WINDSOR, CONN. — First National Realty Partners (FNRP) has acquired Windsor Court, a 78,500-square-foot shopping center located roughly 10 miles outside Hartford. A 64,195-square-foot Stop & Shop grocery store anchors the property. Other tenants include AT&T, Windsor Court Wine, Great Clips and Edible Arrangements. Paul Penman and Johnathan Martin of Newmark represented the undisclosed seller in the transaction.

WINFIELD, ILL. — SVN Chicago Commercial has brokered the $2.2 million sale of an office and retail building in Winfield, a western suburb of Chicago. The ground floor of the building is fully leased to a variety of retail and restaurant tenants. The second floor is vacant office space that was previously occupied by one tenant. SVN represented the seller. The buyer retained SVN to lease the remaining spaces with intentions of converting them into medical office suites. Buyer and seller information was not provided.

AutoZone and Precision Eyebrow Threading occupy the 6,999-square-foot property, which is situated on a 0.6-acre plot within a Target-anchored shopping center. Kevin Fryman, Bill Asher and Jeff Lefko of Hanley represented the seller, an undisclosed private investor. The buyer was not disclosed.

PEMBROKE PINES, FLA. — Terra has sold 16000 Pines Market, a 135,000-square-foot retail center located in Pembroke Pines, for $56 million. Situated on 13.2 acres and developed between 2020 and 2022, the property was fully leased at the time of sale. Publix anchors the center, whose other tenants include Crunch Fitness, Burlington, First Watch Café, Verizon Wireless, Everglades Family Dental, Tropical Smoothie Café, Cheddar’s Scratch Kitchen, Jersey Mike’s Subs and MD-Now Urgent Care Center. The property also features two standalone parcels that house a U.S. post office and Regions Bank. Mark Gilbert and Adam Feinstein of Cushman & Wakefield represented Terra in the transaction. Apollo Realty Income Solutions (ARIS) acquired the property.

Amenities at the development will include a marina and outdoor concert theater. An undisclosed seafood concept has signed the first retail lease.

SAN ANTONIO — JLL has brokered the sale of Terrell Plaza, a 107,884-square-foot shopping center located in San Antonio’s Alamo Heights neighborhood. Built in 1986 and renovated in 2012, the center was 96 percent leased at the time of sale to tenants such as Ross Dress for Less, Dollar Tree, Five Below, Popshelf, Sherwin-Williams and Sports Clips. Ryan West, Chris Gerard, John Indelli, Whitney Snell, Ryan Olive and Clay Anderson of JLL represented the seller, SITE Centers Corp., in the transaction. Property Commerce Dividend Fund acquired the asset for an undisclosed price.

Coast Meridian Properties acquired the asset for $26.6 million, $215 per square foot. Situated on 17.1 acres at 1005-1205 S. Arizona Ave., SanTan Gateway North features 123,558 square feet of retail space. Current tenants include Walmart Supercenter, O’Reilly Auto Parts, Dollar Tree, Sky Zone and Shane Co. Additionally, Wendy’s, Del Taco and JPM Chase occupy the three outparcels. Darren Tappen, Nathan Thinnes and Peter Beauchamp of Kidder Mathews represented the seller in the transaction.

DULUTH, MINN. — JLL Capital Markets has arranged the $8.5 million sale of Canal Park Square in Duluth. The property comprises 29 apartment units along with retail space in the city’s Canal Park neighborhood. Originally constructed in 1886, the building underwent a redevelopment in 2015 to convert the second-story office space into luxury apartments. Units average 835 square feet, and amenities include a clubroom and fitness center. Retailers include 310 Pub, Green Mill, Love Creamery, Cloud 9 Bistro, Canal Park Liquor and Rue 48 Salon. Devon Dvorak, Mox Gunderson, Dan Linnell, Josh Talberg and Adam Haydon of JLL represented the seller, Sherman Associates. The buyer was undisclosed.
