NEW YORK CITY — Walker & Dunlop has arranged a $109 million construction loan for a 247-unit multifamily project that will be located at 1034-1042 Atlantic Ave. in Brooklyn’s Prospect Heights neighborhood. The borrower is locally based developer EMP Capital Group. The development will consist of two adjoining buildings that will create a cross-block lot between Atlantic Avenue and Pacific Street. Units will come in studio, one-, two- and three-bedroom floor plans. Levels of income restrictions for the affordable housing component of the property have not yet been fully determined. More specifically, the unit mix will comprise 45 studios, 11 studio alcoves, 95 one-bedroom apartments, 44 one-bedroom residences with home offices, 49 two-bedroom units and three two-bedroom units with home offices. Amenities will include a tenant lounge, business center, screening room, karaoke room, golf simulator, game room, multiple party rooms, kids’ playrooms, social lounges and a nearly 2,000-square-foot fitness center. The property will also feature ground-floor retail space. AUSTIN, TEXAS — A partnership between High Street Residential, MSD Partners and River Street Partners has topped out 700 River, a 43-story apartment tower in Austin’s Rainey Street District. The 500-foot building will house 377 units in a mix of studio to three-bedroom residences, as well as several penthouses and 3,400 square feet of retail space. In addition, 700 River will feature more than 30,000 square feet of indoor and outdoor amenity space. HKS is the project architect, and DPR Construction is the general contractor. The first move-ins will begin this fall. Construction began in fall 2022.

CHANDLER, ARIZ. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of Alta Chandler at The Park, a mid-rise apartment community in the Phoenix suburb of Chandler. Wood Partners sold the asset to Olympus Property for $94.5 million, or $324,742 per unit. IPA Capital Markets also arranged $52 million in acquisition financing for the buyer. Brian Eisendrath, Cameron Chalfant, Jake Vitta and Jesse Zarouk of IPA Capital Markets arranged the loan, which features eight years of interest-only payments. Steve Gebing and Cliff David of IPA represented the seller and procured the buyer in the acquisition. Atla Chandler features 291 apartments with open-concept floor plans; nine-foot ceilings; laundry closets with full-size or stackable washers/dryers; extended primary bedrooms with dedicated work-from-home space; and separate den or loft quarters. Select units have direct-access garages. Community amenities include an open-concept leasing office and clubhouse, convenience market, sky lounge, fitness center and private multi-purpose fitness room.

SHERWOOD, ORE. — JLL has arranged the sale of Creekview Crossing, a garden-style apartment community located at 21759 SW Cedar Brook Way in Sherwood, a suburb southwest of Portland. A fund managed by LaSalle Investment Management acquired the asset for an undisclosed price. The name of the seller was not released. Built in 2009, Creekview Crossing features 183 one-, two- and three-bedroom apartments with attached garages, nine-foot ceilings, granite countertops and central HVAC. Community amenities include a 24-hour fitness center, a playground, pool and picnic tables. Ira Virden, Carrie Kahn and Frank Solorzano of JLL Capital Markets’ investment sales advisory team represented the seller and procured the buyer in the deal.

NEW YORK CITY — A partnership between BEB Capital, Totem, Ofer Cohen and SK Development has received $121 million in financing for a 187-unit mixed-income housing project that will be located at 737 Fourth Ave. in Brooklyn’s Sunset Park neighborhood. The financing consists of a $96 million construction loan that was co-originated by Canyon Partners and J.P. Morgan and a $25 million equity investment from Tribeca Investment Group. The 14-story building will house one-, two- and three-bedroom units, with 46 residences to be reserved for households earning roughly 50 percent or less of the area median income. The building will also feature a fitness center, game and media lounge, coworking lounge, private dining and entertainment areas, tenant storage space and a rooftop garden, as well as 6,200 square feet of ground-floor retail space. Construction is slated for a fall 2025 completion. HARRISBURG, PA. — Marquis Health Consulting Services has begun a multimillion-dollar renovation of The Terraces at Capitol Village and Capitol Rehabilitation & Healthcare Center, a senior living and skilled nursing campus in Harrisburg. Work is set to begin this month at the 64-unit Terraces at Capitol Village and will include a complete refresh of the lobby, hallways, main dining room, activity room, theater and private dining room. At Capitol Rehabilitation & Healthcare Center, upgrades to the lobby, dining room, resident rooms and activity areas are underway, with an anticipated fall completion. The 138-bed skilled nursing facility provides post-hospital care, short-term rehab and long-term residential care.

CHICAGO — Peak Realty has rebranded to Cross Street. The Chicago-based firm, which specializes in multifamily leasing and investment, expanded to Denver last year with the opening of a second office. In five years, the Cross Street team has doubled, with more than 12,000 units leased and over $200 million in closed multifamily sales. The company says that the name “Cross Street” and tagline “The corner of people and place” represents the important connections and intersecting parts of life and business. Cross Street plans to expand to more markets, particularly urban areas.

MIAMI — Ares Management Real Estate has provided a $50 million loan via one of its funds for the refinancing of Soleste Spring Gardens, a newly delivered apartment community in Miami’s Spring Garden district. The eight-story community is located at 1033 Spring Garden Road, two blocks from the Culmer Metrorail station. Brian Gaswirth, Chris Drew, Jesse Wright and J.J. Hovenden of JLL arranged the loan on behalf of the borrowers, The Estate Cos. and FHCP LLC. The co-developers recently obtained a certificate of occupancy (CO) at Soleste Springs Garden, which offers studios, one- and two-bedroom units ranging in size from 400 to 1,100 square feet. Rental rates begin at $2,011, according to the property website. Amenities include a resort-style pool with a sun deck and private cabanas, outdoor kitchen and bar, dog park, pet spa, yoga lawn and electric car charging stations.

LEXINGTON, KY. — Newmark has brokered the $19.7 million sale of Triple Crown at Tates Creek, a 228-unit apartment community in Lexington. RFM Property Group purchased the garden-style property from Monument Capital Management. Matt Newcomer of Newmark represented the seller in the transaction. Additionally, Henry Stimler and Ricky Warner of Newmark arranged a $15 million Fannie Mae acquisition loan on behalf of the borrower. Triple Crown at Tates Creek, which was 94 percent occupied at the time of sale, is situated less than five miles from downtown Lexington and the University of Kentucky.

TAMPA, FLA. — Mast Capital has begun preleasing at The Harlow, a garden-style apartment development in Tampa’s Wesley Chapel neighborhood. Located at 5101 Bruce B. Downs Blvd., The Harlow comprises 248 units on a 16-acre site. Mast Capital and Rockpoint collectively entered the Tampa market in November 2021 with the acquisition of the development site. Construction began in late 2022, and the property is slated to open this month. Designed by Dwell Design Studio, The Harlow offers one-, two- and three-bedroom units that range in size from 751 to 1,501 square feets.
