LEESBURG, VA. — LaSalle Hotel Properties has sold Lansdowne Resort, a 296-room hotel and resort located at 44050 Woodridge Parkway in Leesburg, about 33 miles from Washington, D.C. An undisclosed buyer purchased the property from LaSalle Hotel Properties for $133 million. Situated along the Potomac River in Northern Virginia, the property features 55,000 square feet of meeting space, Spa Minerale, The Golf Club at Lansdowne with 45 holes of golf, a health club and fitness center, indoor lap pool, four outdoor pools, driving range, tennis and volleyball courts, horseshoes and a business center. LaSalle Hotel Properties acquired the property in 2003 for $115.8 million. The company has also sold Alexis Hotel in Seattle for $71.6 million and is under contract to sell Hotel Triton in San Francisco for $14.3 million.

ALPHARETTA, GA. — Hines and Cousins Properties have executed a 34,000-square-foot, 11-year lease transaction with Spaces, a co-working office space provider owned by Regus. Spaces will occupy the first two floors of 8000 Avalon, a nine-story, 224,000-square-foot office building underway within Boulevard East, the second phase of the Avalon mixed-use development in Alpharetta. Hines and Cousins entered into a joint venture to develop the $73 million office building, which will also be home to Microsoft. David Demarest, Brannan Moss and Jennifer Ziegler of JLL represented Spaces in the lease deal. In other Avalon news, Apple has confirmed plans to relocate the Apple Store at nearby North Point Mall to Boulevard East. The new store will open at 10 a.m. on Thursday, April 13.
NXT Capital Provides $21M Acquisition Loan for Student Housing Property in Charleston

CHARLESTON, S.C. — NXT Capital has provided a $21 million acquisition loan for 400 Meeting Street, a 41-unit, 160-bed student housing community situated less than a mile north of the College of Charleston. The Class A community includes a fitness center, covered bicycle storage, car sharing services and controlled access. According to the property website, the borrower is renovating and rebranding 400 Meeting Street as My House on Meeting.
ORLANDO, FLA. — Berkadia has arranged the $19.4 million sale of The Park at Salerno, a 200-unit multifamily community located at 2100 S. Conway Road in Orlando. Tampa-based Palm Harbor Property Holdings LLC sold the asset to a partnership between Reno, Nev.-based Goldelm at Salerno LLC and Jacksonville, Fla.-based Michaelson Real Estate Group. Community amenities at The Park at Salerno include a clubhouse, coffee bar, resident lounge, business center, fitness center, two pools, tropical landscaping, planned social activities and gated access.
CARY, N.C. — Kite Realty Group Trust has signed a lease with Hobby Lobby and opened a new Stein Mart store at Parkside Town Commons, a two-phase shopping center located at the intersection of North Carolina Highway 55 an Interstate 540 in Cary. The 50,000-square foot Hobby Lobby and 32,000-square foot Stein Mart join existing retailers including Target, Harris Teeter, Frank Theatres CineBowl & Grille, Petco, Golf Galaxy and Guitar Center. The signing of Hobby Lobby puts the second phase of Parkside Town Commons at 90 percent leased.
Harborview Capital Arranges $36.3M Acquisition Loan for Two Skilled Nursing Facilities in Nashville

NASHVILLE, TENN. — Harborview Capital Partners, a commercial real estate finance, equity and advisory firm, has arranged $36.3 million in financing for the acquisition of two skilled nursing facilities in Nashville. The financing includes senior acquisition and capital expenditure loans, as well as a line of credit. The acquisition loan features 12 months of interest-only payments and partial recourse at an 85 percent loan-to-cost rate. The interest rate will float at a level of LIBOR plus 235. Harborview’s Eli Kutner arranged the financing. The borrower and names of facilities were not disclosed.
MEDLEY, FLA. — Newmark Grubb Knight Frank (NGKF) has arranged a long-term lease renewal for 342,750 square feet of industrial space in Medley, a town in Miami-Dade County. The tenant, Bel USA LLC, has used the space within Medley Logistics Park to manufacture and distribute promotional items like coffee mugs and T-shirts since the park opened in 2010. Steve Medwin and Nick Wigoda of NGKF represented the landlord in the $30 million lease renewal. David Albert of CBRE represented the tenant.
TAMPA, FLA. — Stan Johnson Co. has brokered the $17.9 million sale of a 119,884-square-foot retail property located at 7651 W. Waters Ave. in Tampa that is fully leased to BJ’s Wholesale Club, a membership-based warehouse retailer. BJ’s triple-net lease has more than 10 years remaining on its term. Joshua Pardue led Stan Johnson’s team in representing the individual seller in the transaction.
Cushman & Wakefield Arranges $9.4M Sale of Two Mixed-Use Buildings in Downtown Birmingham

BIRMINGHAM, ALA. — Cushman & Wakefield has arranged the sale of Fix Play Lofts and Goodall-Brown Lofts, two mixed-use buildings located in downtown Birmingham’s central business district. Highland purchased both assets from affiliates of Sloss Real Estate for a combined $9.4 million. Together, the properties total 59 multifamily units and 20,577 square feet of ground-floor retail space. Jimmy Adams of Cushman & Wakefield represented the sellers in the transaction.
The Nashville multifamily market’s roll continued through the end of 2016 with nearly 6,400 units absorbed, a 10 percent increase compared to 2015, according to Axiometrics. This demand was fueled by steady employment growth of nearly 28,000 new jobs, led by world-class healthcare employers, educational institutions and a burgeoning tech scene. The rate of job growth in Nashville is currently about 50 percent faster than the national level, and as a top destination for young people and the creative class, it’s becoming a cultural and entertainment destination that’s nationally recognized. Rental rates grew on average by 5.6 percent in 2016, buoyed by the fact Nashville had the nation’s second-highest rate of wage growth at 5.3 percent, behind only the Silicon Valley tech hub of San Jose, according to Headlight Data. Average market occupancy remained tight at an average rate of 96 percent, with the Murfreesboro, Southeast Nashville (Antioch) and Sumner County submarkets being the highest performers to end the year. Four submarkets saw rent growth over 7 percent in 2016, including Southeast Nashville, Wilson County/Hermitage, Airport/Briley Parkway and Rivergate/Hendersonville.
