THE WOODLANDS, TEXAS — Edge Capital Markets has brokered the sale of Colonnade of The Woodlands, a 42,030-square-foot retail center located about 30 miles north of Houston. The center is home to tenants such as Gringo’s Mexican Kitchen, School of Rock, F-45 Training, Zoo Health Club and Bear Branch Animal Hospital. Micha van Marcke and Chace Henke of Edge represented the seller, a private limited partnership, in the transaction. John Fenoglio and Brock Hudson of CBRE arranged acquisition financing for the deal on behalf of the buyer, a limited liability company sponsored by The J. Beard Real Estate Co.

HOUSTON — Stream Realty Partners has negotiated a 32,238-square-foot industrial lease in southeast Houston. According to LoopNet Inc., the building at 8300 Telephone Road was constructed in 1981 and totals 107,025 square feet. Tyler Maner and William Carpenter of Stream represented the landlord, Birtcher Anderson Davis, in the lease negotiations. Amy Patterson with Clay & Co. represented the tenant, First Choice Fasteners.

HUMBLE, TEXAS — SurePoint Development, a self-storage owner-operator based in San Antonio, will develop an 687-unit self-storage facility in Humble, a northeastern suburb of Houston. The site is located at the intersection of Sam Houston Tollway and Mesa Drive at the entrance to Johnson Development’s Fall Creek master-planned community. CubeSmart will operate the new facility, which will comprise 120,000 net rentable square feet of climate- and non-climate-controlled space. The facility will also feature boat/RV storage space and 10,000 square feet of mini-offices. Construction is set to begin before the end of the year. A tentative completion date was not announced. SurePoint is also planning a 761-unit facility in Missouri City.

HARKER HEIGHTS, TEXAS — Mag Mile Capital, a Chicago-based commercial mortgage banking firm, has arranged a $13 million CMBS loan for the 88-room Hampton Inn Harker Heights hotel in Central Texas. The select-service hotel opened in August 2023 and is located north of Austin and just outside the city of Killeen. The 10-year, nonrecourse loan carried a fixed interest rate of 7.5 percent, a 65 percent loan-to-value ratio and a 30-year amortization schedule. The name of the Austin-based borrower and direct lender were not disclosed.

HOUSTON — Hilltop Stones has signed a 121,795-square-foot industrial lease in northwest Houston. The manufacturer of granite, quartz and marble products is taking space at the building at 8760 Clay Road, which according to LoopNet Inc. was built in 1960 (renovated in 2010) and totals 356,953 square feet. Garret Geaccone and Boone Smith of Stream Realty Partners represented the landlord, DRA Advisors, in the lease negotiations. Wes Williams of Colliers represented the tenant.

TYLER, TEXAS — Dallas-based brokerage firm STRIVE has negotiated the sale of Kinsey Crossing, a 24,107-square-foot retail center in the East Texas city of Tyler. The center was built in 2014 and was 80 percent leased at the time of sale to tenants such as Baskin-Robbins, Dunkin’ and T-Mobile. Andrew Williams and Will Schubert of STRIVE represented the New Jersey-based seller in the transaction and procured the buyer. Both parties requested anonymity.

HOUSTON — Locally based operator Duckstache Hospitality has opened three new restaurants at Autry Park, a 14-acre mixed-use development located northwest of downtown Houston. Bar Doko and Doko are both Japanese concepts that total 66 seats and opened in late 2024 and February 2025, respectively. Annam is a French-Vietnamese restaurant that also opened in February. A partnership between Hanover Co. and Dallas-based retail owner-operator Rebees owns Autry Park.

MISSOURI CITY, TEXAS — SurePoint Development, a self-storage owner-operator based in San Antonio, will develop an 761-unit self-storage facility in Missouri City, a southwestern suburb of Houston. The site is located along FM 521 just south of Sienna Parkway near Johnson Development’s Sienna master-planned community, where SurePoint opened another self-storage facility in 2021. CubeSmart will operate the new facility, which will comprise 95,000 net rentable square feet, inclusive of climate-controlled space. Construction is set to begin this summer. A tentative completion date was not announced.

FORT WORTH, TEXAS — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the sale of Cortland Riverside, a 374-unit apartment community in Fort Worth. Built in 2020 on the city’s north side, the property offers one-, two- and three-bedroom units with an average size of 1,014 square feet. Amenities include a pool, fitness center, business center, dog park and a clubhouse. Drew Kile, Michael Ware, Taylor Hill, Joey Tumminello and Shelby Clark of IPA brokered the deal. The buyer and seller were not disclosed. The property, which was 95 percent occupied at the time of sale, has since been rebranded as The Hadley Riverside.

FORT WORTH, TEXAS — Locally based developer ONM Living has sold Cottages at Summer Creek, a 196-unit build-to-rent residential property in South Fort Worth. Built on 18 acres in 2023, Cottages at Summer Creek offers studio, one-, two- and three-bedroom residences that range in size from 344 to more than 1,200 square feet. Homes offer private fenced yards, covered front porches, granite countertops, stainless steel appliances, walk-in showers, washers and dryers and smart technology features. Amenities include a pool, two pet parks, pickleball courts, walking trails and a conference room. ONM Living sold the property in partnership with All Pro Capital. Berkadia brokered the deal. The buyer was Stockbridge Capital Group.
