ANDREWS AND MIDLAND, TEXAS — McCarthy Building Cos. Inc. has broken ground on the Permian Regional Medical Center in Andrews and has completed Midland Memorial Hospital. McCarthy is teaming up with Trinity Hughes Construction; Bundy, Young, Sims & Potter Inc.; and HKS Architects on the $55 million Permian Regional hospital project. The hospital will span 200,000 square feet and feature a wellness center and a physician clinic with offices. The new facility will replace the existing one and tie into the hospital's skilled nursing unit. The project will be constructed in multiple phases and is slated for a mid-2016 completion. McCarthy also completed the $120 million expansion project of Midland Memorial. The hospital features a 240,000-square-foot, nine-story tower as well as renovations to the existing 100,000-square-foot hospital. The project included upgrades to the labor and delivery units, parking garage, patient rooms and data center. The project also included a new pharmacy, cafeteria and 194 new patient beds.

SAN ANTONIO — Woodbine Development Corp. has refinanced its Hyatt Regency Hill Country Resort and Spa in San Antonio with $89.5 million in loans. Morgan Stanley provided $61 million in senior debt, and Prudential Real Estate Investors provided the $28.5 million in mezzanine debt. Dan MacDonnell of Cushman & Wakefield's Los Angeles office represented Woodbine Development in the transaction. Dallas-based Brown McCarroll provided legal counsel. The hotel is currently undergoing a $35 million expansion and renovation. Woodbine is managing the expansion, WATG and Wimberly Interiors are designing the interior, HKS Hill Glazier Studio is the architect of record, Rialto Studio is managing the landscape makeover and Hardin Construction Co. is the general contractor.
HOUSTON — Cameron, a flow control equipment provider to the oil and gas industry, has signed a long-term lease for 106,801 square feet at 8 West Centre in Houston. The office building was developed by CORE Real Estate and spans 227,000 square feet. The building is located at 3505 W. Sam Houston Parkway. Cody Armbrister, Kristen Rabel and Rima Shpolyansky of CBRE represented CORE Real Estate in the lease transaction. Brandi McDonald of Newmark Grubb Knight Frank represented Cameron, which will move into the new space in July.
DALLAS — NorthMarq Capital has arranged first mortgage financing for the refinance of the 137-unit Oak Lawn Heights Apartments, located at 2600 Arroyo Ave. in Dallas. Tony Gray and Kristi Johnson of NorthMarq's Houston office arranged the 10-year loan through Fannie Mae to amortize over a 15-year period on behalf of the borrower, Knot Your Ordinary Apartments LLC.
THE WOODLANDS, TEXAS — Post Oak Bank, N.A. has signed a 4,355-square-foot lease with The Woodlands Development Co. for space on the first floor of One Hughes Landing in The Woodlands. One Hughes Landing is a 197,000-square-foot Class A office building and is the first office building to be constructed at Hughes Landing, a 66-acre mixed-use development. The office building, currently under construction, is 30 percent pre-leased. Gensler designed the building to achieve LEED Silver certification. Post Oak Bank is a locally owned community bank with more than $650 million in assets. Robert Parsley and Norman Munoz of Colliers International represented The Woodlands Development Co. in the lease transaction. Rand Mason of McAlpine Interests represented Post Oak Bank.
HOUSTON — Colliers International has arranged the sale of a 19,006-square-foot office building, located at 1712 Pease St. in Houston. The property's asking price was $4.8 million. Sara McMurray of Sara McMurray Interests represented the buyer, Marion Montgomery Properties Inc., in the transaction. Ashley Yoder and Walker Ryan of Colliers represented the seller, CAS Group LLC.
AUSTIN, TEXAS — OnRamp, an Austin-based data center operations company, plans to build a 42,000-square-foot data center in Austin. The new data center will be OnRamp's second Austin facility. The new data center is scheduled to open at the end of the year. OnRamp is working with Square One Consultants to oversee the design, development and construction of the facility.
IRVING, TEXAS — Nautilus Hyosung America, an international manufacturer of ATMs, has added 75,154 square feet of office and warehouse space at its U.S. headquarters at Parc 114 in Irving. The lease transaction more than doubles the tenant's space at the development totaling 137,044 square feet, making it Parc 114's largest tenant. The development is now 88 percent leased. Nautilus Hyosung will occupy its new space in the spring. Jackson-Shaw and ORIX Capital Markets formed a joint venture to develop Parc 114. Kurt North of North Pointe Commercial Realty represented the tenant in the lease transaction. Blake Kendrick of Stream Realty represented the landlord.
HOUSTON — Transwestern's Houston office has been awarded the leasing and marketing assignment for a planned, 32-acre office park in Houston's Energy Corridor. The 3 million-square-foot park is an investment of CORE Real Estate, a Houston-based office developer. The site is located adjacent to MD Anderson's 34-acre medical campus in west Houston. David Baker and Eric Anderson of Transwestern will market and lease the property.
GRAPEVINE, TEXAS — The Weitzman Group has been named the exclusive agent to market pad sites at Silver Lakes Crossing, a mixed-use development under construction on a 52-acre site along State Highway 26 near State Highway 121 in Grapevine. Blake Shipp, Matt Baisch and Hank Wright of The Weitzman Group's Commercial Retail Division will handle the project's retail marketing. Silver Lakes Crossing will include two hotels (Courtyard and Towneplace Suites by Marriott), 46,500 square feet of restaurant space, a 5,800-square-foot gas station, office space, retail space, multifamily units and a six-acre lake with 1,700 square feet of lake side frontage.
