GAITHERSBURG, MD. — The Montgomery County Board of Elections has signed a lease with Seneca Center II LLC for 54,109 square feet of office space in a 90,000-square-foot warehouse. The board signed a 10-year lease in the building, which is currently under construction at 18753 N. Frederick Ave. in Gaithersburg. The new tenant plans to move into the space in April. Bill Quay, Tom Truxillo and Ro Waldron of McShea & Co.’s Montgomery County, Md., office represented the landlord.

COLUMBIA, MD. — TSC/Old Annapolis Road has purchased a 16,500-square-foot retail and office building from TIVIA for $2.97 million. The property, which is located at the intersection of Bendix Road and Md. Route 108, was built in 1972. The building is anchored by Bank of America and features second-floor office space, which is fully leased. NAI KLNB’s Gil Neuman and Chris Kubler represented the seller, and the firm’s Robert Smith represented the buyer.
ATLANTA — Marcus & Millichap has brokered the sale of a Burger King between two undisclosed companies for $1.14 million. The net-leased property is located in Atlanta. Joshua Luchs and Jonathan Weiss of Marcus & Millichap’s Encino, Calif., office represented the buyer, a limited liability company.
CHARLOTTE, N.C. — ProLogis has leased more then 280,000 square feet in three of its Charlotte industrial properties. At the Ridge Creek Distribution Center, located at the intersection of Interstates 77 and 485, Anna’s Linens has leased 112,000 square feet. At the West Pointe Business Center, located at the intersection of Interstates 85 and 485, CEVA Logistics has leased 84,700 square feet of space, and PSS World Medical has leased 65,100 square feet of space. Murray Supply Co. has signed a 21,400-square-foot lease for space at the Charlotte Distribution Center, located at the intersection of Interstates 77 and 85. Further details about the leases were not disclosed.
POMPANO BEACH, FLA. — Fort Lauderdale, Fla.-based Pasquale Kuritzky Architecture is in the design phase for Clarion Pompano Development’s 89-unit Atlantic Yacht Club Villas. The townhome development sits on 6.5 acres on Atlantic Boulevard in Pompano Beach and will feature a 50-slip marina and a recreation room with a fitness center and pool. The units will range in size from 1,500 to 2,200 square feet. Groundbreaking is expected this year, and delivery is slated for the middle of 2010.
BIRMINGHAM, ALA. — CLW Health Care Services Group has represented a national REIT in the sale of the 84-unit Ridge View at Meadow Brook to an undisclosed party for $4.4 million. The assisted living center is located at 700 Corporate Ridge in Birmingham. The 48,058-square-foot property, which was built in 1999, is spread across 6.5 acres.
CAPE CORAL, FLA. — Fort Myers, Fla.-based J.L. Wallace has broken ground on a 22,000-square-foot education building for Cape Christian Fellowship. Located at 2110 Chiquita Blvd. in Cape Coral, the two-story building will include 14 classrooms, two public assembly rooms, administrative offices and a youth center. Titsch & Associates designed the project, which is expected to take 7 months.
WASHINGTON, D.C. — Ehrenkrantz Eckstut & Kuhn Architects has begun two new projects in Washington. The District Department of Transportation and the planning office have asked the firm to create a gateway into the city that will improve the pedestrian-to-vehicle balance in neighborhoods along North Capitol Street. The planning office has also tasked Ehrenkrantz with creating a master plan in the Mt. Vernon Square district, which is bordered by M, G, 5th and 12th streets. The plan will blend the growth that has sprung from the new convention center with the Shaw historic district.
POMPANO BEACH, FLA. — Washington, D.C.-based WDG Architecture has entered the design phase for Pompano Creek Associates’ 710,000-square-foot Pompano Creek, a senior housing facility located on U.S. 1 in Pompano Beach. The property will feature 65 assisted-living units, a spa with a pool, rooftop gardens and 65,000 square feet of communal space. Residents will be housed in clusters of five- to seven-story buildings spanning 9 acres.
ANNE ARUNDEL COUNTY, MD. — St. John Properties will start construction on the first phase of the 150,000-square-foot Glen Burnie Crossing, located at the intersection of Dover Road and Ritchie Highway, this spring. The first phase, which is slated for delivery in the third quarter, consists of three buildings totaling 100,000 square feet. The remaining 50,000 square feet will be spread across two buildings to be constructed after pre-leasing requirements are met. The 30-acre Glen Burnie Crossing is geared toward automotive repair shops and automotive parts dealers with a portion of space allotted to restaurants and service-oriented retailers.
