THE VILLAGES, FLA. — Ocala, Fla.-based Edwards Construction Services has broken ground on the 32,000-square-foot Seabreeze Regional Recreation Center in The Villages of Lake Sumter, a retirement community. The project includes a wellness center, meeting areas, an area for arts and crafts and a pool. Delivery is slated for early next year.

NORFOLK, VA. — Hurrah Players has purchased the 8,400-square-foot Chamber of Commerce Building in Norfolk from Hampton Roads Chamber of Commerce for $1.07 million. The property, which will be used as the new Hurrah Players headquarters, is located at 420 Bank St. Casey J. O’Hearn of Thalhimer brokered the sale.
ELKTON, MD. — MHTJ Enterprises has borrowed a $9.62 million loan to refinance its 156-unit Apartments at Iron Ridge, located on Iron Hill Road in Elkton. The property encompasses 16 two-story buildings and features a tennis court, a swimming pool and a weight room. The 10-year, non-recourse loan carries a 30-year amortization and was arranged using FNMA financing. Laura Saull-Smith of Love Funding’s Washington, D.C., office secured the loan.
ALPHARETTA AND MARIETTA, GA. — Strategic Storage Trust, a $1 billion REIT, has purchased two Atlanta-area self-storage properties totaling $9.6 million. The company purchased a 76,500-square-foot facility in Alpharetta from Storage Partners of Alpharetta for $5.1 million. Located at 11640 Jones Bridge Rd., the store contains 670 units. Strategic Storage also purchased a 500-unit property in Marietta from Storage Partners of Powers Ferry Road for $4.5 million. The self-storage store spans 52,000 square feet at 2035 Powers Ferry Rd. Charles LeClaire of Marcus & Millichap’s Denver office and Michael Mele of the firm’s Tampa, Fla., office brokered the sale.
TALLAHASSEE, FLA. — A bank in Houston has sold the 222-unit Camaron at Woodcrest apartment complex to an LLC based in Deland, Fla., for $9.3 million. The property is located at 275 John Knox Rd. in Tallahassee. Evan Kristol and Still Hunter of Marcus & Millichap’s Fort Lauderdale, Fla., office brokered the sale.
NAPLES, FLA. — HAG Holdings has sold a 5,605-square-foot Naples office building to Commonwealth Foundation for $1.85 million. The property is located at 2629 S. Horseshoe Dr. George Atkinson of CB Richard Ellis’ Fort Myers, Fla., office represented the seller, and Prudential Florida Realty’s Ed Boeder represented the buyer.

The property, located at 5915 High St. West in Portsmouth, houses Subway, Albano Cleaners and Reactions Hair Design. The property, located at 3903 Augusta Rd. in Greenville, is part of a three-state portfolio tenanted by Affordable Dental. BOCA RATON, FLA. — A private Canadian buyer has purchased the 360-unit Arbor Oaks at Boca Raton from an undisclosed institutional investor for $40 million. The property, which is 91 percent occupied, is located at 9817 Arbor Oaks Lane in Boca Raton. Amenities include a business center, a clubhouse and a heated swimming pool. Avery Klann, Hampton Beebe and Richard Donnellan of Apartment Realty Advisors’ Boca Raton office represented the seller.
PRATTVILLE, ALA. — The Montgomery, Ala.-based firms HomeCorp and Alfa Properties have broken ground on the first phase of the 439-unit The Park Apartment Homes. More than 250 apartments will be built as part of the first phase. The property is spread across 34 acres on Legends Drive in Prattville and sits in a planned 2 million-square-foot retail development. Complex amenities include a clubhouse, a fitness center and a pool. The Park is scheduled for delivery in August.
