PORTAGE, IND. — Quantum Real Estate Advisors Inc. has brokered the $4 million sale of a 26,500-square-foot retail center in Portage, a city in Northwest Indiana. Built in the mid-2000s, the property was 89 percent leased at the time of sale to tenants such as Rush Physical Therapy, Indiana Farm Bureau and Edible Arrangements. Chad Firsel of Quantum represented the seller, an Illinois-based developer. A Colorado-based private investor completing a 1031 exchange was the buyer.

NEW YORK CITY — Schott NYC, which sells leather jackets and motorcycle apparel, will open a 2,500-square-foot store at 32 Howard St. in Manhattan’s SoHo district. The company will relocate its flagship store from 236 Elizabeth St. and renovate the existing space at 32 Howard. The opening of the new store is scheduled for Sept 1. SARASOTA, FLA. — University Park, Fla.-based Benderson Development has acquired two properties in Sarasota. Located at 4001 South Tamiami Trail, the first property is a former Café Baci restaurant. The second property, which comprises 16,500 square feet, is located at the corner of Bee Ridge and Beneva roads and is leased to Walgreens. Additionally, Benderson opened a newly rebuilt Publix grocery store at retail center The Landings, which the company purchased in 2012 and has since renovated. 3Natives, Pacific Counter and Crumbl Cookies are also scheduled to join the tenant roster. Other tenants at the retail center include Florence and the Spice Boys, The Breakfast Company, Origin Craft Beer & Pizza Café, Apollonia Grill, Starbucks Coffee, Mantra Fitness, StretchLab, EoS Fitness, Daruma, DogPerfect and Tripletail Seafood & Spirits.
HOUSTON — The Little Gym, a fitness concept for children, has signed a 3,421-square-foot retail lease at Cypress Village Station in northwest Houston. The 10-year lease brings the 101,272-square-foot center to an occupancy rate of 85 percent. Kevin Sims internally represented the landlord, locally based developer NewQuest Properties, in the lease negotiations. Matt Reed of Shop Cos. represented the tenant. The Little Gym now operates eight facilities in the Houston area.
OSAGE BEACH, MO. — SkyView Partners and Tegethoff Development, along with Fred Ross, owner of Big Thunder Marine, are set to begin construction this summer on Oasis at Lakeport in Osage Beach within Missouri’s Lake of the Ozarks. The $350 million family resort and entertainment district will span 25 acres. The development team most recently announced an agreement with Marriott International for the construction of a 400-room, full-service Marriott Hotels property as part of the project. The hotel, to be managed by Texas-based Aimbridge Hospitality, will feature a 26,000-square-foot conference center, full-service spa, outdoor pool, fitness center, pickleball courts and restaurants. The hotel will be located adjacent to a 50,000-square-foot, fully enclosed waterpark to be constructed by OpenAire. American Resort Management will operate the waterpark. Construction of both the hotel and waterpark is slated for completion in 2026. An amusement park and 1,000-space parking garage are scheduled to open in summer 2024. Amusement offerings will include roller coasters, thrill rides and family rides, as well as a 200-foot-tall observation wheel. The building was originally constructed on a 1.2-acre site in 1994 and subsequently renovated in 2012. UNION, N.J. — Barnes & Noble will open a 15,000-square-foot bookstore at Union Plaza Shopping Center in Northern New Jersey. The property was 91 percent leased at the time of sale to tenants including Harbor Freight, Dollar Tree, Goodwill, LA Crab Shack, Ta’ Carbon Mexican Grill, Odyssey Martial Arts and Iced Out Ice Cream Parlor.
