CORAL GABLES, FLA. — Belmont Village Senior Living, in partnership with Baptist Health South Florida, has opened Belmont Village Senior Living Coral Gables, a 232-unit seniors housing community located at 4111 Salzedo St. in Coral Gables. Corwil Architects designed the South Florida property, which features independent living, assisted living and memory care residences across 10 stories. Amenities at the community, which also offers ground-floor retail space, include indoor and outdoor socialization spaces, a pool surrounded by a full-service bistro and bar, outdoor lounge with a dining area and barbecue kitchen, fitness room, outdoor movie lawn, putting green, screening room, dog park and a beauty salon. As part of the collaboration with Baptist Health South Florida, Belmont Village Coral Gables will offer direct access to Live Healthy by Baptist Health, with Baptist Health Primary Care onsite. Moss Construction was the general contractor for the project.

Parkland Receives Zoning Approval for 124-Unit BTR Residential Development in Fayetteville, Georgia

FAYETTEVILLE, GA. — Alpharetta, Ga.-based Parkland Communities has secured zoning approval from the City of Fayetteville’s Planning & Zoning Commission for the development of Morgan Park, a 124-unit build-to-rent townhome community to be located between East Laier and Booker avenues. Situated on 9.3 acres roughly 22 miles outside of Atlanta, Morgan Park will feature two- and three-bedroom townhomes ranging from 1,636 to 1,958 square feet. Each townhome will feature a one-car garage and covered outdoor living space. Amenities at the property will include a clubhouse, pool, cabana and dedicated mail kiosk. Monthly rental rates at the community will begin at $2,400. A construction timeline was not disclosed.
Surging Electric Vehicle Construction Drives Momentum in Louisville’s Industrial Market

With strong industrial leasing activity and significant development over recent years and currently, notably in the electric vehicle (EV) market, Louisville’s industrial real estate market maintains a steady drumbeat and forecasts continued success. The Louisville industrial market’s strong start to the year continued in the second quarter, and the JLL Q2 Industrial Insights report shows that Louisville remains a robust market. Over the past five years, developers constructed over 25 million square feet of Class A industrial space, positively absorbed 27 million square feet and has grown Louisville to a 90 million-square-foot Class A industrial market. Another positive market indicator is rental rates have appreciated 40 percent over the last three years, with the direct average asking rate currently at $5.67 per square foot. We expect this to continue to rise slowly over the next 18 months due to leasing activity, low inventory and a slowdown in speculative development. Louisville is quickly integrating and expanding capacity for EV production, following a growing EV industrial trend across the United States. COLLIERVILLE, TENN. — Aphorio Carter Fund Management Co., the critical infrastructure and data center division of Tampa-based Carter Funds, has acquired an enterprise data center located in the Memphis suburb of Collierville for $13 million. Situated within the 118-acre FedEx World Technology Center Campus, the property comprises 86,000 square feet on 4.6 acres. Built in 2001, the center is fully leased to an unnamed logistics company that occupies the property on a net lease. The seller was not disclosed.
Redline, Ascent Underway on Renovation of 201,310 SF Office Property in Metro Charlotte

HUNTERSVILLE, N.C. — Charlotte-based Redline Property Partners and its partner Ascent Real Estate Capital are underway on the renovation of a 201,310-square-foot office property located in Huntersville, roughly 15 miles outside of Charlotte. Situated on 33 acres, the four-building property has been rebranded as Birkdale Point. New amenities will include multiple outdoor patios with Wi-Fi, a building lounge with tenant liquor lockers, billiards and seating, a fitness center with shower facilities and a market. Construction plans include full renovations to all interior common areas, redesigns of the entrances and lobbies, new facades, updated signage, new landscaping, painting building exteriors and improvements to the footbridge that connects the office park to McDowell Creek Greenway and Birkdale Village. Completion of renovations to Birkdale Point is scheduled for the first quarter of 2024. C4 Builders is serving as the general contractor, and Redline Design Group is the architect.
TAMPA, FLA. — Marcus & Millichap has brokered the $7.6 million sale of a 54-room Best Western hotel in Tampa. Built in 2000, the property is located at 734 S. Dale Mabry Highway. Amenities at the hotel include a fitness center, business center and a swimming pool. Robert Hunter and Leo Reilly of Marcus & Millichap’s Fort Lauderdale office arranged the sale on behalf of the undisclosed seller. An out-of-state limited liability partnership acquired the property.

The tenant will occupy space at The Galleria, a 466,110-square-foot office building located at One Galleria Blvd. Amenities at the 22-story property include a fitness center, food service, ATM, car wash service and onsite security and management. Scott Graf of Corporate Realty represented the Feil Organization in the lease negotiations. Celso Eric Hernandez of Nola Living Realty represented the tenant.
X-Golf Opens 6,800 SF Entertainment Venue at $500M Halcyon Development in Metro Atlanta

ALPHARETTA, GA. — X-Golf has opened a 6,800-square-foot golf simulator and sports bar venue at RocaPoint Partners’ $500 million Halcyon development in Alpharetta. Halcyon comprises 135 acres of mixed-use space roughly 30 miles northeast of Atlanta along Ga. 400. X-Golf occupies space on the ground-floor of Halcyon Grand, an apartment community located within the development. X-Golf’s venue features seven bays for group golf simulation, as well as a full bar serving beer, cocktails and appetizers. JLL represented RocaPoint in lease negotiations.
NORCROSS, GA. — Locally based FIDES Development has delivered The Perry, a 160-unit, garden-style apartment community in the Atlanta suburb of Norcross. The gated development is situated at the intersection of Jimmy Carter and Peachtree Industrial boulevards. Ware Malcomb provided interior architecture and design services for the amenity spaces, which include a hospitality zone and lounge that comprises the pool and a lobby featuring custom specialty millwork, TVs, sofas and games. Other amenity spaces include a bike room, coworking space, office work rooms, mail room, pet spa area and a gym. Fortune-Johnson was the general contractor for The Perry, which commands rents beginning at $1,500 per month, according to Apartments.com.
JUPITER, FLA. — Woodmont Industrial Partners and Butters Construction & Development have delivered Corporate Logistics Center, a 252,848-square-foot industrial facility located at 15791 Corporate Circle in Jupiter. The property is situated within the 1,300-acre Palm Beach Park of Commerce in South Florida’s Palm Beach County. The building is available for immediate occupancy and features 3,800 square feet of office space, 36-foot clear heights, 48 dock doors, two drive-in doors, 60 trailer parking spaces and ample automobile parking spaces and outdoor storage facilities. Christopher Thomson and Chris Metzger of Cushman & Wakefield are handling the leasing assignment at Corporate Logistics Center, which represents the fifth development between Woodmont and Butters. Separately, the firms teamed up with PCCP LLC to acquire land within Palm Beach Park of Commerce with plans to develop 2 million square feet of industrial space.
