An undisclosed buyer acquired the asset for $3.3 million, or $139,167 per unit. Located at 3455 S. 144th St., Riverton View Apartments offers 24 residences. The value-add property was built in 1963. NEW YORK CITY — Life Time (NYSE: LTH) has announced an agreement with Silverstein Properties to open an athletic country club at Brooklyn Tower, a 74-story residential skyscraper located at 9 Dekalb Ave. in downtown Brooklyn. The health and wellness experience will mark Life Time’s largest location in Brooklyn at approximately 80,000 square feet. Life Time Brooklyn Tower will span seven floors throughout the 1,066-foot-tall building. Life Time’s programming will include studio classes, personal training, strength and fitness offerings and amenities. Highlights of the new club will include: Life Time Brooklyn Tower is expected to open in the second half of 2026. Additional information will be provided as the project progresses, and a waitlist for members has been established. Brooklyn Tower integrates the historic Dime Savings Bank of Brooklyn into its design and features 143 luxury condominiums and 398 rental units. ATLANTA — Jamestown has acquired a minority stake in Inman Quarter, a mixed-use development in Atlanta’s Inman Park district. The Atlanta-based company, best known for its placemaking and operation of developments like Ponce City Market, will own and operate Inman Quarter with TriBridge Residential, a multifamily owner/operator also based in Atlanta. The property includes approximately 40,000 square feet of retail space, 200 residential units and a 515-space parking deck. The retail component comprises popular restaurants and cafes, including MF Sushi, Little Spirit, bartaco and Beetlecat. The sales price and Jamestown’s stake amount at Inman Quarter were not disclosed.

DUBLIN, CALIF. — Developer Harbert South Bay Partners will open The Whitford of Dublin, a new assisted living and memory care community, in Dublin in fall 2026. Totaling 140 units, the property will feature residences in studio, one- and two-bedroom layouts. The largest floor plans will comprise 1,499 square feet. Momentum Senior Living will manage the community.

PHOENIX — Neighborhood Ventures (NV), a crowdfunding company, has acquired Venture on Colter, an apartment property in central Phoenix, from an undisclosed lender for $13 million. For the acquisition, NV raised nearly $4.5 million from 95 investors. Formerly known as Thom Slate on Colter, Ventura on Colter offers 123 apartments with modern cabinetry, fixtures, updated painting and new appliances. The community also offers two swimming pools and ramadas.

SAN DIEGO — OneSource Funding LLC has purchased 762-764 5th Avenue, a mixed-use property in San Diego, from Gaslamp Portfolio Management 2 LLC for $4.7 million. Bradley Peters, Ben Tashakorian and Ali Valiahdi of Marcus & Millichap represented the seller and buyer in the transaction. Built in 1902, the 10,000-square-foot property features two residential floors and ground-level restaurant space. The buyer plans to redevelop the residential floors into multifamily units.

EDEN PRAIRIE, MINN. — JLL Capital Markets has brokered the sale of Cascade at Town Center, a 204-unit multifamily community in the Minneapolis suburb of Eden Prairie. The property was built in 2001 with 18 additional units added in 2018. Units average 1,158 square feet. Amenities include a gym, clubroom, indoor pool, courtyard and garage parking. Josh Talberg, Joseph Peris and Mark Stern of JLL represented both the seller, a joint venture between Harbert Management and Magellan Investment Partners, and the buyer, FPA Multifamily. Elliott Throne and Scott Loving of JLL originated acquisition financing through Freddie Mac.

NEW YORK CITY AND PLANO, TEXAS — Franklin BSP Realty Trust Inc. (NYSE: FBRT), a REIT based in New York City, has entered into a definitive agreement to acquire NewPoint Holdings JV LLC, a multifamily loan originator headquartered in Plano. The transaction is expected to close in the third quarter of 2025, subject to customary closing conditions, including regulatory approvals. Terms of the transaction were not released. Launched in 2021, NewPoint has an existing servicing portfolio of $54.7 billion, including mortgages for market-rate multifamily, affordable housing, seniors housing, healthcare and manufactured housing properties nationwide. The company operates as both a direct lender and third-party placement provider. NewPoint, through its wholly owned subsidiary NewPoint Real Estate Capital LLC, is one of 19 multifamily originators and servicers approved to make loans on behalf of Fannie Mae, Freddie Mac and the U.S. Department of Housing and Urban Development (HUD). BURTONSVILLE, MD. — Cushman & Wakefield and Greystone have secured the sale of Country Place Apartments, a 312-unit multifamily development located in the Washington, D.C., suburb of Burtonsville. The property offers one-, two- and three-bedroom floorplans ranging in size from 978 square feet to 1,196 square feet, according to Apartments.com. Featured amenities at the development include a swimming pool, sundeck and a fitness center. Anthony Liberto and Jorge Rosa of Cushman & Wakefield represented the undisclosed seller in the transaction. Alex Basile of Greystone, along with Cushman & Wakefield, originated a seven-year, $41 million Freddie Mac loan for the acquisition.

MONTGOMERY, ALA. — Berkadia has arranged a $35 million construction loan for The ONE at Montgomery, a new 264-unit multifamily development in Montgomery. Brad Williamson, Patrick Johnson, Mitch Sinberg, Scott Wadler and Matt Robbins of Berkadia’s Miami office arranged the financing on behalf of the Miami-based borrower, One Real Estate Investment (OREI). Synovus Bank provided the floating-rate loan at an approximately 65 percent loan-to-cost ratio. Located at 10510 Chantilly Parkway, the garden-style development will offer a mix of 96 one-bedroom units, 132 two-bedroom units and 36 three-bedroom units. Units will range in size from 827 square feet to 1,254 square feet. Amenities at the property will include a swimming pool with a cabana and sauna, fitness and yoga studio, multiple dog parks and a golf simulator. Construction on The ONE at Montgomery is currently underway and is slated to complete in mid-2026.
