HOUSTON — DCT Industrial Trust has acquired the 98,000-square-foot DCT Claymoore Center, two Class A industrial properties located in Houston's Northwest submarket, in an off-market transaction. The properties are 95.8 percent leased, and this acquisition brings DCT Industrial's Houston portfolio to 3.5 million square feet.

SAN ANTONIO — Stream Realty Partners has arranged the sale of the 138,265-square-foot Centre Plaza, a nine-story office building located at 45 NE Loop 410 in San Antonio's North Central submarket. Keith Fisher, Pat Blasdell and Carolyn Shaw of Stream Realty represented the seller, TIC Properties Management, in the transaction. The buyer, Live Oak Gottesman, will manage the property and Stream Realty will handle the facility's leasing. The property is currently 62 percent leased.
HARLINGEN, WESLACO AND MCALLEN — Irving-based CEC Entertainment plans to open three 15,400-square-foot Chuck E. Cheese's locations in Harlingen, Weslaco and McAllen. The Harlingen location is slated to open in September in the Harlingen Corners shopping center. The Weslaco location is anticipated to break ground next in Valley Crossing Shopping Center. The McAllen location will be built at the northwest corner of 10th Street and Trenton Road. Dallas-based Ranger Retail Partners is serving as the exclusive tenant representative.
MOORE, OKLA. — Construction is under way for a new 60,000-square-foot Dick's Sporting Goods, located in Fritts Farm Shopping Center in Moore. The store is one of the four Dick's opening in the Oklahoma City area. Direct Development is developing the new store, which is slated to open in the fall. Target and Home Depot anchor Fritts Farm, which features tenants such as Raising Cane's, Lenscrafters, Qdoba Mexican Grill, Jersey Mike's, Orange Leaf Frozen Yogurt, Great Clips and Sprint.
DESOTO — Fort Worth-based Speed Fab-Crete has begun renovating the 24,633-square-foot Chuck Fairbanks Chevrolet dealership, located at 629 N. I-35 E. in DeSoto. Callahan & Freeman are performing construction and design services for the project, which will feature and sales and service facility. Renovations include new exterior paintwork, a new customer lounge, renovated service and reception drive and offices, updates to existing showrooms and display areas, new floor finishes and mechanical and electrical upgrades. Completion is slated for this July. The project is Speed Fab-Crete's 12th car dealership it has renovated in north Texas.
HOUSTON — Levey Group will build an 18,000-square-foot industrial tilt-wall property, located in the Northwest Place Industrial Park at West Little York and Bingle roads in Houston. The build-to-suit property is leased by GHX Industrial. The new facility includes 3,670 square feet of office and showroom space. GHX is slated to take occupancy in September 2012. Jim Foreman and Beau Kaleel of Cushman & Wakefield represented Levey in the lease transaction. Eric Lestin of TGB Crosswell represented the tenant.
NEW BRAUNFELS — Marcus & Millichap has arranged the sale of a 62-room Comfort Suites, located at 1489 Interstate Highway 35 N. in New Braunfels. Allan Miller of Marcus & Millichap's Austin office, along with Chris Gomes of the firm's Dallas office, represented the seller, a limited liability company, in the transaction. Gomes procured the buyer, a private investor.
HOUSTON — Coldwell Banker Commercial United, Realtors has brokered the sale of a 7,500-square-foot church property, located at 783 Country Place in Houston's Memorial area. MIG Real Estate was self-represented in the transaction, and Alliance Residential Co. will manage the property.
SAN ANTONIO — Hendricks & Partners has brokered the sale of the 124-unit Autumn Brook, a multifamily property located at 11726 W. Ave. in San Antonio. Mike Miller, Chris Ross and Will Caruth of Hendricks & Partners' San Antonio office represented the seller, an Austin-based investor, in the transaction. The buyer was an out-of-state investor.
