JANESVILLE, WIS. — Marcus & Millichap has arranged the $2.4 million sale of a newly constructed retail property occupied by Sherwin-Williams in Janesville, a city in southern Wisconsin. Constructed this year, the building is located at 3301 Deerfield Drive and serves as an outparcel to Pine Tree Plaza, a 184,834-square-foot shopping center. Dominic Sulo of Marcus & Millichap represented the buyer and seller, neither of which were disclosed. Todd Lindblom, broker of record in Wisconsin, assisted in closing the transaction.

HOPKINS, MINN. — StarCycle, a cycling studio, has signed a lease to open at the new Hallon development in Hopkins, a southwest suburb of Minneapolis. The property is located at 8594 Excelsior Blvd. Mary Lindell of Christianson & Co. Commercial Real Estate Services represented the tenant. Jackie Taylor is bringing the StarCycle franchise from Oregon to Minnesota.
Atlantic Capital Partners Negotiates $95M Sale of The Plant Shopping Center in San Jose

SAN JOSE, CALIF. — Atlanta Capital Partners has brokered the sale of The Plant, a regional power center in San Jose. Milan Capital Management, along with Arc Capital Partners, acquired the asset from an undisclosed seller for $95 million. Target, The Home Depot, Best Buy, PetSmart, Ross Dress of Less and Ulta Beauty are tenants at the 367,000-square-foot retail property, which was 65 percent occupied at the time of sale. Justin Smith, Chris Peterson, Sam Koonce and Danielle Donovan of Atlantic Capital Partners represented the seller and secured the buyer in the deal. Will Bryson of Atlantic Capital Partners was handling leasing of the property for the seller. Stephen Joseph, also of Atlantic Capital Partners, arranged a $71.2 million bridge loan on behalf of the buyers to facilitate the acquisition. The loan was placed with Bayview Asset Management.
Trevey Commercial Real Estate Brokers Sale of 27-Acre Mixed-Use Project Site in Parker, Colorado

PARKER, COLO. — Trevey Commercial Real Estate has arranged the sale of a 27-acre development site at 8996 Motsenbocker Road in Parker, approximately 23 miles southeast of downtown Denver. Jeffrey and Diane Roth sold the asset to Perry Lane LLC for $3.5 million. The buyer plans to develop a mixed-use neighborhood on the site with 70 apartments in two- and three-story buildings, a five-acre neighborhood retail center and a 14.5-acre neighborhood park. Mitch Trevey of Trevey Commercial Real Estate represented the seller, while Travis Ackerman of Cushman & Wakefield represented the buyer in the deal.
POUGHKEEPSIE, N.Y. — CBRE has negotiated the $34 million sale of Hudson Heritage, a 120,499-square-foot shopping center in Poughkeepsie, located north of New York City. Grocer ShopRite anchors the center, which was 92 percent leased at the time of sale. Other tenants include CVS, Starbucks, Chipotle, AT&T, Jersey Mike’s, Burger King and PulseMD. Jeffrey Dunne, David Gavin and Travis Langer of CBRE represented the seller, an entity doing business as EFG/Saber Heritage SC LLC, in the transaction. The trio also procured the buyer, Tampa-based East Coast Acquisitions.
GALLOWAY, N.J. — Cushman & Wakefield has brokered the $13.7 million sale of Smithville Square, a 106,931-square-foot retail property in Galloway, located in Atlantic County. Anchored by Curexa Pharmacy, the property spans 26 acres and was 97 percent leased to 19 tenants at the time of sale. Frank DiTomasso, Andy Schwartz, Jordan Sobel, Max Helfman, Andre Balthazard and Dan Bottiglieri of Cushman & Wakefield represented the seller, P3 Properties, in the transaction. The buyer was Western Building Co.
WARETOWN, N.J. — First National Realty Partners (FNRP) has acquired Waretown Town Center, an 87,735-square-foot shopping center in coastal New Jersey. The sales price was $14.2 million. A 60,800-square-foot ShopRite grocery store anchors the property. Other tenants at the center, which was 96 percent leased at the time of sale, include Meridian Health, Shore Smiles Dentistry, Saladworks and Great Clips. Colin Behr and Chris Munley, Ryan Sciullo, Casey Benson Smith, R.J. Mirabile and Michael Pascavis of CBRE represented the seller, Chancellor Development, in the transaction.
HUNTSVILLE, ALA. — CBRE has arranged a $16.5 million loan for the refinancing of Westbury Square, a 117,689-square-foot shopping center in south Huntsville. Richard Henry, Mike Ryan, Brian Linnihan, and Taylor Crowder of CBRE arranged the financing through Delta Community Credit Union on behalf of the borrower, Branch Properties, which acquired the property in March 2018. Situated on 11.5 acres about 10 miles south of downtown Huntsville, Westbury Square was 98.5 percent leased at the time of financing to 20 tenants, including T.J. Maxx, Ross Dress for Less and pOpshelf.
Cushman & Wakefield Brokers $14M Sale of Harmony Commons Shopping Center in Fort Collins, Colorado

FORT COLLINS, COLO. — Cushman & Wakefield has arranged the sale of Harmony Commons, a neighborhood retail center located at 3541 and 3581 Harmony Road in Fort Collins. Denver-based Urban Village sold the asset to an undisclosed investor for $14 million. Jon Hendrickson, Aaron Johnson and Mitch Veremeychik of Cushman & Wakefield represented the seller, while Joshua Guernsey of Waypoint Real Estate represented the buyer in the deal. Built in 2017, Harmony Commons consists of two multi-tenant, single-story retail buildings totaling 25,701 square feet. At the time of sale, the property was 87 percent occupied by eight tenants.
MINNEAPOLIS — Asana Partners has completed The Saxon, a redevelopment project that transformed an existing event center into retail and office space in the North Loop neighborhood of Minneapolis. NELSON Worldwide served as the architect. The development team unified the building’s three sections, each built in different periods, into a cohesive retail and lifestyle destination. The redesign integrates retail spaces on the first and third levels with offices on the second. Solidcore is a retail tenant on the ground floor.
