IRVING — Wells Core Office Income REIT has acquired Royal Ridge, a 119,000-square-foot Class A office building in suburban Dallas that is fully leased to JPMorganChase through 2020. The three-story building was built in 2005 and is located at 3929 John W. Carpenter Freeway in Irving. Brookfield Real Estate Opportunity Fund II sold the office property.

ROUND ROCK — Melograno at Teravista, a 320-unit luxury garden apartment community located at 401 Teravista Pkwy. in Round Rock has been acquired by a real estate investment partnership managed by Bethesda, Md.-based Crossbeam Capital and Houston-based Concierge Asset Management. The property was completed in 2008 and sold by Bryan, Texas-based Godfrey Residential Group.

SAN ANTONIO — Rare Hospitality International has purchased 1.71 acres of land from CR1604 Retail, LTD for a Longhorn Steakhouse restaurant at 5706 W. Loop 1604 North in San Antonio. Longhorn will be located in the Shoppes at Culebra shopping center. Hugh Ruggles of Texas/Southwest Group represented the buyer, while P.J. Pfieffer of Birnbaum Property Co. represented the seller.

MISSOURI CITY – LT Foods USA, an importer and distributor of food products, has purchased the 38,337-square-foot Building I within Lakeview Business Park in Missouri City. The company will operate as Kusha, the leading distributor of Basmati Rice and Jasmine Rice. Lakeview Business Park is a 157-acre development of Trammell Crow Co. and Crow Holdings Realty Partners IV, LP located near the Sam Houston Parkway, U.S. Highway 90-A and the Fort Bend Parkway.

DALLAS – Maple Crossing shopping center, 12,722-square-foot retail property anchored by Family Dollar and Smile Builders Dental Center, has been sold. Located at 4807 Maple Ave. in Dallas, the property was purchased by a partnership managed by Dallas-based Merritt Capital Partners, LTD from LNR Partners for an undisclosed amount. Brad Cruickshank of The Woodmont Company represented LNR Partners in the transaction.

MCKINNEY – The Texas Transportation Commission has approved a $120,000 grant to Collin County Regional Airport in McKinney to update its airport layout plan. The current plan, developed during a master plan study in 2004, includes a new runway that is currently under construction and expected to be complete in 2012. Completion of the runway will mark the conclusion of the current airport layout plan and a $71 million capital program. It will also mark the beginning of a new plan designed to outline and guide airport expansion through the next decade. The Texas Department of Transportation’s Division of Aviation will fund $108,000 and the McKinney Airport Development Corp. will fund a matching share of $12,000 or 10 percent of the total grant, which is also the estimated project cost.
