FULSHEAR, TEXAS —SurePoint Development, a self-storage owner-operator based in San Antonio, has agreed to purchase an 651-unit facility that is under construction in Fulshear, a western suburb of Houston. The site is located near the intersection of Texas Heritage Parkway and FM 1093, and the single-story facility will span 83,000 net rentable square feet of predominantly climate-controlled space. Completion is slated for next spring. The seller was not disclosed.

SAGINAW, TEXAS — Dallas-based developer Journey Capital has broken ground on the third phase of development at Edition of Saginaw Senior Living, located just north of Fort Worth. The project will add 36 independent living cottages to the property. Journey Capital unveiled Phase I of the Edition of Saginaw Senior Living community in January 2022, featuring 22 independent living cottages. Phase II, which is currently under construction, will add a 71-bed assisted living and memory care facility by the end of this year.

DEER PARK, TEXAS — Lee & Associates has negotiated a 21,000-square-foot, full-building industrial lease in Deer Park, an eastern suburb of Houston. The building at 2751 Aaron St. sits on 10.3 acres and features 5,700 square feet of office space. Josh Carl and Trey Erwin led the transaction for Lee & Associates. The names of the tenant and landlord were not disclosed.

GRAND PRAIRIE, TEXAS — Quicksilver Express Courier Inc. has signed a 6,732-square-foot industrial lease at Great Southwest Distribution Center in the central metroplex city of Grand Prairie. Chris Kennedy of Bradford Commercial Real Estate Services represented the tenant in the lease negotiations. Corby Hodgkiss of Mercer Co. represented the landlord, an entity doing business as Carrier SC Industrial LLC.

East-Blocks-Houston

HOUSTON — A partnership between two locally based firms, PAGEWOOD and Wile Interests, has unveiled plans for East Blocks, a mixed-use redevelopment in Houston. The project will transform a 10-block stretch of mid-20th century warehouses in the East Downtown neighborhood into a district of walkable restaurants, shops, offices and green spaces. The project will be developed in phases over the next three years, with the first phase calling for 196,000 square feet of retail and restaurant space, 112,000 square feet of office space and 650 parking spaces. Gensler is the project architect. Construction of Phase I is scheduled to begin in the second quarter.

SANTA FE, TEXAS — Marcus & Millichap has brokered the sale of a portfolio of four self-storage facilities totaling 682 units in Santa Fe, located southeast of Houston in Galveston County. The Santa Fe Storage Portfolio spans 4.3 acres and consists of 17 single-story buildings and one two-story building that house 654 non-climate-controlled units and 24 outdoor parking spaces. The portfolio also features two office spaces, a billboard and an efficiency apartment for a total of 682 rentable spaces. Dave Knobler and Charles LeClaire of Marcus & Millichap represented the Texas-based seller and procured the Delaware-based buyer in the transaction. Both parties were limited liability companies that requested anonymity.

FORT WORTH, TEXAS — Newmark has negotiated a 50,000-square-foot industrial lease at Riverbend Business Park in northeast Fort Worth. The development spans approximately 1.4 million square feet across 32 buildings. Frank Puskarich and Louis Pascuzzi of Newmark represented the tenant, foam products provider Neveon USA, in the lease negotiations. Holt Lunsford Commercial represented the landlord.

HOUSTON — Canadian water treatment firm H20 Innovation has signed a 24,500-square-foot industrial flex lease in Houston. The company will relocate to Building 1 at Old Town Spring Business Park, a 196,000-square-foot development located on the city’s north side, later this month. Nathan Donahue of Transwestern represented the tenant in the lease negotiations. Todd Jurek of Keen Realty Group represented the undisclosed landlord.

IRVING, TEXAS — Henry S. Miller Cos. has arranged the sale of a 19,470-square-foot warehouse that sits on a 1.4-acre site at 205 Sharon Road in Irving. According to LoopNet Inc., the building was constructed in 1959, renovated in 1980 and features a 21-foot clear height. Adair Fant and Nicholas Robinson of Henry S. Miller represented the buyer, elevator parts provider Sees Inc., in the transaction. Additional terms of sale were not disclosed.

Rockwall-Distribution-Center

ROCKWALL, TEXAS — JLL has arranged an undisclosed amount of permanent financing for Rockwall Distribution Center, a 301,120-square-foot industrial facility located on the eastern outskirts of Dallas. Delivered in March, Rockwall Distribution Center features 32-foot clear heights, an ESFR sprinkler system, 68 dock-high loading doors, 62 trailer parking spots and 185-foot truck court depths. Aldon Cole, John Rose, Will Mogk and Brad Vansant of JLL arranged the financing through an undisclosed direct lender on behalf of the borrower, San Diego-based investment firm Westcore.
