DALLAS — Germany-based Victory Park UST Joint Venture I is partnering with Trademark Property Co. to plan and execute the redevelopment of its retail holdings in the southern district of Victory Park, a 75-acre mixed-use development located in downtown Dallas. Trademark will develop and implement a merchandising and leasing strategy for the ground floor retail space and undeveloped land along Victory Park Lane, the ground floor retail space in The Cirque and the 436,000-square foot One Victory Park, a 20-story Class A office building. The property is managed by Orlando, Fla.-based Estein & Associates USA.

DALE CITY, VA., AND CHARLESTON, S.C. — Bryson Thomason of Q10/Professional Mortgage Co. has arranged two retail loans, totaling $9.05 million. Thomason arranged a $5.55 million, 12-year, fully amortized loan for the 53,561-square-foot Staples Mill Plaza, a Food Lion-anchored neighborhood shopping center located on Minnieville Road in Dale City. Additionally, he negotiated a $3.5 million, 13-year, fully amortized loan for the 56,200-square-foot Citadel Crossing, a Food Lion-anchored shopping center located on Ashley Town Center Drive in Charleston.

DANVILLE, ILL. — The Silver Group has arranged the $1.8 million sale of a Goodwill retail store in Danville. The 15,000-square-foot building was originally developed and occupied by Osco Drugs until the company was acquired by CVS/pharmacy. A developer working with Goodwill acquired the building and retrofitted it for Goodwill Industries. Barry Silver of The Silver Group represented the seller in the transaction. The buyer was a Canadian family trust.

NEW YORK CITY — An 11,700-square-foot retail property at 2207 Adam Clayton Power Jr. Blvd. in Manhattan has sold for $3.1 million. The property includes one commercial unit, which was previously occupied by the nightclub Zipcode. Prior to that, the building was the site of Jimmy's Uptown restaurant. Currently vacant, the building has sold to a religious not-for-profit group that plans to hold services and community events in the space. Brian Leary, Duke McCabe and Tim Conan of CPEX represented the sellers in the transaction. Jennifer Polovetsky represented the buyers.

CHESTNUT HILL, MASS. — Chestnut Hill Shopping Center has landed five retail tenants for a new 115,000-square-foot building where a recently demolished Macy's once stood. National Amusements will lease 40,000 square feet for a six-screen Cinema de Lux movie theater, which is slated to open in 2013. The Sports Club/LA will open a 33,000-square-foot fitness club in January 2013. Additional tenants will include Shake Shack, Pinkberry Frozen Yogurt and Bernard's. The new building is part of a larger redevelopment at Chestnut Hill, which will expand by 406,000 square feet. The Torrey Co. is constructing the redevelopment on behalf of WS Development.

HARLINGEN, WESLACO AND MCALLEN — Irving-based CEC Entertainment plans to open three 15,400-square-foot Chuck E. Cheese's locations in Harlingen, Weslaco and McAllen. The Harlingen location is slated to open in September in the Harlingen Corners shopping center. The Weslaco location is anticipated to break ground next in Valley Crossing Shopping Center. The McAllen location will be built at the northwest corner of 10th Street and Trenton Road. Dallas-based Ranger Retail Partners is serving as the exclusive tenant representative.

WOODRUFF, S.C. — The 92,360-square-foot Patton Square, a neighborhood shopping center located in Woodruff, has sold for $6.65 million. Bi-Lo and Ace Hardware anchor the center. Additional tenants include Little Caesars, Jackson Hewitt, Edward Jones and Advance America. Kyle Stonis and Pierce Mayson of SRS Real Estate Partners' Atlanta office represented Patton Square LLC, the seller, in the transaction and procured the buyer.

FARMINGTON HILLS, MICH. — Farmington Hills-based Ramco-Gershenson Properties Trust has agreed to acquire four shopping centers in Wisconsin, Missouri and Colorado for more than $105 million. The purchase includes the $21.6 million Central Plaza, a 166,468-square-foot shopping center in St. Louis. The center is fully leased and anchored by Office Max and JoAnn Fabrics. Also included is the $15.1 million Nagawuakee Shopping Center in Milwaukee, which is anchored by a Kohl's Department Store. The center consists of 113,617 square feet. The Boulder, Colo.-based shopping centers include Harvest Junction North and Harvest Junction South, which are $35.5 million and $33.7 million, respectively. The acquisition is expected to close later this month or early June.
