PLANO, TEXAS — Adolfson & Peterson (AP) Construction has been awarded the contract to renovate a 236,000-square-foot industrial building in Plano that is leased to defense and aerospace contractor Raytheon. The project will feature a complete finish-out of the existing four-story building, which includes office space and labs. Additionally, the Plano campus project will include site improvements, security fencing, additional guard shacks and paving modifications. Completion is scheduled for the end of the year. The name of the building owner was not disclosed.

Love's-Truck-Solutions-Natalia

NATALIA, TEXAS — Love’s Truck Solutions, which operates truck stops across the country, will open a 252,500-square-foot distribution center in Natalia, about 30 miles southwest of San Antonio. HDA Architects designed the $23 million facility, the site of which is situated adjacent to an existing Love’s Travel Stop. The facility will house a tire warehouse, temperature-controlled storage space and 5,500 square feet of office space. Building features will include two drive-up doors, 24 full docks and four overhead doors. Construction is underway and expected to be complete this fall.

MESQUITE, TEXAS — Lee & Associates has brokered the sale of a 14-acre industrial development site located at 19205 Lyndon B. Johnson Freeway in Mesquite, an eastern suburb of Dallas. Alex Wilson, Nathan Denton and Reid Bassinger of Lee & Associates represented the buyer, Houston-based developer Lovett Industrial, in the transaction. The seller and sales price were not disclosed. Specific plans for the site were also not disclosed.

MCKINNEY, TEXAS — Locally based brokerage firm Citadel Partners has arranged the sale of a 279,180-square-foot logistics facility in the northern Dallas suburb of McKinney. Scott Jessen and Andy Goldston of Citadel Partners represented the seller and developer, Atlanta-based Core5 Industrial Partners, in the transaction. Dan Spika of Henry S. Miller represented the buyer, United Pacific Industries, which will also occupy the facility. The automotive design and manufacturing firm plans to move in during the second quarter. The sales price was not disclosed.

DENTON, TEXAS — CBRE has brokered the sale of Coronado Villas, a 128-unit apartment complex in the North Texas city of Denton. The property was originally constructed in 1974 and was 99 percent occupied at the time of sale. Chris Deuillet, William Hubbard, Jaxx Davies and Matthew Pastrano of CBRE represented the seller, N.O.I.S.E. Ventures, in the transaction. Josh Berde, Andrew Woertendyke and Peyton Chur, also with CBRE, arranged acquisition financing on behalf of the buyer, Jordan Multifamily. The sale included a half-acre parcel that can support future development.

MESQUITE, TEXAS — Lowe’s Home Improvement has signed a 78,000-square-foot industrial lease at Landmark at the Meadows, a speculative project that is under construction in the eastern Dallas suburb of Mesquite. The North Carolina-based retailer is taking more than half the space at Building II, which totals 139,319 square feet and features 32-foot clear heights. Kurt Griffin and Nathan Orbin of JLL negotiated the lease on behalf of the landlord, Florida-based Landmark Cos.

NORTH RICHLAND HILLS, TEXAS — Holt Lunsford Commercial has negotiated a 51,961-square-foot industrial lease at Corporate Centre at the Crossing in North Richland Hills, a northern suburb of Fort Worth. Matt Carthey and Jake Neal with Holt Lunsford Commercial represented the landlord, Capital Commercial, in the lease negotiations. The representative of the tenant, third-party logistics firm Con-Way Freight, was not disclosed.

AUSTIN, TEXAS — Four new tenants have signed leases at Centro, a mixed-use development spanning two city blocks in Austin. Pure Barre, Brooklyn Dumpling Shop, Birds Barbershop and Full Ride Cycling will occupy a combined 15,000 square feet of ground-floor retail space at the property. Jeremy Smitheal, Win Smith and Bennett Holcomb of Riverside Resources represented the landlord in the leasing negotiations on an internal basis.

FORT WORTH, TEXAS — American Airlines and Dallas-Fort Worth (DFW) International Airport have entered into a use-and-lease agreement that includes $4.8 billion in pre-approved capital investments. The lease term is 10 years. Projects that have been approved under the agreement include the construction of the new Terminal F, the renovation of Terminal C and the expansions of gates at Terminals A and C. The construction of Terminal F, which will have a 15-gate concourse, is expected to cost about $1.6 billion. The expansion of the Central Terminal Area, which will include a major reimagining of Terminal C and gate expansions extending from Terminals A and C, as well as significant upgrades to roadways and terminal access, is valued at roughly $2.7 billion. The deal replaces a 2010 use-and-lease agreement with American Airlines, whose customers account for about 85 percent of the airport’s annual passenger traffic. The airline employs about 35,000 people across the airport and its 300-acre headquarters campus in Fort Worth.

ODESSA, TEXAS — Adolfson & Peterson (AP) Construction has been awarded the contract to renovate the Mesa Building, a 317,000-square-foot academic and administrative building located on The University of Texas Permian Basin’s campus in Odessa. As part of the project, up to 80,000 square feet of the building will be subject to demolition, salvage and reconfiguration of classrooms, offices and ancillary spaces. In addition, the project team will replace ceilings, light fixtures, flooring, paint and wall coverings throughout the building, as well as upgrade utility systems and add a new elevator. The building will remain open and operational during building the renovation. Construction is scheduled to begin this fall and last about a year.
