STERLING, VA. — Neustar has signed a 10-year lease with Bavar Properties Group to occupy its 92,000-square-foot Ridgetop III at Loudoun Tech Center building. The $18 million office property is located at 21575 Ridgetop Circle in Sterling. The tenant currently leases 45,000 square feet at the nearby Ridgetop I building and will move into the new Class A space by the end of the year. Jones Lang LaSalle's Robb Johnson represented Neustar in the lease. Neil Alt of Lincoln Property Co. represented the landlord.

LITHIA SPRINGS, GA. — Global Experience Specialists has renewed a 199,505-square-foot least at IDI's Westfork Business Park in Lithia Springs. Gordon Benedict of Cushman & Wakefield represented GES in the transaction. Bob Tardy served as in-house represention for IDI. Also at Westfork Business Park, Bunzl Distribution Southeast LLC has signed a 228,576-square-foot lease, which includes a 76,192-square-foot expansion. Mark Sonnenberg of Colliers Turley Martin Tucker and Mike Spears of Colliers Spectrum Cauble represented Bunzl in the lease transaction. Bob Tardy represented IDI.

BOCA RATON, FLA. — An area real estate firm has sold the 248-unit Eden Condominiums to a joint venture of Priderock Capital Partners and an investment firm managed by URDANG, a subsidiary of BNY Mellon Asset Management. Terms of the transaction were not disclosed. Construction on the Boca Raton property, which features an 18,000-square-foot clubhouse and a pool, started in 2002 and is still unfinished. The buyers plan to complete construction by the end of 2010, converting the condominiums to apartments and renaming the property The Heritage at Boca Raton.

HILLSBOROUGH COUNTY, FLA. — Garrison Developer Group of Florida has broken ground on the 351-unit Preserve at Alafia, the first phase of a $100 million mixed-use project. The five-story luxury apartment complex is located on the Alafia River in Hillsborough County and features 3,000 feet of frontage on a wildlife conservation area. The entire mixed-use development is slated to deliver during the summer of 2011.

CHESAPEAKE, VA. — A private Virginia-based investor has purchased the 13,559-square-foot Chesapeake Square Shoppes from a private seller for an undisclosed price. The Chesapeake property houses Firehouse Subs, Rita's Ice, Tropical Smoothie and Five Guys Burgers & Fries. Rob Carter, David Webb and Alex Quarrier of Berkeley Capital Advisors brokered the sale along with S.L. Nusbaum's John Litz.

ATLANTA — RREEF has tapped The Shopping Center Group to market its Southeast and Mid-Atlantic portfolio, which totals 2 million square feet. The assignment encompasses 10 retail centers located in the Carolinas, Florida, Georgia and Virginia. The centers have an average occupancy of 94 percent. Two significant Atlanta-area properties include the 207,000-square-foot Providence Square in Marietta, Ga., and the 186,058-square-foot Perimeter Square in Atlanta.
