PODS will occupy the space, located at 601 Gills Dr. in Orlando’s Crossroads Business Park, in August. Duke’s Tim Perry represented the company, and PODS was represented internally.

HOLLYWOOD, FLA. — Bank Atlantic has signed a lease with Hart Centers VII for a 40,720-square-foot outparcel in the 138,056-square-foot Hollywood Festival Center for $1.35 million. The property is located at 6601-6775 W. Taft St. in Hollywood. The tenant will build a 2,500-square-foot bank branch, set to deliver during the fourth quarter, on the property. Tim Neal of Neal Realty & Investments represented the landlord in the 20-year ground lease. The Shopping Center Group’s Brian Fetherston represented Bank Atlantic.
ORLANDO, FLA. — Avalon Park Group will start construction early next year on the first phase of a 265,000-square-foot senior housing facility in its mixed-use Avalon Park community in Orlando. The $21 million initial phase of the four-story building calls for 130 units. The project’s total cost is expected to reach $35 million. Winter Park Construction Co. is providing consulting services, and Cuhaci & Peterson Architects will design the property.
MURFREESBORO, TENN. — Swanson Cos. has broken ground on the 158,113-square-foot Gateway Village mixed-use development in Murfreesboro. The LEED project will include retail, restaurant, residential and office space. Completion is expected during the first quarter of next year.
LA VERGNE, TENN. — A.O. Smith Electrial Products Co. has extended its lease agreement with ProLogis for the 188,000-square-foot Interchange City Distribution Center Building 17. The property is located near the intersection of Interstate 24 and Waldron Road in La Vergne. The landlord is planning to outfit the warehouse with sustainable T5 lights. Additional tenants in the 3.5 million-square-foot distribution center include Singer Sewing Co. and Cardinal Health.
ATLANTA — Los Angeles-based Ta Chen International, a distributor of metals products, has leased a 104,000-square-foot warehouse from Duke Realty Corp. The property is located at 2660 Pinemeadow Court in the Pinebrook business park in Atlanta. Nathan Anderson of NAI Brannen Goddard represented the tenant, and Brian Sutton served as in-house representation for Duke.
SALEM, VA. — Centro Properties Group has sold the 82,033-square-foot Lakeside Place Shopping Center to an undisclosed Tennessee-based buyer for $6.8 million. Kroger anchors the 25-year-old property, which is located at 161 Electric Rd. in Salem. Additional tenants include CVS/pharmacy, Subway and H&R Block. The shopping center is 90 percent leased. Tony D’Ambrosio and Joe Montgomery Atlanta-based Colliers Spectrum Cauble represented the seller.
ARKANSAS — CSCV – Arkansas has borrowed $61.02 million in financing for the purchase of a 12-property nursing home portfolio in Arkansas. The complexes encompass 1,255 beds. Walker & Dunlop arranged the HUD loans through the LEAN financing process at an 85 percent loan-to-value ratio. The 35-year loans carry a 35-year amortization rate.
PLANT CITY, FLA. — Southeast Plant City has sold the 85,252-square-foot Plant City Crossing shopping center to Fraga Development Corp. for an undisclosed amount. Located at the intersection of Interstate 4 and Thonotosassa Road in Plant City, the center is anchored by a 37,860-square-foot Publix. Cato, Dollar General, Little Caesar’s Pizza, Supercuts, H&R Block and Blockbuster Video are also housed in the property. Anthony Blanco, Lenard Williams and Jim Michalak of Plaza Advisors represented the seller.
ST. PETERSBURG, FLA. — Wilson Enterprises has sold the 33-unit Sans Souci apartment complex to a private family trust for $1.4 million. The property is located in downtown St. Petersburg.
