DALLAS — Bellomy & Co. has brokered the sale of a CubeSmart self-storage facility located at 5505 Maple Ave. in the Oak Lawn area of Dallas. The Class A facility, which opened in March 2017, consists of 1,111 units across 100,239 net rentable square feet. Approximately 91 percent of the units are climate-controlled. Bill Bellomy, Michael Johnson and John Arnold of Bellomy & Co. represented the seller, Dallas-based Platinum Construction, in the transaction. The Bellomy team also procured the undisclosed buyer.

DENTON, TEXAS — Campus First Student Living, a division of Atlanta-based CF Real Estate Services LLC, has acquired Midtown at Denton, a 432-bed student housing community near University of North Texas in Denton. The 120-unit property, which will has been rebranded Midtown 905, was built in 2011 and includes amenities such as a pool, fitness center, game room, study lounge and tanning bed. The transaction is part of a three-property portfolio sale in which Los Angeles-based Redbridge Capital acquired two other student housing assets totaling 383 beds in Arlington and Fort Worth. The seller was not disclosed.
FORT WORTH, TEXAS — Bakery FunkyTown Donuts and Drafts and apparel and home décor retailer Willow House Boutique will open stores within Sundance Square, a retail and dining destination that spans 35 blocks in downtown Fort Worth. FunkyTown will occupy 1,248 square feet and Willow House will occupy 2,410 square feet. Both stores are slated to open this spring.
HOUSTON — Boyd Commercial has negotiated an 84,000-square-foot industrial lease at 6000 S. Loop E. in Houston. Greg Barra and David Munson of Boyd Commercial represented the landlord, Cynjai Investment, in the lease negotiations. Andrew Jewell of Cushman & Wakefield represented the tenant, Balflex USA Inc., a manufacturer of hydraulic hoses and fittings for various industries. The duration of the lease was not disclosed.
HOUSTON — Poynter Commercial has secured five office leases totaling 40,000 square feet at a 325,000-square-foot office building located at 11700 Katy Freeway in Houston. The two largest leases include Enterprise Offshore Drilling LLC taking 12,629 square feet and Helm U.S. Corp. taking 9,637 square feet. Kevin Poynter and Peyton Poynter of Poynter Commercial represented the landlord, FSP Energy Tower I Ltd., the lease negotiations with Enterprise Offshore Drilling. Kevin Poynter also represented the landlord in the lease negotiations with Helm U.S. Sean Durkin of The J. Beard Real Estate Co. represented Helm U.S.
HOUSTON — HFF has negotiated the sale of Brookhollow Central I, II and III, a three-building portfolio of office properties totaling 806,541 square feet in Houston’s North Loop submarket. Dan Miller and Marty Hogan of HFF represented the seller, Miami-based office investment firm Parmenter, in the transaction. California-based Hertz Investment Group purchased the properties for an undisclosed price.
HOUSTON — Austin-based entertainment concept Flix Brewhouse will open a 38,750-square-foot cinema and microbrewery within Hub at Harvest Green, a 300,000-square-foot dining and shopping destination under construction in Houston. The center, which Trammell Crow Co. is developing, will be located at the intersection of Grand Parkway and West Airport Boulevard. Flix Brewhouse is the first entertainment anchor signed at Hub at Harvest Green, which is slated to open in summer 2019.
GRAPEVINE, TEXAS — Fults Commercial Real Estate has broken ground on Kriya Plaza, a 32,867-square-foot office building in the northwestern Dallas metro of Grapevine. The property overlooks Lake Grapevine and is situated across the street from Grapevine Mills Mall. A timeline for completion was not disclosed, but tenant improvements will be available beginning in June.
FORT WORTH, TEXAS — Marcus & Millichap has brokered the sale of Woodway on the Green, a 176-unit multifamily complex in Fort Worth, for an undisclosed price. The property is located near Harris Hospital and Hulen Mall. Al Silva, Mark McCoy and Ford Braly of Marcus & Millichap represented the seller, a private investor who developed the property in 1979. Lubbock-based Madera Residential purchased the complex and will implement a capital improvement plan.
MEMORIAL CITY, TEXAS — NAI Partners has negotiated a 47,000-square-foot industrial sublease at 9811 Katy Freeway in the western Houston suburb of Memorial City. Jon Silberman, John Ferruzzo and Nick Peterson of NAI Partners represented the tenant, data processing firm Fairfield Nodal, in the sublease negotiations. The name and representative of the sub-landlord were not released.
