NEW YORK CITY — The U.S. Department of Housing and Urban Development (HUD), New York State Homes and Community Renewal (HCR), MDG Design + Construction, Citi Community Capital, Raymond Jones, Smith & Henzy, BSR Management and Cary Fields have secured nearly $160 million in financing for the restoration of Michelangelo Apartments, a 494-unit affordable housing community located in the Melrose section of the Bronx. The 43-year-old development will be renovated and preserved as affordable housing for an additional 40 years through HUD’s Rental Assistance Demonstration Program. Built in 1974 using a HUD Section 236 loan guarantee, Michelangelo Apartment comprises four towers offering a total of 80 studios, 126 one-bedroom, 191 two-bedroom, 77 three-bedroom and 20 four-bedroom apartments, as well as 50,000 square feet of retail space and underground parking. The renovations and improvements, which will happen with tenants in place, will include full kitchen and bathroom renovations, conversions to an energy-efficient hydronic boiler system from electric heaters, elevator modernization, façade repairs, lobby modernization, public hall beautification, conversion to energy-efficient LED lighting throughout the buildings and landscaping improvements.

WESTBROOK AND BRIDGEPORT, CONN. — Arbor Realty Trust has funded two loans, totaling $34.5 million, in Connecticut. The firm provided a $32.6 million for a retail property located in Westbrook. Funded under Arbor’s balance sheet bridge load program, the three-year interest-only, floating-rate loan features two one-year extension periods, allows the borrower to acquire the property and provides tenant improvement capital to execute a new 10-year lease to H&M. The name of the borrower was not released. Additionally, Arbor provided a $1.9 million acquisition loan for a 32-unit multifamily property in Bridgeport to an undisclosed borrower. Funded under the Freddie Mac small business loan product line, the 20-year loan features a fixed rate and a 30-year amortization schedule.

SAUGUS, MASS. — CBRE/New England has arranged the sale of the Hilltop Steak House site on Route 1 in Saugus. High Country Investors sold the property to AvalonBay Communities for $17.2 million. The buyer plans to develop the site into a 280-unit luxury rental apartment community with 25,000 square feet of retail space. Community amenities of the mixed-use property will include a landscaped courtyard, pool, fireplaces, grills, a dog park and a clubhouse with a fitness facility. Simon Butler, Biria St. John and Rob Robledo of CBRE/NE represented the seller and procured the buyer in the transaction.

DETROIT — The City of Detroit has unveiled plans for a $32 million, 84-unit apartment property in Midtown’s Sugar Hill Historic District. The plans call for 25 percent of the units to be designated as affordable housing for those making between 50 and 80 percent of the area median income. The project will also include 7,000 square feet of commercial space and a 300-space parking garage. Sonya Mays of Develop Detroit and Rodger Brown of Preservation of Affordable Housing Inc. will lead the development team. Phil Freelon, the architect behind the design of the National Museum of African American History and Culture in Washington, D.C., will lead the design team along with Michael Poris of McIntosh Poris Associates. The developer will purchase the vacant land — which spans slightly more than three-quarters of an acre — from the city for $400,000, pending council approval later this year. The development team is expected to break ground on the project in September 2018.

FULLERTON, CALIF. — Morningside, a seniors housing community in the Orange County city of Fullerton, has completed a $1.6 million expansion of its outdoor amenities. Morningside added a pitch-and-putt golf course and a pickleball court on 4 acres of vacant land. The project included a $100,000 habitat restoration project through the California Department of Fish and Game and the Army Corps of Engineers. This is the most recent of several expansion and renovation projects at the community. The dining and kitchen areas were recently renovated, and the wellness center was expanded to include a spa and fitness area. The community room also underwent a $2 million redevelopment.

SAN MARCOS, TEXAS — The Preiss Co. has acquired Cabana Beach San Marcos, a 744-bed student housing property located at 1250 Sadler Drive in San Marcos, approximately 3.5 miles from Texas State University. Amenities include a pool, dog park, volleyball and basketball courts, a computer lab and study room. The company plans to upgrade 114 of the property’s units and renovate its clubhouse.

ROCK HILL, S.C. — Graycliff Capital Partners has purchased Gateway at Rock Hill, a newly built, 312-unit apartment community located in Rock Hill, a suburb of Charlotte in South Carolina. Gateway at Rock Hill LLC sold the asset to Graycliff Capital for $41.3 million, or roughly $132,211 per unit. Located behind Rock Hill Galleria Mall, Gateway at Rock Hill is the most recently delivered apartment community in the submarket as the City of Rock Hill placed a moratorium on all new construction of apartments, condos and townhomes. Built by Lucas Contractors, the property features a resort-style swimming pool, fitness center, clubhouse, movie theater, dog park and a playground. Austin Green, Andrew Klenk and Alex McDermott of Capstone Apartment Partners’ Charlotte office represented both the buyer and seller in the transaction.

SUWANEE, GA. — Terwilliger Pappas has begun construction on Solis Town Center, a 240-unit apartment development situated adjacent to Suwanee Town Center in the Atlanta suburb of Suwanee in Gwinnett County. Set on six acres, the property will also feature 12,000 square feet of retail space. Terwilliger Pappas partnered with Carlyle Realty Partners and Cadence Bank on the development. The nearby Suwanee Town Center features a 10-acre, urban-style park, 100,000 square feet of retail space and 87,000 square feet of office space.

GAINESVILLE, FLA. — The Preiss Company has acquired Cabana Beach Gainesville, a 1,488-bed student housing community located near the University of Florida in Gainesville. The property offers fully furnished units with bed-to-bath parity. Community amenities include a swimming pool, sand volleyball court, computer lab and study rooms. The new ownership, which also recently purchased the Cabana Beach San Marcos student housing community near Texas State University, intends to begin renovations on both properties’ units and common areas. The terms of the transaction and the seller were undisclosed.
