THE WOODLANDS — The 234,000-square-foot 3 Waterway Square Place, an 11-story office building currently being constructed in The Woodlands Town Center on the corner of Lake Robbins and Woodloch Forest drives in The Woodlands, has signed lease agreements with two tenants. Waste Connections Inc. has signed a 49,929-square-foot lease agreement and Nexeo Solutions has increased their 64,046-square-foot lease to 106,710 square feet. The building was designed by Boston-based Elkus Manfredi and is slated for early 2013 completion. The Woodlands Development Company, a division of The Howard Hughes Corporation, secured $43.3 million in construction financing through Texas Capital Bank. Robert Parsley and Norman Munoz of Colliers International's Houston office represented The Woodlands Development Company in the lease transactions. Jason Whittington of NAI Houston represented Waste Connections, and Dan Bellow, Beau Bellow and Diana Dunlap of Jones Lang LaSalle's Houston office represented Nexeo Solutions.

HOUSTON — Rosemont Realty has selected Toronto-based Avison Young to oversee marketing and leasing of 606,899 square feet of office space in Houston. The properties include the 226,585-square-foot Kirkwood Atrium Office, located at 11767 Katy Freeway; the 179,485-square-foot Paragon Center One, located at 450 Gears Road; the 114,511-square-foot Westwood Plaza I, located at 9301 Southwest Freeway; and a 86,317-square-foot property, located at 12621 Featherwood Drive.
AUSTIN — The Weitzman Group has brokered the sale of a 4,229-square-foot retail center, located at 2310 S. Lamar in Austin. The historic specialty retail center includes tenants such as Casita Taco, Irie Bean Coffee Bar, Diablo Rojo Piercing, Rock of Ages Tattoo and Austin Laser Clinic. The property also features outdoor patio and stage space. Brad Bailey of The Weitzman Group's Central Texas and The Valley office and Logan Reichle of the firm's Austin office represented the seller, an Austin-based partnership, in the transaction. The buyer was undisclosed.
LAKE WORTH — Cadence McShane has completed a second renovation and expansion of Lake Worth High School, located at 4210 Boat Club Rd. in Lake Worth. The construction project included the addition of 41 classrooms, two science laboratories, expanded cafeteria and kitchen facilities, practice and competition gymnasiums and upgraded locker rooms. WRA Architects designed the school on behalf of Lake Worth Independent School District.
SAN ANTONIO — St. Paul, Minn.-based Oak Grove Capital has originated financing for the 144-unit Emeritus at Amber Oaks, a seniors housing facility located in San Antonio. The transaction is part of a $17.9 million refinancing for three properties in the U.S., including Emeritus at Amber Oaks. The 30-year loan was arranged through HUD's 232/223(f) financing program.
MIDLAND AND ODESSA — Dallas-based Metropolitan Capital Advisors (MCA) has closed a $4.8 million bridge loan for the 170-unit Southwest Oaks apartment complex and a $3.25 million bridge loan for the 127-unit Summerhill apartment complex. The 132,500-square-foot Southwest Oaks is located at 4651 Oakwood Dr. and 1465 John Ben Sheppard Pkwy. in Odessa. The 106,250-square-foot Summerhill is located at 3001 N. Midland Dr. in Midland. Todd McNeil of MCA arranged both transactions on 1-year terms.
DALLAS — Jones Lang LaSalle arranged the lease of 32,028 square feet of office space at The Towers at Williams Square, located at 5215 N. O'Connor Blvd. in Dallas' Las Colinas submarket. Brad Selner and Andy Leatherman of Jones Lang LaSalle's Dallas office represented the tenant, The Ethos Group, in the lease transaction. Bill Brokaw of Cousins Properties' Dallas office represented the landlord, TIAA Realty, Inc.
DUNCAN, OKLA. — Hunter Realty has arranged the $7.5 million sale of the 78-room Hampton Inn, located off of U.S. Highway 81 in Duncan. Gary Mills of Hunter Realty's Dallas office represented the seller, Simran Hotels, in the transaction. The buyer was St. Louis-based Midas Hospitality. The deal includes a 1-acre parcel of land fronting the hotel.
DALLAS — Dallas-based Capstone Commercial Real Estate Group has brokered the sale of a 12,228-square-foot office/warehouse property, located at 4241 Sigma Rd. in Dallas. Larry Robbins of Capstone represented the undisclosed seller in the transaction. Nathan Malka of Dallas-based Gable Realty Group represented the buyer, a local investor.
GRAND PRAIRIE — B&E Industries has leased 72,865 square feet of office/warehouse space, located at 2895 133th St. in Grand Prairie.
