MT. JULIET, TENN. — Wal-Mart Supercenter and Lowe’s Home Improvement Warehouse are the two newest tenants in Atlanta-based The Gipson Co.’s 140-acre The Paddocks at Mt. Juliet. Wal-Mart will open a 176,348-square-foot store in the fall, and a 103,000-square-foot Lowe’s will open during the company’s third quarter. The Paddocks is located at the intersection of North Mt. Juliet Road and Pleasant Grove Road in Mt. Juliet. Atlanta-based The Shopping Center Group represented the owner in the leases. New York-based Real Estate Capital Partners and Hannover Leasing of Germany are partners in the development.
LAKE MARY, FLA. — Northpointe OffiCenter LLC has taken out a $7 million loan for the 52,995-square-foot Northpointe OffiCenter office building in Lake Mary. The building is occupied by HF Management Services. Protective Life Insurance Co. provided financing for the 12-year loan, which comes with a 25-year amortization schedule. Robert Hernandez of NorthMarq Capital’s Tampa, Fla., office secured the loan.
BOCA RATON, FLA. — JARI Research Corp., Schmitt & Rossi and TLFO have signed a 143,000-square-foot lease with BRE/Boca Corporate Center for space in its Boca Raton Corporate Park and Campus. The three companies — a cancer research firm, an art company and a data processing firm, respectively — will be housed at 4530 Conference Way South in Boca Raton. Reichel Realty and CB Richard Ellis brokered the transaction.
VIRGINIA BEACH, VA. — Chesapeake, Va.-based Mid-Eastern Builders has completed construction on the 35,000-square-foot Metroplex One office building. Located at the intersection of Regent University Drive and Midtowne Way in Virginia Beach, tenants in the building include the American Center for Law and Justice, Trinity Broadcasting Network and Regent University’s School of Global Leadership and Entrepreneurship. Still in the planning stages, Metroplex II and III will span 140,000 square feet. A 500-acre mixed-used project is also planned.
MONROE, LA. — Faulk & Foster Real Estate has signed up with Princeton, N.J.-based NAI Global and will become NAI Faulk & Foster, helping NAI extend its presence in Louisiana. The firm, located at 1811 Auburn Ave. in Monroe, focuses on commercial real estate brokerage services, facility management, lease management, and development. NAI Faulk & Foster boasts 300 active clients and manages more than 1 million square feet of commercial property.
MECHANICSVILLE, VA. — The Shoppes at Bell Creek LLC of Richmond, Va., has sold the 65,781-square-foot The Shoppes at Bell Creek to New York-based Envoy Realty Partners for $9.5 million. The property, which is anchored by a 37,961-square-foot Food Lion, is located at 8319 Bell Creek Rd. in Mechanicsville. The center is 95 percent leased. Midlothian, Va.-based Mike Lowry Co. represented the seller, and the buyers secured in-house representation.
MIAMI — Hollywood, Fla.-based John Moriarty & Associates will complete vertical construction on the 600,000-square-foot Brickell Financial Centre on Friday. The 40-story project, which consists of office and retail space, is being developed by Miami-based Foram Development and has been constructed to Silver LEED certification. The building is located at 600 Brickell Ave. in Miami.
CORAL SPRINGS, FLA. — Orlando, Fla.-based Keene Construction Co. has finished construction on the 64,000-square-foot Turtle Crossing shopping center. St. Petersburg’s LNR Properties developed the project, which is located at 4348 N. State Rd. 7 in Coral Springs, and VanderPloeg & Associates of Boca Raton, Fla., provided design work. Keene’s services included demolition, 38 acres of site work and new construction.
ATLANTA — Dallas-based Lincoln Property Co. has secured two lease renewals totaling more than 115,000 square feet in the company’s 288,000-square-foot Airport-West Distribution Center. The two-building property is located on Buffington Road in Atlanta. PSI Group leased 66,524 square feet, and Chick-fil-A signed a 51,724-square-foot lease. With the two lease renewals, the property is now 93 percent occupied. Chip Craighill of Cushman & Wakefield’s Atlanta office represented PSI.
