ST. CHARLES, MO. — Sobremesa has opened a new Mexican restaurant at Streets of St. Charles, a mixed-use property located northwest of St. Louis. The restaurant, located in Suite 130 at 1660 Beale St., joins two hotels, a movie theater, apartments, office space and other restaurants at the development. Cullinan Properties owns and operates the 27-acre Streets of St. Charles.

Elevated construction costs — and the resulting pressure on rents — continue to limit new construction, keeping inventory low and occupancy high. The western suburbs have the lowest vacancies in the region and are seeing robust demand for available space. While the urban core continues to face challenges, the Historic Third Ward remains a bright spot, benefiting from favorable demographics and a cultivated consumer base driving strong retail sales. Recent data underscores this trend. While Milwaukee County saw modest population growth in 2025, surrounding suburban counties are expanding at a faster pace, according to CoStar Group. Waukesha County alone has added more than 10,000 residents since 2020, according to the U.S. Census Bureau. This outward migration — driven by affordability, schools and lifestyle preferences — is creating new pockets of retail demand across the metro area. ORLANDO, FLA. — Marcus & Millichap has brokered the $19.5 million sale of Westgate Square, a 136,189-square-foot, grocery-anchored shopping center located at 2625 Hiawassee Road in Orlando. Salim Valiani and Yassin Benkabbou of Marcus & Millichap represented the seller, a private high-net-worth individual from South Florida, in the transaction. The buyer was also not disclosed. Built in 1981 and renovated in 1990, Westgate Square was fully leased at the time of sale to Bravo Supermarket, Goodwill, Family Dollar and Hibbett Sports.
BRADENTON, FLA. — SRS Real Estate Partners has arranged the $10.9 million sale of Heritage Station, a 13,538-square-foot retail strip center located in Bradenton. Spanning nearly three acres across two buildings, the newly constructed property was fully leased at the time of sale to tenants including Aspen Dental, Chipotle Mexican Grill, Five Guys, Einstein Bros. Bagels and America’s Best Contacts & Eyeglasses. Heritage Station sits adjacent to Marketplace at Heritage Harbour, a 500,000-square-foot shopping center. William Wamble and Patrick Nutt of SRS represented the seller and developer of the property, a joint venture between SREG, an Atlanta-based retail developer, and Bones Investment Group, a private real estate fund for professional athletes based in Tampa. The buyer was a Minnesota-based private investor.
WEST ORANGE, N.J. — Target has opened a 150,000-square-foot store in the Northern New Jersey community of West Orange. The store, which is ultimately expected to employ about 280 people, is located within West Orange Plaza, a 298,000-square-foot center that is anchored by Whole Foods Market and is currently in the midst of a redevelopment. The store is the Minneapolis-based retailer’s 55th in New Jersey and third to open in the state in the past 12 months. Levin Management Corp. is the leasing agent for West Orange Plaza.
RANDOLPH, MASS. — Local brokerage firm Atlantic Capital Partners (ACP) has arranged the $9 million sale of a former movie theater complex in Randolph, a southern suburb of Boston. The 112,265-square-foot complex previously housed a 16-screen Showcase Cinema that first opened in 1997. Justin Smith, David Smookler, Peter Considine, Danielle Turpin and Matt Austin of ACP represented the seller in the transaction and procured the buyer. Both parties requested anonymity.
DALLAS — JLL has negotiated the sale of a portfolio of five retail strip centers, four of which are scattered across the Dallas-Fort Worth metroplex. The fifth property is located in Waco. The centers’ addresses and square footages were not disclosed. Adam Howells and Erin Lazarus of JLL represented the seller, N3 Real Estate, in the transaction. The buyer was Curbline Properties Corp.
NEW YORK CITY — Hydrogen Fitness has signed a 15-year, 17,000-square-foot retail lease in the Murray Hill submarket of Midtown Manhattan. The space spans the ground floor, lower level and mezzanine levels of the building at 145 E. 32nd St. Thomas Capuano of Okada & Co. represented the landlord, Meyer Equities, in the lease negotiations. Cory Gahr and Josh Lebowitz of Lee & Associates represented Hydrogen Fitness. The opening is slated for next January.
Shea Properties Completes $37.1M Sale of Shops at Highland Walk in Highlands Ranch, Colorado

HIGHLANDS RANCH, COLO. — Shea Properties has completed the $37.1 million sale of Shops at Highland Walk, a 94,795-square-foot retail center in Highlands Ranch, located south of Denver. Regency Centers acquired the asset. Located at 4000 Red Cedar Drive, Shops at Highland Walk consists of two multi-tenant inline buildings flanking grocery anchor tenant King Soopers and four additional outparcel buildings on the perimeter. At the time of sale, the property was 98 percent leased to 17 tenants. Jon Hendrickson and Aaron Johnson of Cushman & Wakefield represented the seller in the deal.
ESCONDIDO, CALIF. — Marcus & Millichap has brokered the $7.3 million sale of a retail building located at 1580 W. Valley Parkway in Escondido. Dollar Tree and Big Blue Swim School fully occupy the 20,085-square-foot property on triple-net leases with rental increases during the initial lease terms and option periods. Alvin Mansour of Marcus & Millichap represented the undisclosed seller and procured the buyer in the deal. Chad O’Connor of Marcus & Millichap Capital Corp. arranged $4.7 million in acquisition financing for the undisclosed buyer.
