix of studio, one-, two- and three-bedroom units ranging in size from 688 to 1,396 square feet. Monthly rental rates range from $1,598 to $2,903, according to Apartments.com. Amenities include a saltwater pool with a poolside lounge and pavilion, fitness center and yoga studio, business center with coworking spaces, club and game rooms, vegetable market, community kitchen and grilling stations and a pet park and pet spa, as well as 17,000 square feet of retail space. SAN ANTONIO — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the sale of The Place at Castle Hills, a 680-unit apartment community located about eight miles north of downtown San Antonio. Built on 23 acres in 1984, the property features one- and two-bedroom units with an average size of 687 square feet. Amenities include three pools, a business center and a resident clubhouse. Drew Garza, Will Balthrope and Ben Kalter of IPA represented the seller, MC Cos., in the transaction and procured the buyer, Philadelphia-based Harvest Equities. The new ownership has rebranded the property as Seraphina Castle Hills.
Virtu Investments Sells Barclay Village Multifamily Community in Oregon City for $29.2M

OREGON CITY, ORE. — Virtu Investments has completed the disposition of Barclay Village, a multifamily property located at 775 Cascade St. in Oregon City, to an undisclosed buyer for $29.2 million. Built in 1987, Barclay Village has been undergoing extensive renovations since 2017. Barclay Village features 146 one- and two-bedroom units with modern amenities and conveniences. Community amenities include a pool, spa, fitness center, basketball court, tennis court, clubhouse and covered parking. Josh McDonald and Joe Nydahl of CBRE represented the seller in the deal.
LAS VEGAS — Marcus & Millichap Capital Corp. (MMCC) has arranged separate refinancing transactions totaling $11.4 million for two multifamily communities in Las Vegas. Michael Derk of MMCC secured the loans for the private clients. MMCC arranged a $6.2 million loan for the refinancing for Maryland Park, a 135-unit apartment property at 1101 Dumont Blvd. The community offers a pool, laundry facilities, a courtyard, grill and picnic area. A local credit union provided the 10-year loan, which includes a 6 percent interest rate with a 30-year amortization and a loan-to-value ratio of 50 percent, to the undisclosed borrower. The firm also arranged $5.2 million for the refinancing of Katie Court Apartments, a 107-unit community at 3890 S. Cambridge St. On-site amenities include a pool and laundry facilities. A local credit union provided the 10-year loan, which includes a 6 percent interest rate with a 30-year amortization and a loan-to-value ratio of 50 percent, to the undisclosed borrower.
