ANGLETON, TEXAS — NAI Houston represented Trans Global Solutions Inc. in the purchase of 155 acres in Angleton, a suburb south of Houston. The land is located on County Road 220. Trans Global Solutions is an industrial developer and transportation services provider. The company operates in several refineries, chemical plants, ports and terminals, and manages rail operations and rail car storage at Cedar Crossing in Baytown. John Ferruzzo and Joel Michael of NAI Houston represented Trans Global in the transaction. Bob Peltier of Bob Peltier & Associates represented the seller, Angleton Family Partnership.

DALLAS — PM Realty Group has purchased One Hanover Park, an eight-story office building located at 16633 North Dallas Pkwy. in Dallas. The 195,894-square-foot property was built in 1998 and includes a three-level parking garage. The Class A office building was 82 percent occupied at the time of sale, with floor plates averaging 25,000 square feet. Eric Mackey, Gary Carr, John Alvarado and Robert Hill of CBRE arranged the transaction on behalf of the seller, a partnership between Cawley Partners and Stockbridge Capital.

BEE CAVE, TEXAS — Silverado Memory Care Community in Bee Cave, a suburb of Austin, will open Oct. 16 with a ribbon-cutting ceremony that will include residents and Texas State Rep. Paul Workman. Construction on the property began last year and more than 20 residents with memory impairments already live in the community, which is located at 14058 A. Bee Cave Pkwy. in Bee Cave. The property can accommodate up to 90 residents. The Bee Cave location is Silverado’s second in the Austin area. Amenities include memory boxes to help residents find their rooms, along with gardens, putting greens and walking paths.

Other tenants at the location include Target, Ross Dress for Less, Bealls, Office Depot and Cost Plus World Market. America’s Best Contacts & Eyeglasses is headquartered in metro Atlanta and has more than 350 locations across the United States. AUSTIN — True Food Kitchen restaurant has signed a 7,000-square-foot lease on the ground floor of the Seaholm Residences, a 30-story condo residential tower under construction as part of the Seaholm Power Plant development in Austin. The project developers include CIM Group and Seaholm Power LLC. True Food Kitchen is a restaurant developed through a partnership between Fox Restaurant Concepts and Dr. Andrew Weil, an author on holistic health. Its lead chef is Arik Markus and the restaurant is expected to open in 2015. The Seaholm Power Plant project is the redevelopment of a 1950s power plant. When finished, the project will include 11,000 square feet of restaurant space and 3,500 square feet of public space. Construction began in April 2013 and is expected to be complete in the second quarter of 2015. The project is located on the southwestern edge of downtown Austin, bounded by Cesar Chavez Street, West Avenue, 3rd Street, Seaholm Drive and the A&NW rail line.

HOUSTON — The Coats Rose law firm’s Houston office has moved to 9 Greenway Plaza from 3 Greenway Plaza and will occupy 48,000 total rentable square feet on the building’s 10th and 11th floors. The firm’s Clear Lake area office joined the new, expanded location. Ron McWherter and Paul Penland with CBRE’s Houston office represented Coats Rose, a firm with more than 90 attorneys across the states of Texas and Louisiana, in lease negotiations. HOUSTON — Marcus & Millichap has arranged the sale of Village Real shopping center, a 94,259-square-foot retail center in Houston. Jerry Goldstein of Marcus & Millichap’s Houston office arranged the sale on behalf of the seller, a local partnership. Goldstein also sourced the buyer, Dallas-based Dunhill Partners. The property is located at the intersection of Nasa Parkway and El Camino Real at 961 Nasa Parkway. It was built in 1976 on 4.4 acres and was renovated in 2008. Tenants include Office Depot, Half Price Books, Eduardo’s Mexican Restaurant, Subway, Nasa Liquor, Value Furniture, Masa Sushi, J.C. Jewelers and Hollywood Hair.

HOUSTON — Coldwell Banker Commercial United Realtors has arranged the sale of two retail centers in Houston in separate transactions. The first is a 4,800-square-foot building located at 3014 Scott Street near the University of Houston. Daniel Bekele of Coldwell Banker represented the seller, a law firm. Oscar Hoang of Annam Realty represented the buyer, an investor. The second is a 16,450-square-foot strip center located at 3922 Old Spanish Trail. ALVIN, TEXAS — The Alvin Independent School District has begun construction on Shadow Creek High School. Stantec designed the school, which will span 500,000 square feet when completed. According to Stantec, the school’s design “removes physical barriers, incorporates collaboration space and has an abundance of technology, transparency and natural light.” The school’s 2,500 students will be grouped into five learning houses, each with two learning hubs. Each hub will have 240 students and 10 teachers. The school, located 30 miles southeast of Houston, will be completed in 2016.
