FAIRVIEW, N.C. — Thomas D. Wood and Co. has secured $3 million in financing for Fairview Crossings Shopping Center in Fairview. StanCorp Mortgage Investors provided the 25-year loan at a fixed rate of 6.10 percent with a 25-year amortization with a loan to value of 70 percent. The 43,120-square-foot, Food Lion-anchored retail center is located at 1350 Charlotte Hwy.

OLIVE BRANCH, MISS. — Crossroads Distribution Center Building F, located in Olive Branch, has gained LEED certification status, making it the largest LEED-certified industrial building in the Southeast. The 800,308-square-foot warehouse and distribution center is situated at the intersection of Polk Lane and Stateline Road within the Crossroads Distribution Center, and was developed by Atlanta-based IDI. The company is also developing Crossroads Building A, a 452,715-square-foot building within the center.

PORT CHARLOTTE, FLA. — The first LEED-certified elementary school in Florida has been completed in Port Charlotte. Fort Myers, Fla.-based Owen-Ames-Kimball Co. provided construction management on the two-story, 112,000-square-foot school. Features include low-VOC (volatile organic compounds) emitting carpet and paint, smart boards, open spaces, natural light, native plant landscaping, preferential parking for fuel-efficient vehicles, and low-flow toilets and sinks. The school was one of three replacement schools built by Owen-Ames-Kimball Co. after being destroyed by Hurricane Charley.

CONCORD, N.C. — The Charlotte, N.C. regional office of Stanley Steemer has acquired 2.5 acres in Concord with plans of developing a satellite facility. The 12,000-square-foot building will be located within the International Business Park at Concord. The company plans to operate 13 trucks from the new facility, which is scheduled to break ground within a year. Anne Johnson of CB Richard Ellis represented the seller, Nolim Group, and Bryan Crutcher, also of CB Richard Ellis, represented the International Business Park in the transaction. DAVENPORT, FLA. — The second phase of Ovation Town Center in Polk County is underway. Orlando, Fla.-based Cuhaci & Peterson Architects has been awarded the design contract for 60,000 square feet of space. The property is located at the southwest corner of CR 532 and Lake Wilson Road in Polk County. Included in the design is a 45,000-square-foot Publix. A.G. Armstrong is developing the property.

PEMBROKE PINES, FLA. — Edward Lewis Architects has been awarded design responsibilities for Park Plaza Executive Center in Pembroke Pines. The $34 million pair of medical/office buildings totaling 160,000 square feet will be located on 9.77 acres adjacent to Memorial Hospital Pembroke. The first of the four-story buildings will be located at 2121 and 2141 University Dr. and plans include an October groundbreaking. Construction on the second building and garage will begin when the first building is complete. Approximately 10,000 square feet of retail, restaurants and a bank will be included in the project.

SIMPSONVILLE AND GREENVILLE, S.C. — Infinite Hotel Group has acquired a Hampton Inn in Simpsonville from Fairview Hospitality for an undisclosed amount. The 84- room property is located at 3934 Grandview Dr. Bill Fayssoux and Jay Alexander of Windsor Aughtry Co. represented Fairview Hospitality in the transaction. In addition, WAL Lodging has acquired a Hampton Inn in Greenville. The 116-room property is located at 15 Park Woodruff Dr. Bill Fayssoux and Jay Alexander represented the undisclosed seller in the transaction.

ATLANTA — Kennedy Associates has acquired a 5,000-square-foot office condominium building in Atlanta from Rare Hospitality Management. Located at 8215 Roswell Rd., the building will serve as corporate headquarters for Kennedy Associates. Rick Ferguson of Atlanta-based Bull Realty represented the buyer and Scott Perry and Steve Barton of CB Richard Ellis represented the seller in the transaction.

BOCA RATON AND CORAL GABLES, FLA. — Kapital Development is planning to develop two senior living buildings in Boca Raton and Coral Gables. CityClub Residences Coral Gables, located at 1505 Ponce de Leon Blvd., will feature 124 condominiums within a 13-story building. CityClub Residences Boca Raton, located at 855 S. Federal Hwy., will feature 168 residential units within a 10-story building. It is scheduled for completion first quarter 2011. Luxury amenities included in the design are a day spa and salon, overnight guest suites, a fitness/wellness center, an art studio, ocean vistas and private elevators.
