OSWEGO, ILL. — Senior Living Investment Brokerage Inc. (SLIB) has arranged the sale of The Tillers, a 106-bed skilled nursing facility in Oswego, approximately 50 miles southwest of Chicago, for $13.4 million. The community was built in 1972 and was 93 percent occupied at the time of sale. The Tillers was expanded in 1985 and 2008, and renovated in 2009. Symphony Post Acute Network purchased the property from a family-owned business looking to exit the long-term care industry. Symphony plans to further expand the facility. LUFKIN, TEXAS — Marcus & Millichap has arranged the sale of Fox Run, an 89-unit apartment property located in Lufkin. Nick Fluellen and Bard Hoover of Marcus & Millichap’s Dallas office marketed the property on behalf of the seller, a partnership. Fluellen and Hoover also procured the buyer, an individual/personal trust. Fox Run is located at 300 S. John Redditt Drive, just northwest of Woodland Heights Medical Center. Constructed in 1976, the asset is situated on 2.8 acres. Fox Run consists of five two-story apartment buildings and one laundry/clubroom. The unit mix for Fox Run is 24 efficiency, 33 one-bedroom/one-bath, 20 two-bedroom/one-bath, and 12 two-bedroom/two-bath units. Floor plans range in size from 525 to 998 square feet. At the time of listing, Fox Run’s reported occupancy was 97 percent.
NASHVILLE, TENN. — Bluerock Growth Fund has sold Artisan on 18th, a Class A, 153-unit apartment community in downtown Nashville, for $35.2 million. The property was delivered in June and was completely occupied at the time of sale. A joint venture between Stonehenge DCM LLC, which oversaw development of the property, and affiliates of Bluerock Real Estate purchased the development. Artisan on 18th features a landscaped courtyard with a sundeck, outdoor grilling area and fireplace, fitness center, cyber clubroom with a coffee bar and business center, pet park and a parking garage. Unit interiors feature granite countertops, high-end flooring, designer cabinetry, full-size washer/dryer units, private balconies and nine-foot ceilings.

Educational Opportunity Texas A&M University-Texarkana has been awarded $35.5 million in state funding for the construction of a new building to house and expand its nursing program, including the expansion of a Master’s Degree program, and to promote student success initiatives. The Texas A&M University system expanded its four year-university program to Texarkana in 2010, with the first freshman class admitted that year including Phase I dorms on the 300-plus acre Bringle Lake Campus. University of Arkansas Community College at Hope (UACCH) expanded a satellite campus on Texarkana’s Arkansas side in 2012, with over $5.4 million going toward the construction of two buildings that service over 300 local students. CHARLES, MO. — Bank Leumi USA has provided a $13.6 million loan to Chicago-based Innovative Management Associates Inc. for the acquisition of Windsor Estates of St. Charles, a continuing care retirement community (CCRC) in metro St. Louis. Windsor Estates is a 235-unit community operated by the borrower, In addition to the five-year, fixed-rate conventional mortgage, Leumi provided a $500,000 working capital line of credit and treasury management services. The line of credit is secured by the facility’s accounts receivables.
WAUKEGAN, ILL. — American Street Capital has arranged $5.8 million in acquisition financing for a 132-unit multifamily property in Waukegan for an undisclosed borrower. Westwood Apartments is a Class B apartment complex that was built in 1970. The property includes 11 two-story buildings. Amenities include an office suite, exercise room, playground, picnic area, laundry facilities and 225 parking spaces. Igor Zhizhin of American Street Capital originated the loan. The loan features a 10-year term.
SEATTLE — Strata Equity Group has received $100 million in acquisition financing for a multifamily portfolio in Seattle. The portfolio contains a total of 1,041 units. The portfolio features five properties that were built between 1986 and 1991. Strata plans to execute a capital improvement program that will upgrade the residential amenities and interior unit finishes. Four of the properties are within five miles of Boeing’s Everett Factory, the region’s largest employer, which is undergoing a large expansion. The other property is in Lynwood, 16 miles north of downtown Seattle. The 10-year loan features full-term, interest-only payments through Freddie Mac. CBRE’s Bill Chiles, Scott Peterson and Brian Cruz arranged the financing.
EULESS, TEXAS — Venture Commercial Real Estate has completed an assemblage of 43 acres of land located at the northeast quadrant of Cheek-Sparger Road and Heritage Avenue west of State Highway 121 in Euless. The buyer, Tonti Properties, is expected to break ground in spring 2016 on Trinity Union, a 457-unit multifamily community. The project has a mixture of product types including a four-story wrap-style building with structured parking and separate townhome-style buildings with direct-access garages and private yards. Trinity Union will feature an urban design, and 19 acres of the site will be devoted to retail use. John Zikos, Ken Reimer, Christopher Gibbons and Cheryl Hill of Venture worked with Tonti to acquire three separate land tracts. In the most complex of the transactions, Venture represented the seller, a family that had owned a 25-acre tract for 54 years, while Wilson Stafford of Edge Realty Capital Markets represented Tonti Properties. In the other transactions, Venture and Edge co-represented Tonti Properties.
AUSTIN, TEXAS — Austin-based developer Johnson Trube & Associates is moving forward with construction of a Class A student housing development near the University of Texas at Austin campus. Located at 2508 San Gabriel St. in Austin, The Corner will offer 62 units with a mix of two to five bedrooms for a total of 207 beds. The eight-story structure is scheduled to open to students in the fall of 2016. The property is being built using a framing technology developed by Prescient, a Denver-based software design and structural system manufacturing company. The pre-manufactured metal framing system is designed to offer a faster, greener and more cost-effective alternative to conventional structures. The development team includes Johnson Trube & Associates, JE Dunn, Mark Hart Architecture, Prescient, Wuest Group, Austin City Realty and Fairway Properties. Project features and amenities include walking/biking access to campus, secure access, a cyber café, quartz countertops, wood floors and stainless steel appliances.
ARLINGTON, TEXAS — CBRE Capital Markets’ Investment Properties has negotiated the sale of Serena Vista Apartments, a 120-unit, value-add multifamily community in Arlington. Des Moines, Iowa-based BHE Acquisitions purchased the asset from Cascades 120 LLC for an undisclosed amount. Dirk Goris and Chris Deuillet of CBRE’s Dallas office represented the seller. The 105,636-square-foot asset, located at 1519 San Francisco Court, was built in 1980. The complex consists of 15 different floor plans and offers efficiency, loft, one-, two- and three-bedroom options. It was 97 percent occupied at closing. Most of the units have received flooring and/or countertop and cabinet upgrades. Five units were recently updated with stainless steel appliances, kitchen backsplashes and fans.
