LANCASTER, TEXAS — Duke Realty Corp. has broken ground on an 874,566-square-foot distribution facility in the Dallas metro of Lancaster for Wayfair, a Boston-based e-commerce firm specializing in furniture and home goods. The property is being built on a 47-acre site along Interstate 35 north of Wintergreen Road. Building features will include 36-foot clear heights, more than 14,000 square feet of office space, 187 trailer storage stalls and 250 automobile parking spaces. John Brewer, Ben Phillips, John Lasher and Jon Varholak of Transwestern represented Wayfair in the lease negotiations for the facility. Duke Realty was represented internally by Matt Hyman.

HOUSTON — Caydon, an Australian multifamily development firm, has received debt and equity financing for the development of a 357-unit luxury apartment tower in Houston. The property, which will offer one- and two-bedroom units featuring European-styled interiors, will be located at 2850 Fannin St. in the Midtown area. The amount of the financing was not disclosed, but the Houston Business Journal reports that the project has a price tag of approximately $200 million. Matthew Kafka and Dustin Selzer of HFF arranged the debt financing through Bank of the Ozarks and the equity portion through Invesco Real Estate.
IRVING, TEXAS — Code 3 Emergency Room and Urgent Care has begun work on an 8,160-square-foot, freestanding emergency room and urgent care center at the Dallas-Fort Worth (DFW) International Airport in Irving. The facility will be situated on 1.5 acres within Southgate Plaza, a 32-acre development that houses a 137-room Hyatt Place hotel and a 154,000-square-foot office building, as well as a variety of retail and restaurant options. The facility will be equipped with a CT scanner, Ultrasound equipment, laboratory and a pharmacy. The project represents the first development of its kind at an airport property in the United States.
HOUSTON — JLL has negotiated six office leases totaling approximately 26,000 square feet at 1885 Saint James Place in Houston. Notable leases include Houston-based commodities brokerage firm Sage Refined Products Ltd. leasing of 7,391 square feet; Alabama-based law firm Lightfoot, Franklin & White LLC easing of 5,700 square feet and boutique advisory firm Detring Energy Advisors leasing of 4,234 square feet. Chrissy Wilson and Russell Hodges of JLL represented the landlord, 1885 St. James Place Partners LP, in each lease negotiation. The property is now more than 50 percent leased.
AUSTIN, TEXAS — Peloton Commercial Real Estate has secured a pair of office leases totaling 18,370 square feet within Ladera Bend, a 158,407-square-foot office development located at 7300 Ranch Road 2222 in Austin. North Carolina-based staffing firm Orion ICS LLC leased 11,193 square feet and San Antonio-based software firm Triple Aim Ventures LLC leased 7,177 square feet. Matt Frizzell and Brian Liverman of Peloton represented the landlord in both lease negotiations. Doug Brock of Newmark Knight Frank and Zach Ellis of Colliers International represented Orion ICS and Triple Aim Ventures, respectively.
OKLAHOMA CITY — McCarthy Building Cos. Inc. has begun work on a $150 million expansion of Oklahoma Heart Healthcare’s south campus in Oklahoma City. The project will deliver a six-story, 228,338-square-foot hospital tower on the campus’ west side, which will be occupied by healthcare provider Mercy. That building will offer 44 patient beds, eight cardiac care unit beds, two inpatient pharmacies, imaging and surgery areas and a chapel. The project will also deliver surface parking, a helipad and a 180-space parking garage. Completion is currently scheduled for 2020.
DENTON, TEXAS — Dallas-based investment firm Mohr Capital has sold a 422,819-square-foot industrial facility situated on 30 acres at 2800 Airport Road in Denton. The property is 100 percent leased to The ESAB Group, a provider of welding supplies. Adam Herrin of HFF represented Mohr Capital in the sale. New York-based private equity firm New Mountain Capital purchased the property for an undisclosed price.
AUSTIN, TEXAS — Floor & Decor will open a 77,958-square-foot store and design center within Shops at Tech Ridge, a 504,153-square-foot retail center located at the intersection of Interstate 35 South and Parmer Lane in Austin. About 40 employees will work in the store, the grand opening of which is scheduled for Thursday, Nov. 9. Floor & Decor is an Atlanta-based provider of hard-surface flooring supplies.
COLLEGE STATION, TEXAS — Marcus & Millichap has brokered the sale of Storage Depot, a 242-unit self-storage facility situated on 4.6 acres at 11990 Old Wellborn Road in College Station, about four miles south of Texas A&M University’s campus. Built in 1993, the property features 37,260 square feet of net rentable storage space. Nicholas Ling of Marcus & Millichap represented the seller, a limited liability company, in the transaction. Dave Knobler of Marcus & Millichap procured the buyer, also a limited liability company. Both parties requested anonymity.
MONTGOMERY, TEXAS — Retail brokerage firm Baker Katz has secured a 7,300-square-foot retail lease at the corner of State Highway 105 and Lone Star Parkway in Montgomery on behalf of Pet Supplies Plus. Lunden McGill of Baker Katz represented the tenant in the lease negotiations. Scott Gardner of Streetwise Retail Advisors represented the landlord, Gulf Coast Commercial LLC. The store is scheduled to open in early 2018.
