ALLENTOWN, PA. — Marcus & Millichap has brokered the $12.5 million sale of Parkway Shopping Center, a 133,314-square-foot retail center in the Lehigh Valley city of Allentown. The center was built in 1959 and is home to tenants such as Subway, Dollar Tree, IHOP and State Farm Insurance. Colin Reder, Derrick Dougherty and Scott Woodard of Marcus & Millichap represented the seller and procured the buyer, both of which requested anonymity, in the deal. Neil Campbell and Ian Nordfors of Institutional Property Advisors, a division of Marcus & Millichap, arranged acquisition financing on behalf of the buyer.

NEW YORK CITY — The National Museum of Mathematics has signed a 27,158-square-foot retail lease for a temporary space at 225 Fifth Ave. in Manhattan’s NoMad area. The space previously housed a 24 Hour Fitness. The museum has been located at 11 E. 26th St. since opening in 2012. Lindsay Ornstein, Stephen Powers, Jake Cinti and Julia Fish of OPEN Impact Real Estate represented the tenant in the lease negotiations. Peter Whitenack of Newmark represented the undisclosed landlord.
NEW YORK CITY — Whole Foods Market will debut its new “quick-shop” store format at 1175 Third Ave. on Manhattan’s Upper East Side later this year. At 7,000 to 14,000 square feet, these formats are between 25 to 50 percent of the typical 40,000-square-foot Whole Foods store. The store will also be the first of the Austin-based grocer’s 17 New York City locations to offer a Juice & Java coffee bar and fast-casual eatery.
MINNEAPOLIS — Retail giant Target Corp. (NYSE: TGT) has announced plans to open 300 stores and enhance the majority of its 2,000-store portfolio. The news comes on the heels of the company’s fourth-quarter 2023 earnings reports, which saw comparable sales and traffic trends improving for the second consecutive quarter. Target also plans to invest in its supply-chain operations in hopes of bolstering its next-day delivery options through the use of artificial intelligence for improved inventory efficiency. Enhancements to the Minneapolis-based company’s existing portfolio are set to include remodels adding Ulta Beauty “store-within-a-store” locations, upgrading fixtures and additions that help support same-day services. According to Target’s most recent earnings reports, same-day services like in-store pickup, drive-up and Shipt deliveries represent more than 10 percent of total sales and increased by 13.6 percent in the fourth quarter of 2023. Details on the 300 new locations were not released. The company has also announced plans to reintroduce its loyalty membership program, Target Circle, with a number of membership options that build off of each other. While Target Circle will remain free to join, a new paid membership will be introduced dubbed Target Circle 360, which allows consumers unlimited and free same-day product delivery. …
Gwinnett County Partners With CBRE for Gwinnett Place Mall Redevelopment in Metro Atlanta

DULUTH, GA. — Gwinnett County has partnered with CBRE to redevelop Gwinnett Place Mall, a beleaguered regional mall in metro Atlanta. The county purchased 39 acres at the mall, including a shuttered Belk-Parisian department store, food court and inline retail space, in 2020 for $23 million. Other stakeholders in the nearly 1.3 million-square-foot mall include Northwood Ravin, which purchased the former Sears in 2018, and department store owner-operators Macy’s, Mega Mart and Beauty Master. Originally opened in 1984, Gwinnett Place Mall has served as filming locations for movies and TV series such as “Stranger Things” and “I, Tonya,” among others. Gwinnett County’s vision for the site is to create a dense, mixed-use activity center that is “well-connected, green and walkable, while preserving the cultural diversity and character of the area.” Next steps for the project will include collaboration with CBRE to refine plans before seeking development partners to transform the site. “Building on Gwinnett County’s work to date and commitment to this transformational project, CBRE is proud to join the county to deliver a revitalized, vibrant and inclusive development for Gwinnett residents,” says Jae Kim, vice president and head of CBRE’s U.S. East Coast Korea Desk.
Newmark Negotiates Sale of The Beverly Retail, Multifamily Property in Portland, Oregon

PORTLAND, ORE. — Newmark has arranged the sale of The Beverly, a boutique mixed-use asset in Portland’s Hollywood District. Terms of the transaction were not disclosed. Originally delivered as condominiums in 2009, the 48,684-square-foot community features ground-floor retail space and 53 high-end residential units above. Whole Foods Market anchors the retail space. Nick Kucha, Nick Bicardo, Jakob Nicholls, Robert Black and Sam Lawhead of Newmark represented the undisclosed seller, while Tim Sotoodeh represented the undisclosed buyer in the deal.
OLATHE, KAN. — Matthews Real Estate Investment Services has brokered the $5.8 million sale of a daycare center occupied by Kids r Kids in Olathe. The transaction included both the business and underlying real estate of the property. The building, constructed in 2017, totals 18,000 square feet and is located at 1585 S. Mahaffie Circle. The buyer, Maryland-based Kiddie Academy, was looking to expand into the Kansas City market. The daycare franchise group currently operates in 41 states. The seller had owned the business for more than 20 years and was looking to retire. Matthew Gibbs and Clay Smith of Matthews Real Estate represented the seller.
GARWOOD, N.J. — New Jersey-based financial intermediary Cronheim Mortgage has arranged a $6.5 million loan for the refinancing of Garwood Mall, an 89,624-square-foot shopping center in Northern New Jersey. Built in 1971, Garwood Mall is home to tenants such as Kings Food Markets, Crunch Fitness and AutoZone. Andrew Stewart, Dev Morris and Allison Villamagna of Cronheim arranged the loan through American United Life on behalf of the undisclosed borrower.
Chick-fil-A, Five Guys, Chase Bank to Open at $500M Halcyon Development in Metro Atlanta

ALPHARETTA, GA. — Chick-fil-A will open a 5,300-square-foot restaurant this spring at Halcyon, a $500 million mixed-use development located in Alpharetta, a northern suburb of Atlanta. Currently under construction, the building will be situated within Halcyon’s Phase III. RocaPoint Partners is the developer and landlord of the project, and JLL manages retail leasing at the property. Five Guys and Chase Bank have also signed leases at the development and will occupy 2,400 and 3,500 square feet, respectively, within a 13,000-square-foot building adjacent to Chick-fil-A. Phase III of Halcyon will also feature a grocery anchor, to be announced later this year.

Office Depot occupies the building on a triple-net-lease basis. Scott Sandelin of Marcus & Millichap represented the undisclosed seller, which acquired the property in 2012, in the transaction. Jorge Ruiz of Platinum Properties represented the undisclosed buyer.
