North Lehigh Acres, Fla. — Dalfen America sold Sunshine Shopping Plaza, an 111,188-square-foot property, for $8.8 million in North Lehigh Acres. Casey Rosen and Nickolas Kozy of CB Richard Ellis represented the seller. The property is located at 1145 Homestead Rd., 12 miles east of Fort Myers and is 98.6 percent leased. Tenants include: General Nutrition Center, Domino’s Pizza, Rent-A-Center, Family Dollar and Advance America.

Fort Myers, Fla. — Beall’s Department Store broke ground on a new 75,000-square-foot facility at Merchant’s Crossing shopping center in Fort Myers. Located along Highway 41, the department store is expanding its presence at Merchant’s Crossing, where it previously occupied a 30,000-square-foot space. Owned and managed by Noble Properties, the property’s tenants include Sears, Home Depot, AMC Theatre, Beall’s Department Store and Beall’s Outlet and Jo-Ann Fabrics.

Roswell, Ga. — Charlotte, N.C.-based Southeast Capital Associates has acquired the corporate headquarters of Georgia Prudential Realty, located in Roswell. The 11,700-square-foot building is situated on less than an acre on Holcomb Bridge Road and was leased back to Georgia Prudential Realty for a 10-year term. Southeast Commercial Real Estate Group represented the buyer.

OCALA AND ORLANDO, FLA. — Jay Ballard, Hal Warren and Enon Winkler of Cushman & Wakefield’s Orlando office, along with Byron Moger of the firm’s Tampa office, have negotiated Tarragon Corporation’s $72.9 million sale of two apartment communities to Brookfield Real Estate Management. Deerwood Village, a 328-unit, 37-acre apartment community located at 1850 SE 18th Ave. in Ocala, sold for $32.9 million. Brookfield also acquired the 342-unit, 24-acre Villa Tuscany Apartments, located at 753 Sherwood Terrace Drive in Orlando, for $40 million
