MIAMI — CP Group and DRA Advisors have executed nearly 40,000 square feet of office lease transactions at Miami Tower, a 47-story, Class A office tower located at 100 S.E. 2nd St. in downtown Miami. The executed deals include two lease renewals (H&R Block and Transwestern), one expansion (law firm Assouline & Berlowe) and seven new leases, all of which were for Miami Tower’s newly completed spec suites. The seven new tenants include Two Chairs, a behavioral healthcare company; GTS Group, a financial services company with locations in New York and Chicago; Shubin Law Group, a law firm specializing in land use and zoning entitlement litigation; Weisberg Kainen Mark PL, a tax law and criminal defense law firm; Latin Securities, an investment advisory firm; NormanMax Insurance Group, a reinsurance group; and Mamone & Villalon, a litigation and business law firm.

FRANKLIN, TENN. — McShane Construction Co. will build Ellison Cool Springs, a 34-acre mixed-use project in Franklin, approximately 20 miles south of Nashville. Upon completion, the property will comprise 332 apartments and 15 commercial units across three four-story buildings. McShane will construct the project on behalf of the developer, Fluornoy Development Group. Designed by Dynamik Design, amenities at the development will include an outdoor pool, clubroom, fitness center, recording studio, hospitality bar, focus room, pet spa and a car wash. Additionally, the property will feature two two-story parking garages and five standalone six-bay garages. Residences will include apartments in one-, two- and three-bedroom layouts, with select two-story, live-work units. The project team expects to deliver Ellison Cool Springs in August 2026.
BLOOMINGDALE, GA. — A partnership between Crestlight Capital and GEM Realty Capital has acquired Savannah Portside II, a newly constructed, 1.2 million-square-foot industrial distribution warehouse located in Bloomingdale, roughly 14 miles northeast of Savannah. In September 2023, the partnership purchased the adjacent Savannah Portside I building. Together, the properties, which are located at 201 and 301 Savannah Portside International Parkway, total 2.3 million square feet. Two undisclosed tenants fully occupy the buildings. CBRE will manage and lease both properties on behalf of Crestlight and GEM.
ATLANTA — Walmart will open a 75,000-square-foot Walmart Neighborhood Market store at 835 MLK Jr. Drive in the Vine City neighborhood of Atlanta. Previously, the brand operated a Supercenter store at the property, which closed in December 2022 due to fire damage. The new store will feature a full-service deli, money center, expanded bakery, online pickup and delivery service and a health service room. Scheduled to open on Wednesday, May 22, this marks Walmart’s first conversion of a Supercenter store into a Neighborhood Market store.
JLL Arranges Refinancing for 218-Room Hyatt Centric Hotel in Atlanta’s Buckhead District

ATLANTA — JLL Capital Markets has arranged the refinancing for Hyatt Centric Buckhead Atlanta, a hotel located at 3301 Lenox Square Parkway NE in the Buckhead neighborhood of Atlanta. Opened in 2021, the property features 218 rooms, as well as food-and-beverage options including a ground-floor restaurant and rooftop bar. Amenities at the hotel include a fitness center, pool and more than 5,000 square feet of meeting and event space. Ed Coco and Matt Casey of JLL secured the financing on behalf of the borrower, a joint venture between Songy Highroads LLC and an affiliate of Hyatt Hotels Corp.
PEACHTREE CITY, GA. — Six new tenants have signed leases at The Avenue Peachtree City, an open-air shopping center located in Peachtree City, approximately 40 miles outside Atlanta. Beignets and Brew is now open at the property, with HOBNOB Neighborhood Tavern scheduled to open a 5,781-square-foot restaurant later this month. Kendra Scott, Motivate Studios and 9292 Korean BBQ have also signed leases at the center and will occupy 2,000; 2,000; and 8,015 square feet, respectively, beginning this summer. Additionally, Arhaus will open a 7,085-square-foot store at The Avenue Peachtree City later this year. JLL manages the property on behalf of the owner, Memphis-based Poag Development Group.
TAMPA, FLA. — Suffolk plans to construct Gasworx, a mixed-use development in Tampa’s Ybor City, on behalf of the co-developers, Darryl Shaw and Kettler. The project will feature up to 5,000 residences, 500,000 square feet of office space and 140,000 square feet of shops, restaurants and service retailers. Suffolk will deliver multiple projects within the Gasworx development, including a 100-000-square-foot office building and a more than 500-space parking structure wrapped with a five-story residential building. Suffolk and the development team plan to break ground this summer.
Tommy Bahama Parent Company to Invest $130M for Clothing Distribution Center in Lyons, Georgia

LYONS, GA. — Oxford Industries Inc., an Atlanta-based clothing and apparel manufacturer whose brands include Tommy Bahama and Lilly Pulitzer, plans to develop a new large-scale distribution center in Lyons, a South Georgia city in Toombs County. The company will invest $130 million in the first phase of the project, which will sit on 50 acres and support 60 new jobs at full completion. Oxford Industries is an international apparel design, sourcing and marketing company that features a portfolio of lifestyle brands, over 300 company-owned retail stores and an e-commerce business. The company also has a complementary wholesale business through department and specialty stores. The manufacturer has had a physical presence in Toombs County since the 1940s. With the new Lyons facility, Oxford Industries expects to boost output from 7 million units annually to 20 million units. The construction timeline was not disclosed.
WASHINGTON, D.C. — A partnership between the District of Columbia Housing Authority (DCHA), MRP Realty, CSG Urban Partners LLC and Taylor Adams Associates is nearing completion of The Iris, a 430-unit apartment community located at 1133 N. Capitol St. NE in Washington, D.C.’s NoMa district. The public-private partnership, along with property management firm Greystar, began tours and accepting lease applications last month at the 380,000-square-foot property. The first move-ins will begin next week. The Iris is a 13-story community featuring studio, one-, two- and three-bedroom apartments, 20 percent of which will be reserved for households earning 60 percent or less of the area median income (AMI). Monthly rental rates start at $1,820, according to Apartments.com. Amenities include a rooftop pool, dog park, coworking space, fitness center, sports bar, outdoor kitchen, private dining room, reading library and a mail and package center, as well as two levels of subterranean parking. The design-build team includes general contractor CBG Building Partners and architectural firm Moya Design Partners. The Iris represents Phase I of the three-phase adaptive reuse of the former DCHA headquarters site.
Meritus Health, Radnor to Develop Medical School Campus in Hagerstown, Maryland, Including 600 Student Housing Beds

HAGERSTOWN, MD. — A public-private partnership between Meritus Health and Radnor Property Group has begun construction on the Meritus School of Osteopathic Medicine campus in Hagerstown. The development is located on an existing Meritus hospital campus and will include six buildings anchored by a village green, which offer residential space and house the new school of medicine. The first phase of the project will include the development of three four-story buildings offering approximately 100 units each. The development is also set to include retail and office space, as well as a library and café. Residential buildings will offer a total of 600 beds of student housing in studio, one- and two-bedroom configurations. A portion of the project, which was designed in collaboration with Design Collective, is scheduled for completion in 2025.
